1 OCTOBER 2015 ISSUE 11 PROJECT UPDATES F A L L O F With more than 50 active projects and over 24 development partners, it s been a busy three months since our last project update. Here is a summary of the most recent developments. JULY Heavy equipment and machinery arrived on site for both Ten88 and The Mark by Empire Communities and Pace Developments. Construction is well underway on both projects. A new sales office was opened in Keswick for The South Shores waterfront condominium project. Brock Village began its marketing campaign, which included a new website and signage on-site in Pickering. Sierra Building Group released a preliminary rendering for The Greenwood, and the planning application sign was erected on the property by the City of Toronto. AUGUST Site prep work is now underway in the third phase of Solterra by Fusion Homes in Guelph. Adi demolished the existing building on their Link Condos site and held a groundbreaking ceremony in Burlington. White Cedar Estates achieved a planning milestone with the zoning and draft plan approval by the City of Guelph. In Oro-Medonte, the model homes were opened at Braestone, which coincided with Georgian Corporation surpassing 50% sold in their first phase. Ashlar Urban Realty began the preleasing of the ground-floor commercial and retail space in both of Lamb Development Corporation s condo projects under construction in Toronto s west downtown area. Lotus by Chestnut Hill Developments was fully approved by the Ontario Municipal Board, and the North York condominium continues to sell well. SEPTEMBER Site clearing started at Pace Developments Eden low-rise community in King City, which has just two homes remaining for sale. Adi Developments began marketing their new development adjacent to the Aldershot GO Station in Burlington as Station West. Construction has commenced at SoBa by Lamb Development in Ottawa. There were 120 people in line prior to the SkyCity Winnipeg sales launch, with record sales recorded in the million-dollar presentation centre.

2 PAGE 2 OCTOBER 2015 PROJECT UPDATES ADI LINK CONDOS + TOWNS (THE SUTTON) MID-RISE CONDO / BURLINGTON, ON / 298 UNITS THE MOD RN CURRENTLY OCCUPIED MID-RISE CONDO / BURLINGTON, ON / 78 UNITS ADI CONTINUED Condo registration with the municipality is now expected in November. The final touches on the development have been completed, including landscaping and exterior maintenance, and several units are still available for sale. Demolition of the existing structures on-site has been completed, after which Adi celebrated the groundbreaking at the development with a block party. Caliber Structures has signed on to build the project, which is nearly 80% sold. Construction is expected to be complete in Final touches on the development have been completed ADI Developments at the Link2 groundbreaking STATION WEST (MASONRY) LOW-RISE TOWNHOUSES / BURLINGTON, ON / 500 UNITS The project is now being marketed as Station West. Top new home sales brokerage Baker Real Estate will act as the developer s representative for all residential transactions. Interested buyers are being encouraged to register their interest on Adi s website in anticipation of a February 2016 sales launch. ADI has completed soil testing and has received approval from the City of Burlington to remove all contaminated soil on-site. PIVOT (RUTHERFORD) AVERTON HOMES LOW-RISE TOWNHOUSES / EDMONTON, AB / 138 UNITS In September, Averton Homes held their official grand opening of Pivot. These 138 contemporary townhouses feature two to four bedrooms, and range in size from 1,077 to 2,048 sf. Pricing starts from the low $290s to over $600,000. Select units feature spacious rooftop terraces. Development permits for this project are near completion, and spec builds will commence in the spring. 3 PROJECT UPDATES OCTOBER 2015 PAGE 3 PRESCOTT AVERTON HOMES CONTINUED LOW-RISE SINGLE FAMILY / EDMONTON, AB / 32 UNITS Sales continue at Prescott, with several promotional events being held to complete the sales of the remaining lots. Currently 16 of the 35 homes have been built, and Scotiabank remains the lender on this premium low-rise development. CASTLEMORE CACHET LOW-RISE SINGLE FAMILY / BRAMPTON, ON / 258 UNITS This project remains in the planning phase, with submissions and comments passing between the city and the development group. Technical requirements for this site will be completed by the development group based on the city s recommendations as they work toward subdivision and land-use approvals. Sales and construction continue at Prescott BEST HOMES Zoning and sub-division approval expected end of year HARRIS BEECH LOW-RISE SINGLE FAMILY / RICHMOND HILL, ON / 24 UNITS A public meeting was held for this project following the application submission in the summer. Along with feedback from the meeting and the city staff, it is anticipated the developer will revise the submission based on the public s recommendations. This project is expected to receive zoning and sub-division approval at the end of this year. Sales will commence in the spring of 2016, with construction slated for the same year. CRESTVIEW COMMONS CARLYLE COMMUNITIES LOW-RISE TOWNHOUSES / MISSISSAUGA, ON / 23 UNITS Public consultation meetings took place in June, and a revised plan that includes 23 townhouse units was conceived as a result. Carlyle is proceeding with a planned sales and marketing launch in the spring of 2016, with an eye to starting construction at the end of next year. Draft plan has been submitted Sales and marketing to commence in Spring of 2016

