2 1. Name & Address of LELIEBLOEM HOUSE KORNE CLOSE (OFF BELGRAVIA) CRAWFORD 7860, has amongst its objectives the provision of ACCOMMODATION. 2. Name of Leasee. Use of Room Outside cottage Also shared use of the following facilities: showers; toilets; corridors; staircase; dining hall; lounge; TV Room kitchenette; laundry; and garden; pool This lease agreement begins on. up until the LELIEBLOEM HOUSE objectives It is agreed as follows: GENERAL TERMS Payment as follows: The lease charge (rent) for the occupation of the rooms at the date of this agreement shall be R per month. 50% of the rent is due ON arrival at LELIEBLOEM HOUSE, including a deposit of R250. for the Key will be required and will be refunded on the day of departure. Method of Payment: LELIEBLOEM HOUSE accepts EFT, Direct Deposits, Speed Point, or Debit Order and cash as method of payment. THE LICENCE DOES NOT COVER FOOD. Changes in Charges (rent) LELIEBLOEM HOUSE may increase the rent or other charges by giving the contract holder no less than one (1) month s notice. 1 Other changes: LELIEBLOEM HOUSE will, so far as practical, advise the contract holder before making changes to this Agreement and before making changes in matters of housing or maintenance that is likely to have a substantial effect on the resident. 11 In an Emergency: LELIEBLOEM HOUSE will RETAIN KEYS to the room. Should there be an urgent need for your lock to be changed, the resident will carry all charges and ensure the office have a copy of this key. 1 Penalty: A penalty of R is due by any resident who disregards the rules and policies in terms of Noise, Appliances, Cleaning, Courtesy, Guests and Adherence to the scheduled operating hours. The penalty is payable no later or on the given date made by the Head of Department. G E N E R A L T E R M S initial
3 LELIEBLOEM HOUSE OBLIGATION LELIEBLOEM agrees: 1 Lease occupation: To allow the resident to occupy the accommodation and receive the services detailed. 1 Council charges: To pay the respective Local Authorities any amounts due to them. 1 Repair structure: To keep in good repair structure and exterior of the building. 1 Repair installations: To keep in good repair and proper working order the installations provided by LELIEBLOEM HOUSE for water heating, sanitation and for the supply of electricity. 1 Repair of fittings & furniture: To keep in reasonable repair & fit for use all those items of furniture supplied by LELIEBLOEM HOUSE. 1 Repair of common parts: To take reasonable care to keep the common entrances, hall, stairways & passage ways in reasonable repair and fit for use by the residents and visitors to the building. 1 External conditions: To keep the exterior of the building & common parts in good condition as resources allow. Insurance: To insure the building BUT NOT the possessions of the resident. The Leasee (Contract Holder) agrees: THE LEASEE OBLIGATION 1 Charges: To be responsible for the payment of the rent monthly, in ADVANCE and in FULL. Use of Accommodation: To use the accommodation for RESIDENTIAL purposes only.. Change of Rooms: To change rooms when required, in line with POINT 3 of this Agreement. Nuisance: Not to commit or allow my visitors to cause, a nuisance or annoyance to other residents, visitors, staff or neighbors in our community. Racial & other harassment: Not to commit any harassment or threat of harassment particularly on grounds of colour, race, religion, sexual orientation, age or disability which may interfere with the peace & comfort of or cause offence to residents, visitors, staff or neighbors. Disruption: Not to commit or allow visitors to commit, any act which may result in serious disruption another resident s right to peacefully occupy any other accommodation or commit any act which may result in physical harm to other residents, visitors, staff or neighbors.. Noise: To not allow radio, television, CD player or musical instrument so loudly that it is likely to cause a nuisance or annoyance to other residents or can be heard outside the building. We reserve the absolute right to CONFISCATE any excessively noisy article /item / instrument. Discipline: LELIEBLOEM HOUSE - Crawford operates a system of: one (1) verbal warning, followed by a written warning with a penalty, where after you will be asked to leave. This system is waived in EXTREME cases and you could be asked to leave IMMEDIATELY! Remember you are here to study / work in order to make a better life for yourself, your family and your community. Residence meetings: To attend quarterly house meeting and give input that would seek to build a better environment for all residents. Give notice if any you are unable to attend the meeting.
4 Health & Safety: To comply with health, safety and fire instructions given by LELIEBLOEM HOUSE and not to engage in which is likely to endanger the health or safety of any resident, visitor or staff. 1 Pets: Not to keep any animal of any kind at or inside the building Alcohol & Illegal drugs: Not to keep or allow to be kept, or to consume ANY alcoholic beverage or illegal drugs in the building. If the aforementioned is found on your person or in your room, it will result immediate eviction and the loss of your Breakage Deposit. Alterations: Not to remove, move or make any alterations to the building or fixtures, fittings or furniture provided by LELIEBLOEM HOUSE, or to bring into the building large items of personal furniture. Cooking: Not to do cooking or food preparation in your room OR to keep a 2- plate stove. Heaters: Not to use any type of heaters on the premises. Washing: Not to hang washing and / shoes in or out of your window. Inflammable liquids: Not to store or use petrol, paraffin or any other inflammable liquid or material on the premises. Arial: Not to erect any radio or TV aerial or dish to the exterior of the building. Damage: To maintain the premises in a clean & tidy state and to pay any costs incurred by LELIEBLOEM HOUSE in making good any damage to the premises or the LELIEBLOEM HOUSE S fixtures, fittings, & furnishings or to the common parts caused by the resident or visitor, fair wear & tear excl.. Reporting Disrepair: Any damages should be reported to the Facilities Coordinator or person on duty immediately. Only LELEIBLOEM HOUSE employees are authorized to carry out repairs, maintenance or alterations to the premises. 1 Absence from LELIEBLOEM HOUSE: To inform LELIEBLOEM HOUSE when you leave as stipulated in the rules you have received on arrival. These rules exist in order to allow the good management of the residence and LELIEBLOEM HOUSE S fixtures, fittings and furnishings in good condition and repair and to return the key to reception by 10am on the day of departure. LELIEBLOEM HOUSE accepts no responsibility for anything left at the building by the licencee at the end of the licence and will charge for the cost of the disposal of any item/s left behind. NO SLEEP overs are permitted unless arrange with management of property of Leliebloem House. ENDING/ RENEWING THE LICENCE Ending the Lease: To give LELIEBLOEM HOUSE 30 days WRITTEN NOTICE of the intention of vacating the room. Failure to do so WILL result in the loss of your breakage Deposit. Termination: LELIEBLOEM HOUSE reserves the right to terminate the Lease at any time in the case of any breach by the resident of any terms of this Agreement of the House Rules. Service of Notice: Any letter or notice meant for the leasee is valid if left at his/her room or displayed is common areas. initial Signature
