Price: $14.5 million for all five properties. Property Description: There are five contiguous properties comprising approximately 37 acres at the northeast corner of 160 th and Huron. Each lot is oriented east-west with frontage along Huron. Together all five lots basically make up a quarter-quarter. The properties are currently used as residences, operation of RV and boat storage, and as agricultural land. Property is located in Broomfield, currently zoned A-3(A) ( legacy Adams County A-3; zoning map can be found here: DocumentCenter/View/290 and more info on legacy zoning can be found here: In order to develop the property would need to be rezoned, most likely as a PUD through Broomfield s development process ( index.aspx?nid=291).

5 Adjacent Properties: To the east (abutting the subject property), to the west (across Huron), and to the south and southeast (across 160 th ) is undeveloped property in Broomfield owned by McWhinney CCOB Land Investments LLC. To the north is undeveloped property in Broomfield owned by North Huron Investment. To the northwest, across Huron, is undeveloped property in Broomfield owned by Adams -84. 6 CCoB Comprehensive Plan Designation: The City and County of Broomfield has a Comprehensive Plan that is not a formal zoning document but rather a group of ideas and thoughts that citizens and staff envision possibly occurring over the next decade or so. The Comp Plan is in the process of being updated, but we do not feel that the thoughts for this area will significantly change. (Note: Liz serves on the Comp Plan Update Task Force.) Bearing in mind, again, that the Comp Plan is not a formal zoning document, the Comp Plan map for this area shows a mix of employment and mixed-use commercial/residential. There is some indication that the city envisions an east-west road nearby, but it s crucial to remember that this is NOT a formal zoning document and there are no requirements that anyone put a road here or anywhere else. 8 Interesting Developments Nearby: The north Broomfield I-25/Highway 7 area is starting to really pop. There are a number of recent announcements that indicate that this area is on the verge of a huge development boom. Some of those announcements include: In late 2012, the University of Colorado purchased of 66 acres on Highway 7 for their new Health Sciences Research Park. The southern edge of that property is about a quarter mile from the subject property. At a cost of just under $24 million ($8.30/sf) the property is easily accessible via I-25 and the Northwest Parkway, and within McWhinney s North Park mixed-use development. press-releases/display/321 McWhinney has announced the hiring of their real estate development manager for the North Park project, nearly a thousand acres of high-energy mixed-use development. RTD s North Line commuter rail is under construction. Current plans call for that line to extend to Highway 7. Broomfield elected officials are bound and determined to extend that line west across I-25 in to Broomfield, and are actively working on funding solutions. Broomfield has a very creative staff that works well with other municipal governments and counties on cooperative projects with a creative flair. This is bound to happen sooner rather than later. uploads/nm/nm_n_line_2016_final.pdf Lingonberry preserves and rolling Raskog carts are due to come to Broomfield sometime around 2018 as the Scandinavian retailer IKEA is set to close on a large acreage at the northwest corner of I-25 and Highway 7, just a hop, skip, and jump from the subject property. In a coup envied by many other cities along the Front Range, IKEA chose to locate in Broomfield for the unique locational, quality-of-life, transportation, and demographic attributes. broomfield/
