4 G-Star Raw Aquisition UK On behalf of cutting edge international fashion retailer G-Star Raw, GVA has acquired one of the most prominent corner units on the prime section of Oxford Street, for their new UK flagship store.

GVA is retained to provide portfolio strategy advice as part of a wider corporate mandate. This includes agency, treasury, rating, lease consultancy, distribution, offices and portfolio management. Cribbs Causeway is a 250 acre retail development which includes The Mall Regional Shopping Centre comprising 750,000 sq ft of high quality shopping, anchored by John Lewis and Marks & Spencer, together with 140 shops. GVA has been involved from the inception of the Cribbs Causeway development, including land assembly and acquisition to letting, lease consultancy, funding and asset management advice. More recently GVA has provided planning and project management services on selected parts of the development. GVA act for Bouygues Development providing agency development, property management and investment advice on a number of retail & leisure mixed use schemes in the South of the country including Addlestone in Surrey, Herne Bay in Kent, Bedford Riverside and Hallsville Quarter in Canning Town, London. GVA acts as the lead advisor on a joint agency basis to acquire retail premises across the UK on behalf of Virgin Media. In addition to retail services, GVA also provides company-wide advice in building consultancy, business rates, lease consultancy and property management, as well as advice in relation to re-gears of existing leases and relocations.

The team provides leasing consultancy advice, incorporating market commentary, the acquisition and disposal of retail premises along with portfolio and relocation advice. GVA Donal O Buachalla advised over 200 retailers on their rates liabilities including River Island, Next, New Look, Bet Fair, Coast, Topshop, Dorothy Perkins, Barratts, Champion Sports and Oasis. GVA Donal O Buachalla provides on-going advice to Paddy Power Bookmakers on their countrywide leasehold portfolio. The team has recently carried out a comprehensive audit which has led to lease re-structuring negotiations in many locations throughout Ireland. GVA Donal O Buachalla advised in the disposal of a long income retail investment property on the main street of Blackrock. The property has been successfully sold to a private investor achieving 10% net initial yield. GVA Donal O Buchalla was retained by McDonald s to identify and acquire a retail unit with take away planning permission within Dublin s cultural left bank quarter. The team successfully identified a key unit extending to 372 sq m and negotiated a 20 year FRI lease. McDonald s is now open and trading.
7 Fitness 24 Seven Expansion Norway Foss & Co Næringsmegling AS (FCNM) provides ongoing advisory for Fitness 24 Seven to acquire premises across Norway. FCNM provided Fitness 24 Seven with consultancy services for the identification and negotiation of 950 sq m premises on Grubbegata in central Oslo near Stortorvet. FCNM also represented Fitness 24 Seven in the search and negotiation of 710 sq m premises in Trondheimsveien on Bjerke in Oslo.
8 Case studies Pandora Italy De Longhi / Kenwood Boggi Group Italy Alexander McQueen La Perla Italy Italy Italy GVA Redilco has been instructed by the Danish jewelry company Pandora to advise on the lease of 1,600 sq m new showroom premises in Milan Porta Nuova, the recent development that is attracting major brands of the luxury and fashion industry. GVA Redilco has acted as advisor for the client s new 500 sq m flagship store in Via Borgogna in Milan city centre. GVA Redilco provided strategic real estate consultancy for the women s collection temporary store in Via Borgogna 7 and the men s collection temporary store in Via Borgogna 8, in Milan city centre. GVA Redilco was the advisor for 1,800 sq m showroom new premises in Milan Porta Nuova, a mixed use area with an excellent accessibility, thanks to the underground infrastructures, and close to the old city centre. GVA Redilco has advised La Perla for the new premises of the first store of the new brand Studio La Perla, approximately 150 sq m in via Cola di Rienzo, one of the main shopping streets in Rome.
9 Bulgari Tenant representation, Fit-out Spain Bulgari instructed Aguirre Newman to identify their shops in Madrid (Serrano 49) and Valencia (Poeta Querol). The two shops are located in the prime retail pitch of Barrio Salamanca and Valencia. Aguirre Newman also provided consultancy services in the search and selection of their office space in Madrid (Serrano 16). The fit out works were carried out by Aguirre Newman Architecture division.

Aguirre Newman provided Montblanc with consultancy services for the identification of their flagship store in Madrid, on Serrano Street, in the prime retail pitch of Barrio Salamanca. Aguirre Newman also represented Montblanc in the search and negotiation of their shop in Valencia, on Poeta Querol. Millennium BCP appointed Aguirre Newman to carry out rent saving analysis and the lease renegotiation strategy for 10 bank branches in Lisbon with a total surface of 2,700 sq m. Aguirre Newman advised Brodheim Group in the identification of a store in Avenida da Liberdade in central Lisbon for one of their brands, Guess (400 sq m). Sharman Church provided tendering and comprehensive technical management for the remodelling of an existing 41,000 sq m 222 retail unit operating shopping centre in Warsaw to accommodate significant tenant churn and improvement of the overall tenantmix so as to drive NOI and footfall.

This is a green-field development of a new neighborhood retail scheme of some 5,000 sq m, incorporating 15 individual retail units of varying size. In Rostock Germany, at the Holzhalbinsel, a prestigious project of mixed property development has been realised, consisting of 5,000 sq m office space, plus parking facilities with up to 400 parking places, 130 senior citizen purpose-built apartments and 4,500 sq m of retail development. Van Gool Elburg has undertaken a disposal for 32,500,000, reflecting a gross yield of 7.4%. GVA Nybolig Erhverv provided valuation and consultancy services for a 16,000 sq m outlet centre in Ringsted, 60 km south of Copenhagen. GVA Belux has been appointed as the leasing agent for a retail shop (805 sq m) in Avenue de la Gare in Luxembourg. GVA Belux leased the shop to New Yorker, one of Europe s largest fashion business companies with over 960 stores in 38 countries. GVA Belux assisted the client in the disposal of a 6,713 sq m retail centre located in Bruges. The disposal was undertaken for a yield of 6.25% (net).
13 Invesco Real Estate Landlord representation USA Cassidy Turley (Terranomics Retail Services) represented landlord Invesco Real Estate in the lease of 22,247 sq ft of space at 200 King Street in San Francisco. The tenant is Creative Entertainment Concepts, LLC dba Lucky Strike Lanes, an upscale bowling alley/lounge. Well positioned in San Francisco s SoMa at King and 3rd Streets, the space is situated on the ground floor of The Beacon residential condominium project about a stone s throw from AT&T Park (San Francisco Giants baseball stadium). It previously housed a Border s bookstore.

The team increased speed-tomarket for new locations by up to 30%, negotiated average savings of more than $32,000 on initial lease terms and averaged over $8,800 in free rent and over $5,800 in tenant improvement allowances in H&R Block engaged Cassidy Turley to manage their 11 million sq ft real estate portfolio in preparation for future growth. The team assisted in the opening of 621 locations and achieved $35 million expense reduction through renegotiation and renewal. Invesco Real Estate appointed GVA Real-Consult to provide the full range of property management services for three retail centres in the western part of Austria, including letting, reporting, administration and coordination of all matters of fit-out improvements for tenants. GVA Sawyer developed the concept for this 25,000 sq m shopping centre in Moscow. Other services provided include architectural planning and signing of contracts with tenants. GVA Sawyer was appointed to lead the development of Fashion House, a major outlet mall in Russia. Located in the Solnechnogorsky District, next to Sheremetyevo International Airport, this outlet centre has a total area of approximately 40,000 sq m. Tenants include high-profile international brands such as Adidas, Lacoste, Tommy Hilfiger, Trussardi, Samsonite and Benetton.
