The Shopping Center offers a wide range of unit sizes, some with drive-thru windows. Since installation of the Veterans Boulevard/I-94 interchange in 2010, this area has quickly become the most dynamic and popular development corridor in the MSA. The West Fargo/Fargo/Moorhead MSA has a population of 220,134 (per GFMEDC 2014 estimate). During the prior decade, the West Fargo and MSA population growth rates were 73% and 20%, respectively. The current unemployment rate is 2.3%. West Fargo is a highly progressive, businesses-friendly City with cheap and easy licensing for establishments such as restaurants and bars. Concrete parking lot including parking in rear of buildings for employees. Interior Description 4 interior slab on compacted granular fill. Water and sewer stubbed into space. Exterior walls insulated with vapor barrier. General fire suppression system. Alterations needed for fit-up of lease space is by tenant. Electrical Description Landlord to provide tenant with a 200 amp single phase panel in each lease space. Exit signs and general exterior building lighting. All additional electrical work and distribution by tenant. Landlord to provide 1-5 ton RTU with supply and returned stubbed into lease space with thermostat. Distribution by tenant. *Landlord and Tenant agree to coordinate the timing and location of Tenant s installation of plumbing improvements which, other than water and sewer stub-ins to the Premises, will be installed at Tenant s sole cost and expense at the time Landlord s contractor pours the concrete floor in the Leased Premises. Tenant shall be responsbile for the cost of any delays experienced by reason of this installation. *All other work not described above is tenant responsibility.

6 Rustad Park and Recreation Center opened in The 80,000 square foot Family Family Wellness Center to the East of The Preserve opened in Holy Cross Catholic Church, with a 900 seat sanctuary and associated elementary school. Opened in 2016.

7 Scheels Arena, a 5,000 seat venue to the East of the Preserve opened in Boulevard Square is a multi-use project near the corners of Veterans Boulevard & 32nd Avenue, with retail/office on the ground floors and upscale residential units on the top three floors of each building. The new Sanford Health complex has one million total square feet and opened in the summer of 2017.