4 PAGE 4 OCTOBER 2015 PROJECT UPDATES PETER RICHMOND LAND ASSEMBLY HIGH-RISE CONDO / TORONTO, ON / 430 UNITS CARLYLE COMMUNITIES CONTINUED The proposed project is now 46 storeys, with 430 residential units and a ground-floor retail component. The application for a Zoning Amendment is ready to be submitted, and a public consultation/ pre-application meeting is scheduled to take place in October. Carlyle plans to release new renderings at that time, and is preparing a sales launch for spring/summer CHESTNUT HILL LOTUS (RESIDENCES OF BAYVIEW) MID-RISE CONDO / TORONTO, ON / 234 UNITS Chestnut Hill Developments won their OMB appeal and achieved the additional density and height for their Lotus project across from Bayview Village. The 12-storey tower is 65% sold, with construction slated to start in Zoning Amendment ready to be submitted CATALINA GLENS OF HALTON HILLS CATALINA LOW-RISE SINGLE FAMILY / GEORGETOWN, ON / 141 UNITS The developer continues to work with the municipality to achieve approvals for the Zoning Amendment and Plan of Subdivision. All revisions requested by the municipality have been addressed over the summer months in order to proceed to final approvals. Lotus is now 65% sold, construction to begin in 2016 CITY CORE HARMONY VILLAGE LAKE SIMCOE MIXED USE / BARRIE, ON / 1496 UNITS The design and construction feasibility process remains active with the developer, which includes a detailed costing exercise to balance the parking and density numbers required to ensure the project remains financially healthy. The team continues to work with the city s vision to create a successful development on the waterfront. 5 PROJECT UPDATES OCTOBER 2015 PAGE 5 CITY CORE CONTINUED CITYZEN & FERNBROOK HOMES CONTINUED HARMONY VILLAGE SHEPPARD HIGH-RISE CONDO / TORONTO, ON / 823 UNITS Reliance Construction is currently engaged in geothermal drilling on this development, with full construction scheduled to commence in late 2015 or early Baker Real Estate continues to push sales at the project, which is nearly 60% sold. OLD MARKET LANE MID-RISE CONDO / VAUGHAN, ON / 146 UNITS Cityzen and Fernbrook are working with Architecture Unfolded, E.R.A. Architects and NAK Design Group on finalizing all technical requirements from the municipality on this site. The developer continues to address the municipal requirements in order to proceed to land-use approvals. Geothermal drilling at Harmony Village Sheppard CITYZEN & FERNBROOK HOMES BROOKDALE ON AVENUE ROAD MID-RISE CONDO / TORONTO, ON / 120 UNITS The development team continues to push towards construction this year. With the consultation of their legal team, the developer is working on satisfying all requirements prior to applying for building permits. The project is now over 55% sold, and a new sales office is open across the street from the site. Cityzen and Fernbrook are working on fullfilling municipal requirements ESTATES OF NOBLETON CITYZEN & TERCOT LOW-RISE SINGLE FAMILY / NOBLETON, ON / 150 UNITS The developer continues to work with the local and regional government on this long-term land-use approval project. The developer remains actively engaged within the Official Plan Review process currently underway by the municipality, as well as the regional servicing and future allocation for Nobleton. Brookdale is now over 55% sold Official Plan Review for Nobleton has been ongoing

6 PAGE 6 OCTOBER 2015 PROJECT UPDATES DUNSIRE INCORPORATED DUNSIRE THE ANCHORS AT LAKEVIEW (MISSISSAUGA MEADOWS 1 & 2) / 62 UNITS MM1: LOW-RISE STACKED-TOWNHOUSES / MISSISSAUGA, ON / 25 UNITS MM2: LOW-RISE STACKED TOWNHOUSES / MISSISSAUGA, ON Anchors East and West are 75% sold. Firm Capital has issued a commitment letter to fund construction of these two stacked townhouse projects. Dunsire is working through the final requirements for site plan approval, including going before the Committee of Adjustment for a minor variance application. Demolition and site clearing will begin before the end of the year. EMPIRE COMMUNITIES & PACE MOUNT JOY TOWNHOUSES & THE MARK CONDOMINIUMS (WISMER 3) MARKHAM, ON / TOWNHOUSES: 44 UNITS / CONDOS: 220 UNITS Heavy machinery has arrived on this active construction site at the sold-out Mark Condominiums, with tieback installation commencing. The first occupancies are expected in Tieback installation at The Mark Demolition & site clearing will commence shortly WHITE CEDAR ESTATES LOW-RISE SINGLE-FAMILY / GUELPH, ON / 25 UNITS Dunsire achieved a planning milestone in the third quarter, obtaining zoning and draft plan approval from the City of Guelph. The current plan calls for site servicing to commence before the end of the year, and the developer is now offering traditional twostorey homes on this approved site. TEN88 (PROGRESS MANORS) LOW-RISE STACKED TOWNHOUSES / TORONTO, ON / 201 UNITS Construction continues at Ten88. With excavation now complete, concrete footings are to be poured. Sales are currently being handled by appointment only, and occupancy is scheduled for Footings being poured at Ten88 Zoning and draft plan approval obtained

