We realise that often tenants seeking quality rental properties require after hours or weekend appointments and we know that the management of rental properties doesn t stop on Friday at 5pm. Our property management team are happy to hold inspections at your property after hours and on weekends to ensure maximum exposure, therefore guaranteeing you a better tenant - faster. A dedicated leasing consultant handles the leasing process of your investment property. We can conduct both open for inspections and personal inspections; we personally greet prospective tenants at the front door. We don t hand out keys because we understand that you don t want strangers wandering through your property. Each client is provided with their own property manager to effectively manage their property - one personal point of contact. A real estate qualified professional who is trained to handle each and every aspect of managing your property. This person will get to know both you and your property personally, and offer you the best possible service. Moreover, the staff at First National Port Macquarie are enthusiastic, responsive, intelligent, have a sense of humour, are approachable and understanding. 7 f i n a n c i a l f r e e d o m When would you like to receive your monies? We offer our property investors the choice of when they would like to receive their rental monies. We will disburse your monies at a time that suits you, as often as you like. We do so much more than just mid month and end of month payments! How would you like to view your financial transactions and statements? We provide our property investors online access 24 hours a day 7 days a week to their current and historical financial statements and income and expenditure reports. This means no waiting to receive your end of month details or paying extra fees for statements and reports.

8 t e n a n t s e l e c t i o n Good tenants are highly prized and First National Port Macquarie s managing agents are skilled at screening tenancy applications. We want to ensure that our property owners get the calibre of renters they deserve and we believe that the screening process is one of the most important parts of the tenancy. We maintain exceptionally high standards when it comes to selecting tenants to recommend to you. Stringent checks are conducted through nationwide databases and all previous rental, business and personal references are verified and employment details confirmed, along with obtaining 100 points of identification from each applicant. All of our tenancy applications are submitted online via our website by way of a detailed application form. a r r e a r s m a n a g e m e n t Rent arrears can become a major issue if not addressed promptly. We monitor tenant arrears on a daily basis and ensure that all tenants are signed up to our direct debit system whereby rent is automatically drawn from the tenant s bank account. However, before an arrears issue arises and even if rent is just one day late, we follow the tenant up with an immediate phone call from the Property Manager. We also ensure that you are kept informed throughout any arrears process.

9 i n s p e c t i o n s Ingoing and Outgoing Inspections Our experienced team will conduct thorough ingoing and outgoing inspection reports, all with photographs to minimise any problems that may arise during the tenancy. Regular Inspections Routine inspections are carried out to ensure the tenant is maintaining the property and to check if any maintenance is required. We will advise you immediately of any maintenance or repairs required. Any necessary work is carried out by First National Port Macquarie approved tradespeople within the cost limit you have authorised. We will ensure that your property is inspected four times a year and will forward to you a detailed report including photographs following each inspection. We welcome our landlords to participate in the inspection. m a i n t e n a n c e We give prompt attention to all repairs and maintenance matters and our tradespeople are assessed on their qualifications and insurances before being appointed to carry out any work. We ask our tradespeople to provide before and after photographs for most work order requests to be able to present to you. Tenants can submit all non-urgent maintenance requests online via our website.
