5 DETERMINING YOUR RENTAL RATE A licensed Real Estate Agent will complete a Rental Comparable Assessment (CMA) We will also perform an internet search including social media, craigslist and more, to determine the current supply and demand analysis(your competition). This will determine and predict your time on the market. Our combined experience and vast knowledge of this market will also be paramount in helping you determine the rent price. Our philosophy is to set records, and in this current market of low inventory, we are experts at knowing how high we can price your property without losing showings. Our property managers are also Landlords and personally own rental properties, so we know how to exceed your expectations
6 MAINTENANCE REPAIRS AND VENDORS AJR will schedule two property assessments per year or Bi-annually. This will lower your overall maintenance Expenses and Capital Expenditures (CAPEX) since we will be able to ensure the property is being taken care to our expectations. We schedule the second annual inspection 45 days prior to tenant lease end so that you, the owner Have the time and information to decide if you want to renew the lease or not based on the condition of the home. Our Vendors are licensed and vetted by our staff. Many of our vendors have been with our company for 5+ years. We can use your vendors if they have the necessary insurance and licenses
