The acquisition of the company Sésame Conseil in January 2010 helped us to broaden our skills in the very specific field of high rise tower buildings. Urban and Town Planning: Working in partnership with you to design the environment for tomorrow Our experience of working with local authorities means that we are able to propose, design and undertake major town planning projects. Together with councillors and town planners, we design schemes to develop an area to meet market and social needs. From Brownfield industrial wasteland, we design new neighbourhoods and communities featuring a mixture of activities such as offices, residential units, hotels, care homes, shops and public facilities. We are lucky enough to be able to team up at the start of development projects for the group. This allows us to play a part in the design work, at both the technical level and on the design of the interior layout. We work on every aspect of design including layout of office space, support areas, living space and provision of employee services. As an interior architect, I find BNP Paribas Real Estate s approach to be particularly interesting and motivating. The group strives to assert a strong, modern and creative philosophy. In terms of interior architecture and decoration each of its buildings is given a separate and unique identity. For me, it is about understanding the building s environment and the strength of its architecture and then combining it with the human dimension. By breaking the rules of the traditional office format they are able to create a space that promotes wellbeing, surprise, comfort and creativity. On top of this they add features that one might expect to find in the hotel industry, these are there to create a pleasant ambiance. 14 Working Internationally As part of our group s international presence, the property development business line is active in other countries in Europe, most notably in Italy. About 100,000 m² of offices are currently being planned in Europe. For example Siemens has selected us to develop its future headquarters in Milan which will comprise 30,000 m² of innovative and high performance office space to host its 3,500 employees. 15 Looking for premises for our new headquarters in Milan, we made the decision to develop a former industrial site. This site will enable us to bring all our Siemens teams together in one location. We organised a competitive tendering process to choose the development company we wanted to work with on this turn-key project. BNP Paribas Real Estate won the contract to develop the new 30,000 m² office complex. We chose to work with BNP Paribas Real Estate because as well as demonstrating the ability to meet our needs there was a good chemistry and fit between our two teams. A strong working relationship is a key element that can make an important contribution to the success of a project. 17 Broadening our skill set, for you Vélizy Campus The acquisition of Sésame Conseil in January 2010 helped us to broaden our skills in the field of skyscrapers. Sésame Conseil specialises in the preparation, management and delegated supervision of major projects. They initiate, design and manage schemes for large occupiers in the Greater Paris area and particularly in Paris-La Défense. They have been involved in some of the biggest real estate deals in the market, in terms of both floor area and price. 20 BUILDING A SUSTAINABLE FUTURE TOGETHER We are pioneers in sustainable development. In 2005 we were the first developer to commit to the "Haute Qualité Environnementale (HQE*)" certification for our schemes. This initiative is fully integrated into the group s strategy and is written into our quality policy. All our schemes are now HQE certified and offer a high level of performance, particularly in terms of energy efficiency. We have now obtained the most recent labels, such as "Très Haute Performance Énergétique (THPE [very high energy performance])", or BCC "Bâtiment Basse Consommation [low energy consumption building]", and we are applying these standards to all the projects currently on the drawing board. Our commitment to quality in the field of sustainable development is also illustrated by the award of international labels, such as the "Building Research Establishment Environmental Assessment Method (BREEAM)". Our "Green building site" charter, introduced in 2005 by the technical department, is a method of promoting best practice in the companies we use for each of our projects. This environmental policy has been developed in partnership with our clients. 34 As the construction of an energy positive building in Niort begins, it is clear that demanding environmental criteria play a key role in MACIF s investment policy. Even though there was a shortage of suitable stock in the market, particularly for secured assets, BNP Paribas Real Estate was able to give us two investment opportunities in 2010: a secured THPE-certified building with a nine-year lease with no break option on the mixed development zone Claude Bernard, a speculative HQE-certified building at Arcueil. For the Arcueil scheme, we asked the development team at BNP Paribas Real Estate to turn the product into a lowenergy building. We were pleased with their responsiveness in successfully dealing with this request. For the past seven years, MACIF has also been very keen to ensure that its buildings have full disabled access. In both schemes BNP Paribas Real Estate teamed up with our technical staff to integrate this element into the plans and to take the access issue into account. We found our contacts in BNP Paribas Real Estate to be willing listeners who were ready to work with us on matters to which we attach great importance. Today, as we are in the monitoring phase of our projects, the communication has continued through monthly steering committee meetings. 