5 PROPERTIES SOURCED The following pages show examples of actual properties available and they all meet our strict sourcing criteria. WHAT STYLE OF HOUSING CAN I CHOOSE? There are generally three styles of housing available in Suburban areas. These are colonial build, ranch style build and bungalows. You will be shown a range of properties in these different styles and you are welcome to view on our purchasing trip if you wish. Most investors buy without viewing. WHICH STYLE OF HOUSING RENT IS BEST? Regardless of the style of the properties, we get rentals secured prior to offering for sale. This is because good-quality, recently renovated properties are required to house families who are on the list. WHICH TYPE OF CONSTRUCTION IS BEST? The best houses are generally of nontimber construction as they are sturdier, more fire resistant and more attractive to potential tenants. WHAT IS A LOT SIZE? The lot size refers to the plot of land (including garden space) the property is situated on where as the square footage is the total area of the property.

[1] WHAT IF MY HOUSE CAN T RENT We are in the management business and we will only offer houses that will rent. It is not in our interest to leave a property unrented and we will manage Section 8 tenants well in advance of the expiry of lease agreements with appropriate incentives to stay on. Experience of Section 8 tenants is that they stay for minimum 3-5 years. [2] CAN MY TENANT LEAVE MY PROPERTY EARLY? This is certainly not in any Section 8 tenant s interest to do so. If a tenant breaks their lease they may not qualify for the section 8 programme again. Same applies to potential vandalism within your property too this is a huge deterrent. [3] ISN T AMERICA JUST TOO FAR AWAY? The real value is outside of the UK as demonstrated here. Remember, this is not a holiday home investment but an income generator. There is always a good base of Section 8 tenants with families waiting for good quality properties to rent. [4] HOW CAN I TRUST YOU WITH MY MONEY For a start, we don t ever handle your money. All monies get paid directly to licensed title company s escrow account on day of closing and funds are distributed accordingly. They have excellent credentials locally. All references are available at any time. [5] THE NET YIELDS SEEM TOO GOOD TO BE TRUE - ARE THEY? YES: This is mainly due to buying the property at a price significantly below the true recently sold price and actual value means that this investment offers realistic (not inflated) yields. [6] HOW MUCH ARE YOU MAKING ON MY PROPERTY? The HUD shows full transparency and how much the house was sold for. Then any other liens due are settled and the property is refurbished including all legal, insurance and accounting charges plus broker and office fees are paid when we source. We charge a small fee of $2,500 per deal. [7] WHAT ABOUT THE TAX THAT I LL HAVE TO PAY? The UK has a double taxation treaty with USA. But the tax paid in the states is calculated as $335 on average for 1st house and $700 for each subsequent house. We recommend you purchase through an American LLC company and we arrange annual IRS tax return for each company for you. [8] HOW CAN YOU AFFORD TO MANAGEMENT FOR FREE WHATS THE CATCH? From experience there is so little management involved we don t see it viable to charge the 10% others do. If there is an issue say for example a $100 repair, we will add 20% ($20) to that cost at the time, saving you approx. $1000 per annum. [9] HOW LONG DO I HAVE TO WAIT UNTIL I RECEIVE MY FIRST RENTAL CHEQUE? There is currently a 3-month turnaround for full refurbishment and tenant placement and 4-5-month time lead for first net rent cheque to your account. The investment overview and time scale featured on page 17 has full details and a breakdown for you. [10] ARE PRICES INCREASING? Yes, they are! There has been a strong increase in demand for these properties as there are now some savvy investors, some very big names, getting into this market. This is increasing demand and pushing prices up. CONTACT NOW [12] WHAT IF I BUY A HOLIDAY LET IN ORLANDO? Whilst pretty to look at, these properties are loaded with community charges and management fees which kill the yield. You can t guarantee rent these days. Whereas Section 8 tenants are secure for 12 months minimum, guaranteed by federal government in the properties we source and not based on season like holiday rentals which also create large cleaning costs as well for each new tenant. [13] SHOULDN T I JUST SAVE MY MONEY IN STEAD? Savings will erode over time as interest rates are below inflation. This investment puts your savings to much more effective use in America % net yields mean you would accrue more by investing in Florida than depositing into a savings scheme or bank. In our opinion and several experienced investors its safer than stocks. [14] HO W WILL I CHOO SE MY PRO PE RTY? You will be able to choose any property of your choice from the selected proper-ties shown to you. You are welcome to view; however, most investors buy without viewing.

9 PURCHASING TRIPS We also offer our investors the opportunity to join us on our exclusive purchasing trips to Florida. PURCHASING TRIPS The sales procedure runs over a time period of around 5 weeks. Place a non-refundable deposit of 10% or $5,000 whichever greater with the Title company. Open a bank account Fly home from Florida to London Week 1 Decision to purchase and/ or viewing trip. Place Deposit of 10%. Week 2 Week 3 Week 4 Receipt of papers from the Title Company and assurance that you will purchase clear title. Receipt of loan approval In the event loan is not approved (very rare) you can have deposit returned or purchase cash. We do not foresee this happening. Transfer balance to Title Company and company set up complete. Week 5 Completion Hand over and Champagne!!
