Situation Frogfield is situated in the town of Laurencekirk, within easy walking distance of the high street. Laurencekirk has excellent access to the A90, providing easy travelling north to Aberdeen and south to Dundee and is in the heart of the Howe of the Mearns which is sheltered from the coast by the Garvock Hill. Inland lie the Glens. Laurencekirk provides shopping and local services, together with primary and secondary schooling. Montrose and Stonehaven provide more extensive facilities. Lathallan at Johnshaven is a well known local private school. Dundee and Aberdeen offer all the services expected of major cities. There is a railway station at Laurencekirk offering services to Aberdeen and the south. Aberdeen Airport provides a range of domestic and European flights and there are services from Dundee to London Stansted and Amsterdam. The area is well known for its wide range of outdoor pursuits. There is a Country Club within the Glenesk Hotel in Edzell and a renowned 8 hole golf course. Other courses in the area include Montrose, Auchenblae and Brechin, along with the championship course at Carnoustie. Salmon and sea trout fishing can be taken on the nearby North and South Esks, while the River Dee and Deeside are easily reached over the scenic Cairn O Mount road (B974). Nearby beaches are found at Lunan Bay and at St Cyrus, which is a Nature Reserve. The Angus Glens offer some of the finest hill walking in eastern Scotland, and there is skiing at Glenshee and The Lecht. There are lovely forest walks and riding in Inglismaldie Woods. Description Frogfield is one of the finest and most prestigious houses in Laurencekirk. James Geddes in Deeside and the Mearns, an Illustrated Architectural Guide (Rutland Press) describes the house as an elegant mansion which has a front wing of 832, with Doric porch and later wing to the rear with a large perpendicular window. In The Buildings of Scotland, Aberdeenshire South and Aberdeen (Pevsner Architectural Guides), Joseph Sharples, David Walker and Mathew Woodworth describe the house as being two storeys and three bays, dated 832 in the blind lunette on the right flank, central portico with two Roman Doric columns, rear wing added circa 850 with rectangular Neo-Perpindicular window and a canted, crenallated bay. Frogfield is an elegant, stone built house, with a slate roof, which has been in the sellers family since 960. It is a two storey house with a single storey wing on the south side at the rear. It retains much of its period character and features, including panelled doors and cornicings. Downstairs, and off the hall, are three well proportioned reception rooms. The drawing room is large and spacious with a bay window overlooking the garden. Either side of the front door is the dining room and a smaller sitting room. As such it is a house that is well laid out for entertaining. Behind the kitchen is the annexe. This has its own entrance but can easily be incorporated into the main house through a doorway in the freezer room. There is also a useful shower room at ground floor level. Upstairs are five bedrooms and a bathroom. The gardens surrounding Frogfield are a delight, and extensive. Stone gate piers with cast iron gates open onto a tarred driveway which leads up to a parking and turning area at the front of the house. The drive continues on past the side of the house and the Coach House to back gates which lead out onto Charter Avenue which links through to the High Street. A covered entrance with Doric pillars has a wooden entrance door with an overlight which opens to an entrance vestibule with cornice and a partially glazed door to the hall. This has a cornice and staircase to the first floor. The sitting room is a double aspect room with cornice, picture light, window shutters, under window shelves, open fireplace and a shelved cupboard. The dining room is another double aspect room with cornice, fireplace with wooden mantel, window shutters and folding doors to a shelved press. The drawing room is a lovely well proportioned room and has a bay window, cornice, picture rail, open fireplace with ornate mantel, high level skirting and a display alcove with a shelved cupboard below.

At the back is a range of kennels and separate kennels with a run. Beyond this is a vegetable garden and a large enclosed dog run. On the other side of the house, and overlooked by the drawing room, the garden includes a lawn, with rose, flower and shrub borders. Within the extensive grounds are wooded areas, which provide privacy and considerable amenity. There are two areas which were planted in 973 and 2000 and which contain many fine specimen trees. General Remarks Outgoings: Aberdeenshire (South) council tax band F. Also off the hall is a shelved and hanging cupboard and further walk in shelved cupboard with access to an under stair cellar with stone flag floor. Opposite is a freezer room with shelved storage cupboards and access through to the annexe. The adjacent kitchen has fitted wall and floor units with a Moffat four ring hob, fitted Moffat oven/grill, sink, plumbing for dishwasher and washing machine, four oven Aga, Trianco TSO boiler, shelved cupboard and a back door. The shower room has wood panelling to dado level with washbasin, WC and a shower cubicle. An elegant and wide wooden staircase with a large window overlooking the garden leads up to the first floor landing with cornicing. Off the stairs is a secure cupboard. Bedroom is another double aspect room and has a painted panelled ceiling, cornice, window shutters, pedestal washbasin and a tiled fireplace. The partially tiled bathroom has a cornice, bath, pedestal washbasin and a WC. Bedroom 2, also double aspect, has a cornice, mantel and window shutters. Bedroom 3 has window shutters and a wooden mantel. Further stairs from the landing with a shelved cupboard lead to bedrooms 4 and 5. Bedroom 4 has fitted shelves and a walk in cupboard with hanging rail and fitted shelves while bedroom 5, another double aspect room, has a mantel, fitted hanging cupboard and a window seat. Access to the annexe is off the side of the house where an entrance lobby opens to a living room with fireplace with wood burning stove and mantel and a kitchen with fitted units, sink, plumbing for washing machine and an electric cooker point. A passageway leads to the door linking to the main house. Off this is the bathroom which has a bath with shower, pedestal washbasin and a WC. On the other side of the living room a lobby leads to the bedroom. Behind the house is the Coach House. This is stone built with a slate roof and could have potential for other uses, subject to obtaining any necessary planning consents.