35 Our office building "C2" on Canal St. Denis aims to celebrate the intense urban nature of Paris. In this area of the city complete contradictions jostle together for space: the dense urban traffic on the Périphérique next to the residential area at Boulevard McDonald contrasts with the active parkland on the other side of the building and the quiet contemplative route along the canal bank. Into this urban oxymoron we placed a building which implies dynamic movement and plasticity in its volume but also conveys a joyful vitality through the vibrant sensuality of the colour in its facade. Like a large item of clothing, its surface dresses the building, and turns an everyday situation into an almost festive occasion. Building "C2" has been created by a generation that is very aware of the scarcity of natural resources. A high-performance external envelope giving good thermal and acoustic insulation, as well as solar protection helps to reduce energy consumption. The generation of electricity through photovoltaic panels and the use of geothermal systems to provide hot and cold air conditioning for the interior environment maximises the use of renewable energies available on the site. The connection to the central cooling plant "Climespace" guarantees a building of high environmental quality. The building s efficient economic performance is combined with the generosity of its physical presence and spirit. This gives this extraordinary property in Paris 19th arrondissement a unique identity. Building "C2" is the first of our French projects to be completed. It is also the first time that we experienced the full design process typical in France. This has been a new experience for us in many ways, it has been a mutual learning process. It was intense, and not always easy for our partners, but very successful in the end. What helped a great deal was the professionalism of the international BNP Paribas team and their partners who are equally at home in both the European and domestic markets. By working with contractors, who are comfortable in the international arena, this has been a truly European collaboration on a very special project. Projects underway Paris (19th) Mixed Development Zone (ZAC) CLAUDE BERNARD Located on the bank of Canal Saint-Denis Quai de la Charente, ZAC Claude Bernard covers 14.6 hectares, representing 10.4 hectares of public land (northern and southern edges of the ring-road, banks of the Canal Saint-Denis) and 4.2 hectares of development land from the former sites of the Claude Bernard hospital (3.8 hectares) and the Quai de la Charente. This mixed use development will be characterised by the wide variety of the activities on the site. The plan for the scheme as a whole is to build 104,000 m² of floor space. Overall area: 104,000 m² divided as follows: 41,000 m² of offices (split into three technically separate buildings, but linked by walkways), 34,000 m² of housing, 6,500 m² industrial premises, 1,500 m² of retail premises, a 6,000 m² care home for the elderly as well as a 60-bed nursery, a 12-class comprehensive school and a 15-screen multiplex cinema. 36 Forthcoming projects Gennevilliers (92) Connexio 1 This building is to have seven floors and 300 parking places, and is the first of a new service hub around the new metro station (line 13) and tramway. It will eventually encompass about 100,000 m² of tertiary floor space. This plan aims to rehabilitate certain rundown areas of Northeast Paris. The conversion of the Calberson warehouses will contribute by creating a mixed urban fabric along the length of boulevard MacDonald while preserving a building that is symbolic of the economic and industrial life of the capital. Forecast completion: early 2014 We own a large plot of land in Issy-les-Moulineaux and we wanted to find a partner to help us develop the site to unlock as much of its value as possible. We wanted a partner that was able to offer the right skills combined with efficiency and the ability to deliver the project quickly. This is why we settled on BNP Paribas Real Estate. Our partnership was put into action by the creation of a joint venture for co-development. This spawned a proposal for a mixed use development combining offices and residential housing to sell to investors and occupiers. We have now filed for planning permission. This partnership structure has meant we have been able to work in tandem in a very balanced way. Since we first embarked on the project, we have always worked well together, with mutual respect and each party offering added value. The teams have worked together very nicely. This collaboration was just what we had hoped for. Indeed, it has been very useful to work with a partner that covers all the specialist professional areas within the real estate industry. 38 The land for the hotel occupies a very narrow triangle on the corner of two streets, but it had to be very easy to see from the crossroads and the ring-road. This presented us with some architectural challenges. To address these issues the scheme broadens out on the upper floors and has a multi-faceted aspect that makes it look dynamic and original. Its location allowed for a very colourful and expressive metal-clad façade with a colour scheme reflecting the landscape. The lower floors are blue and green, whilst the upper floors are finished in bright colours. Narrow stripes confer height on the building, enhancing its dynamic qualities. Another major constraint was the intention to earn HQE certification to minimise energy requirements. For the interior, I planned to put the breakfast room on the top floor to enjoy the splendid view and I used the gradient of the ground to give height to the lobby. This was the first time I have worked with BNP Paribas Real Estate and I greatly enjoyed the experience. I was able to design an original scheme that fulfilled the group s expectations.
