3 As a new tenant, there can be many challenges in terms of practical matters. We have made this short leaflet to make it easier for you as a new tenant. We also remind you to read the tenancy contract, house rules and the maintenance regulations. We welcome you to the estate and hope that you will enjoy living here. 4 Estate committee The committee of the estate can be found on Himmerland s website: abhim.dk/kontakt/bestyrelsen To contact the committee please write to the following tiendeladen@gmail.com Waste management Waste should be handled according to the regulations of the municipality. Containers for waste are installed at the parking lot. Tenants participation Activities will be published at the estate s facebook page, we therefore recommend you to enrol the following page: Tenants democracy Tenants democracy is a special thing that is characteristic for the public housing association. Through the tenants meeting(s), the members of the committee are chosen, they are elected in a 2-year period. The members are the representatives of the tenants, and their job is to carry out the interests of the tenants in cooperation with the janitor and the administration. It is the committee who approves the budget, the level of maintenance, renewals and improvements in the estate. If any the tenants wish to change something, they can make suggestions at the tenants meetings. Please attend the meeting(s) and help make the estate better! Busses Aalborg is a big city with well-established bus services, the distance to the nearest bus-stops are not far. The bus service in the entire region of Northern Jutland including Aalborg is handled by the regional traffic association (NT). The timetables for NT s bus routes can be found at Insurance The estate has a glass and sanitations insurance plus a building insurance that offers coverage concerning damages on the building except on your own household effects. It is strongly recommended that you sign an insurance for your residence, because it covers damages on your household s furniture, rehousing etc. Common area The estate have a joint room by the name of Grotten (The cave) positioned in the basement. 5 Himmerland The administration of Himmerland is placed at Rendsburggade 22, 9000 Aalborg. House rules The house rules have been adopted at a tenants meeting and can only be changed at these meetings. It is the common rules that makes it easier to associate one another during daily hours. Therefore, read it thoroughly and save it for later use. Shopping There are several shopping opportunities in walking distance down Vesterbro. Complaints If you feel harassed by your neighbour, and cannot solve the problem through dialogue, you can send a written complaint to the committee of the estate s . Delivery of electricity In connection with the agreement concerning the power supply that took effect on March , the delivery of electricity to tenants is not part of the tenancy agreement, but is a direct client relationship between the tenant and the power company. The individual tenant will choose his/her own power company. This means that you can, before you move in, select and enrol yourself within a company that supplies your residence with ele-
6 ctricity. Provided that you do not choose a company of your choice, the supply will be delivered by the estates current supplier. When you move out of the residence, you must make sure to report a final meter reading to your electricity supplier. Music There are, in the house rules, prescribed times during the day, where it is justified to play music. However, you must consider you neighbours simultaneously. Parking Parking of vehicles are allowed at the parking lots belonging to the estate. Mopeds, bicycles and strollers must be parked at the designated areas. Rights and duties In the tenancy contract, it states what one s rights and duties are, which among other things is to respect the common rules that are approved in the estates house rules. Tenant s right of own improvement works The tenants right of own improvement works is the right to improve and change ones residence internally, at your own expense. There are a minimum amount of restrictions in relation to what can be changed/improved. However, before you commence the work, you must apply for this at Himmerland. The tenants right of own improvement works is not a part of the ordinary maintenance. Damages that occur outside ordinary business hours An urgent damage is e.g.: > Intruding water or a leaking water pipe > Damages caused by vandalism or burglary > Damages caused by fire, or damages caused on the soot in either the residence, staircase, basement or the communal laundry. > Damages on electrical installations or after a power failure > No heat in the estate or residence > The smell of gas in the estate Call phone no Saving advice Actually, it is easy to save on both electricity, water, and heating: Use energy-efficient light bulbs instead of traditional ones, and avoid standby. For each degree, over the recommended 21 degrees, you raise your heat, your heating consumption will increase with 5-6 %. Inspection Shortly after you move in there will be an inspection of your residence, which will be done by the janitor. This is done to make
7 sure you will not be held accountable for any damage that has occurred before you rented the residence. Here, you will go through the residence together, and remember to take notes/ write things down that you want fixed/are unhappy with. If you forget this, you have, from the day you moved in, 14 days to deliver a deficiency list. When you move out, an inspection is made to see if the residence is in the same condition as when you moved in. Before this inspection, you need to clean and empty the residence. The outcome depends on the usage of the residence while you have been living there. TV and internet The estate is supplied with cable and internet by Stofa. Expenses for this is settled between the tenant and Stofa. Ventilation Make sure to ventilate your residence each day to avoid damages due to humidity. It is recommended your ventilate 5-6 minutes each time, and it is not necessary to turn to radiator off while ventilating 5-6 minutes. Heating It is recommended a room temperature at 21 degrees. The temperature should not be under 14 degrees in order to prevent humidity damages. The optimal heating is achieved by opening all radiators in the specific room. Janitor The estate s janitor is Torben Pedersen Contact information: Phone: Mail: 9001vm@abhim.dk Opening hours at office: Monday Friday from 11:30 am 12 am Laundry The estate has a joint laundry with dryers. Payment for washing clothes is done with your laundry card. The payment will be included in the next month s rent. The laundry is found in the basement next to Grotten. Maintenance The estate has an B-scheme meaning that you, beside the rent, will automatically transfer an amount to a maintenance account. This capital can be used for maintaining the residence. To get access to these money you must contact the janitor, who can also explain what is allowed. If these money are not used before you terminate the lease, the money will be put aside for the next tenant. Apart from this, see the maintenance regulation.
8 The maintenance regulation The maintenance regulation is your help to make sure that the maintenance, of the things you have to maintain, is done craftsman-likely correct. Therefore, you should read the regulations carefully. Other information If you have further questions, the janitor will be able to answer them.
