3 Property Management Life Cycle and Steps Vacant Unit Pre-market inspection completed Repairs, improvements and cleaning completed Price & terms determined with owner Marketing Marketing pictures are taken Marketing remarks & property details are completed NWPMG website, Craigslist, Zillow & internet syndication Pre- Screening & Showing Calls & s are promptly answered and pre-screened Good employment, credit & rental history Can they take financial responsibility in 7-10 days Do they have pets? Application Process Application completed through NWPMG website Income and all other documents are verified Credit report and background screening is processed Rental verifications obtained Move-In Process Owner is consulted for approval confirmation Lease is sent out for signature's Rent and security deposit is collected Move-in inspection is scheduled During Tenancy Rent is collected Owner funds electronically deposited Monthy statement showing income and expenses Maintenance requests are received and coordinated Lease Renewals Market rent determined Recommendations provided to owner Lease renewal negotiated with tenant New lease agreement executed Move-out Process Tenant or landlord gives notice to terminate Move-out inspection is performed Needed repairs are discussed with owner Coordination of repairs & improvements

Complete tenant credit, criminal and background checks Execute a legally binding Washington State Attorney drafted and approved lease agreement and enforce all lease agreement terms Move-in property inspection w/pictures and detailed written move-in condition report Initial tenant utility set up Collect and disburse monthly rent Provide monthly financial statements Monitor utility account payments Utility sub-billing and payment collection if appropriate Respond to and manage tenant maintenance requests and provide 24/7 on-call service Conduct periodic interior and exterior property inspections Annual market analysis w/rent recommendation Lease renewal with rent increase approved by owner Move-out inspections with pictures Process closing statements for tenants Schedule contractors and get home market ready Preliminary collection attempts prior to handing over to collection agency Prepare account to hand over to collection agency with owner approval Tax document preparation annual cash flow statement and IRS form MISC Monthly property visit and walk through of property grounds and common area 4+ multi-unit buildings
5 Costs associated with services Full Management 1 Unit Placement fee 60% Management fee 9% Multiple Units 2 + Units Placement fee 60% Management fee 8% Placement Only 75% of one full month s rent Reserve account for each property $500 single family unit $750 multi-family unit 2 or more units
6 Pre-Market Checklist To ensure a smooth transition in adding NWPMG to your team, here is a list of items we need you to provide to us, or complete prior to the marketing of your rental home. Checklist A copy of a Certificate of Insurance for Liability identifying NWPMG as an additional insured (no less than $500,000). Call each utility company and set up an Owner/Agent contract making sure that NWPMG is permitted to access the account. Provide us with the contact information for your HOA and notify them that your home is being managed by NWPMG. Remove all personal property and items from the home. In order for NWPMG to be effective in our abilities to rent your home in a timely manner to a highly qualified tenant and obtain the maximum amount of rent, we will need the following completed: o Carpet cleaned by truck based equipment o Detailed interior cleaning o Landscape clean up o Remove washer & dryer (in most cases) o Installation of blinds and/or window coverings o Completion of any recommendations noted by NWPMG at property inspections
