1 DESCRIPTION Students will be intrduced t real estate basics that include the scpe f the real estate business, usage f land, land descriptin, wnership, cntracts, deeds, mrtgages, title searches and clses, liens, financing surces, the appraisal prcess, investments in real estate, and the sales and marketing prcess. Students will brach real estate marketing and sales thrugh ethics, human, emplyee, and custmer relatins, use f prduct knwledge, and the use f advertising and the media. Expsure t real estate terminlgy, frms, and cntracts is an integral part f this class. Students will be required t master the fllwing cmpetencies by 80% thrugh state testing, and must be used in cnjunctin with the Perfrmance evaluatin f this curse. Objective 1: Determine the scpe f the real estate industry. Understand the ecnmic characteristics f land (Scarcity, Lcatin, Imprvements). Discuss hw the health f the real estate market affects the ecnmy. Cmpare and cntrast the variety f supprting emplyment pprtunities including real estate agents and brkers, lenders, title insurance, appraisers, and cnstructin persnnel. Identify the impact n banking, hme imprvement, and retail industries. Understand the advantages/disadvantages f hme wnership. (Equity, Tax Benefits, Bundle f Rights) Define the cncept f equity as it applies t real prperty. Determine frces influencing the market fr land. Understand the cncept f supply and demand. Knw hw emplyment has an impact n the market fr land. Interpret gvernment regulatins and their impact. Examine the value f water and water rights. Analyze the ways land is appraised. 2 STANDARD 2 12% f Exam Blueprint STUDENTS WILL UNDERSTAND THE GEOGRAPHY OF THE REAL ESTATE INDUSTRY. Objective 1: Develp an understanding f the nature and characteristics f land. Understand the cncept f bundle f rights. Define and understand the definitin f real prperty. Understand the physical characteristics f land. (Indestructibility, Uniqueness, Immbility) Understand the many uses f land. Understand the cncept f highest and best use. Identify a variety f land use ptins (single-family residence, multi-family residences, cndminiums, cmmercial, recreatinal, planned-unit develpment). Objective 3: Evaluate trends in the lcal area invlving land use, and determine hw these trends affect the student and their cmmunity. Determine the imprtance f identifying land and legal descriptins. Understand the purpse and usage f a legal descriptin. Identify the fur frequently used appraches t describing prperty: metes and bunds, infrmal reference (address), recrded plat, and assessr s parcel number. Identify the Great Salt Lake Base and Meridian. Write a descriptin f prperty, and be able t draw it. Knw number f square feet in an acre (43,560). STANDARD 3 22% f Exam Blueprint STUDENTS WILL UNDERSTAND PROPERTY RIGHTS AND THE FUNDAMENTALS OF OWNERSHIP. Objective 1: Develp an awareness f the different types f prperty wnership. Understand the cncept f bundle f rights. Identify the difference between fee-simple title, leasehld estate and a life estate. Explain the different types f prperty wnership; jint tenants vs. tenants in cmmn. Understand the difference in water rights (Riparian, Littral, Apprpriative, Irrigatin). Be aware f the different types f insurances affiliated with real estate (title, hmewners, earthquake, fld, private mrtgage insurance and credit-life insurance). Understand the ethical duties f agents and custmers during a transactin (disclsure). Develp an understanding f mrtgages and methds f financing real estate investments. Understand the varius surces f funds fr hme mrtgages (banks, credit unin and mrtgage brkers). Identify the different types f mrtgage fferings (Cnventinal, FHA, VA).
