3 Dear Lot/Homeowner: HOMELAND PROPERTY OWNER S ASSOCIATION, INC. The ARB for the Homeowner s Association would like to remind everyone to review the by-laws as they pertain to home construction. A few of the items that are currently being stressed are: No construction may commence prior to the written approval of plans submitted to the ARB. Prior to moving in at the completion of the home and in accordance with page 22 of 35 of the by-laws, a copy of the Certificate of Occupancy must be provided and final confirmation of building as per plans to the ARB. This is also necessary for the correct administration of other related items such as TV cable access. Welcome to Homeland, and we look forward to having you as a neighbor. 4 ADDENDUM TO HOMELAND DECLARATION OF COVENANTS AND RESTRICTION PERTAINING TO LOT IMPROVEMENTS. EASMENTS All road swales and drainage easements must be in compliance with Homeland s Master Drainage Plain. No blocking of easements with construction or vegetation debris or equipment at any time No removal of fill for canals or easements No vegetation, other than grass, is to be planted in any easements without A.R.B. approval No motorized vehicles to be on easement No docks on canals. Docks can only be constructed on lake front properties and must extend out from banks edge (see HL by-laws). Docks cannot be built over bridal paths or service easements Turnout to street and culvert must be completed prior to Certificate of Occupancy from the county. It must be asphalt or concrete All fences must be setback in accordance with Homeland s Master Drainage Plan Lake front properties shall grant a fifteen (15) feet easement beyond the water s edge at a water elevation of fifteen fee eight inches high (15 8 ) CONSTRUCTION All buildings are subject to A.R.B. approval All secondary buildings shall be in conformity with the residence and are subject to A.R.B. approval Detached buildings or barns cannot be built before the residence No construction of any kind shall be allowed in any easement or drainage way other than specifically allowed in the by-laws Any contiguous lot(s) given permission by the A.R.B. and BOD to use as a site of single dwelling lot(s) shall not be permitted to be further subdivided Exterior colors are to be conducive to Homeland s natural habitat (natural colors) and shall be subject to A.R.B. approval
5 ROAD PROTECTION POLICY HOMELAND PROPERTY OWNER S ASSOCIATION, INC. The lot owner(s) shall be responsible for protection of the road(s) adjacent to their property during any and all construction phases. In the event road damages occur, the lot owner shall be responsible for completing all road repairs within thirty (30) days of receiving the Certificate of Occupancy. The Association shall repair damages not repaired to the satisfaction of the Board of Directors. The lot owner shall be assessed for the cost of repairs. Cost of repairs may include but shall not be limited to: cost of easements, administrative fees, cost of road base material, road surface material, disposal of road debris, labor, and equipment. NOTIFICATION OF RECEIVING C.O. The lot owner shall notify the A.R.B. within thirty (30 days of receipt of the Certificate of Occupancy. Upon notification, the A.R.B. shall schedule with the owner, a final inspection.

The plans for application are attached to this addendum, along with the site plan showing location and dimensions in relation to other buildings and property easement lines. I am familiar with the Homeland Declaration of Covenants and Restrictions referring to lot use. I understand that no building shall be erected for any business or commercial purpose which would include the storage of commercial equipment, vehicles or materials. I further understand that no portion of my lot or building shall be leased or rented, and all secondary buildings should be in conformity with the residence and is subject to the approval of the ARB.
