1 INFORMATION ABOUT THE RENOVATION FLATS UNDER THE UNIFIED PLAN KÆRE BEBOER Denne folder handler om Helhedsplanen for Moldeparken. Den fortæller det, som blev fremlagt på Orienteringsmøde 1 i DGI Centeret den 4. April 2016 med særlig focus på Renoveringsboligerne. 2 DEAR RESIDENTS This folder contains information about the Unified Plan for Moldeparken and what was discussed at the first information meeting at the DGI Centre on 4 April 2016, but with a special focus on the renovation flats. The purpose of the folder is to keep you informed about the Unified Plan, which will be the subject of a vote this summer. More information will be provided, both at meetings and in print. All you need to do is to keep an eye on this logo, which indicates that the information relates to the Unified Plan: General topics relating to the Unified Plan are covered at the beginning of the folder, followed by information about the renovation flats. Finally, it describes rent levels and the possibility of discussing with ØsterBO what this means to you and what options you have if you are considering changing your type of flat.

3 The reasons for the Unified Plan for Moldeparken A technical survey of Moldeparken has concluded that the building complex is in need of major renovation. The work required includes renovation of building fronts, roofs, windows and doors as well as sewers and water installations. For a number of years, ØsterBO has been negotiating with Landsbyggefonden (LBF) regarding financial support for the required renovation work at the building complex. LBF has now approved the requirements at Moldeparken, and together with the residents (resident workshops) ØsterBO and LBF have prepared a general Unified Plan to secure the construction and the financial future of the complex. The Unified Plan divides the renovation into three categories: renovation flats, comfort flats and special needs flats. RENOVATION The Unified Plan aims to renovate these blocks of flats, so they look more contemporary and attractive. COMFORT The Unified Plan aims to establish lifts to make day-today life easier. Access to the lifts will be from the first landing. SPECIAL NEEDS The Unified Plan aims to establish lifts with access from ground level and to reconstruct the flats so that independent wheelchair users can gain access from the parking lot to the flats and move around easily inside. This means that the flats must be completely reconstructed and refurbished. The lifts will lead down to the basement. 4 Scope of renovation Outdoor areas Renovation of green areas between the buildings New system of pathways Additional vegetation Rainwater management on the grounds Money set aside for the residents committee to be spent on tables, benches and playground equipment. External Repair of sewage system New water installations in the basement New facing with additional insulation in the gables The balcony side of the buildings will be renovated with new joints, replacement of girders, repair of cracks and replacement of defective bricks as well as topping-up of cavity wall insulation Existing balconies will be replaced by new, larger balconies facing the garden Any balconies on the entrance side of the buildings will be removed The entrance side of the buildings will be renovated with new joints, subject to an on-site assessment, replacement of defective girders, repair of cracks and replacement of defective bricks as well as toppingup of cavity wall insulation New roof covering, new gutters and downpipes and replacement of concrete cornices Existing windows in flats, stairways and basements will be replaced by low-energy windows Balcony doors in the flats and the doors in the basement will be replaced by low-energy doors New entrance doors from the stairways to the flats New doors to the stairways Internal in the renovation flats Internal walls affected by the construction work on the balconies will be repaired and painted. The window recesses will be fitted with new window sills in a robust and attractive material. The windows will be given a nice finish. Internal doors will be replaced with lighter doors (except for the bathroom door). New wardrobes Lowered ceiling in the hallway to accommodate ventilation pipes The size and location of the ventilation shafts will generally be determined during the planning phase. Any areas around new shafts, if applicable, that are affected by the construction work will be repaired and painted to make sure the walls look neat and tidy.

6 Rent per month after completion of the Unified Plan or renovation for own account Renovation under the Unified Plan qualifies for financial support from LBF to completely restore and secure the building complex for the future by means of an extensive and thorough renovation project. The Unified Plan supported by LBF requires documentation in the form of assessments of the current condition of buildings and installations. As an alternative to the Unified Plan, the building complex may choose to carry out essential building renovation without support from LBF and therefore on normal market terms for building loans. What constitutes essential is determined on the basis of technical assessments of the building complex and therefore covers all work essential for restoration of the complex. This consequently does not comprise a thorough renovation of the complex but only the building components requiring repair. It is estimated that windows and doors will be in need of replacement within a couple of years, and in view of the cost associated with scaffolding and related work it would therefore be expedient to replace them at the same time. 7 The rent is based on the 2016 level, and normal inflation is not included. Information about housing subsidy is available at or from Udbetaling Danmark. Remember that you can expect energy savings in your new flat!