ALLOA GREENS (MAYFIELD 2 & 3) / 184 UNITS LOW-RISE SINGLE FAMILY + TOWNHOUSES / BRAMPTON, ON CAPITAL POINTE MIXED USE / REGINA, SK / 320 UNITS FORTRESS REAL CONTINUED Construction has started at Capital Pointe, with excavation and shoring planned to continue through the winter. ITC Construction Group will introduce themselves as the build partner for this mixed-use condominium-hotel project at an official groundbreaking ceremony to be held in October. Multiple builder/developer groups have bought up lots at Alloa Greens, and servicing is now underway on-site. With phase one completely sold out, sales are now underway for phase two. Occupancy of units at this site will begin later in Construction has begun at Capital Pointe Servicing is now underway at Alloa Greens FORTRESS REAL PORT PLACE MIXED USE / ST. CATHARINES, ON / 130 UNITS Renovations and improvements to the existing heritage buildings on-site are priorities in the coming months. Development concepts presented by Kirkor Architects were provided by Fortress to the municipal planning department for preliminary discussions. The councillor and the planning staff are encouraged by the direction Fortress has taken, and continue to work with us as we finalize a financially viable solution for this project. BROCK VILLAGE MIXED USE / PICKERING, ON / 42 UNITS Brock Village is fully zoned and has received final site plan approval. A property manager has been selected for the development, as the condominium documents are being prepared. Century 21 Leading Edge Realty has indicated that reservations have already been taken on all 12 live-work townhouses and 40% of the commercial space. 8 PAGE 8 OCTOBER 2015 PROJECT UPDATES FORTRESS REAL CONTINUED SKYCITY CENTRE WINNIPEG (LIVEWORKPLAY WINNIPEG) MIXED USE / WINNIPEG, MB / 388 UNITS SkyCity Winnipeg launched its sales program to online registrants in late September. More than 120 people waited in line for the doors to open to the million-dollar presentation centre, newly completed by EllisDon. The sales brokerage, Royal LePage Dynamic Real Estate, sold 65 units on the opening weekend, and sales have now surpassed 100 units. Kirkor Architects will be working with a local architectural firm and the City of Winnipeg to ensure the project is approved, permitted and built efficiently. SOLTERRA FUSION HOMES LOW-RISE SINGLE FAMILY / GUELPH, ON / 275 UNITS Site clearing and servicing commenced on phase 3B of this development. Fusion Homes has sold more low-rise new homes in Guelph than all other homebuilders combined in Over 120 eager potential purchasers line up on opening day Site clearing and servicing underway THE SOUTH SHORE (CRATES LANDING) MIXED USE / KESWICK, ON / 154 UNITS Newly branded as The South Shore, Fortress opened a sales centre for the property in July, and has received tremendous response from the local community. Steel has been delivered to the site, and piles will be inserted into the ground in the coming months in preparation for the pouring of the concrete slab. GEORGIAN INTERNATIONAL LAND CORP BRAESTONE GEORGIAN INTERNATIONAL LC LOW-RISE SINGLE FAMILY / ORO MEDONTE, ON / 229 UNITS In August, Georgian opened two model homes to the public on Georgian Grande Drive in Oro-Medonte. The 2,658 sf singledetached bungalow plus loft and 2,720 sf traditional bungalow model homes are fully decorated and staged. The first phase of this master-planned community is now over 50% sold, and phase two is now available to the public. Preparation for piling work completed Phase one is now over 50% sold

KING SQUARE COMMERCIAL / MARKHAM, ON Construction continues to progress quickly at King Square, with concrete work and steel framing now above grade. Varcon Construction is building the project, while Global Link Realty continues to sell the commercial and retail space. 6 TH AND TENTH HIGH-RISE CONDO / CALGARY, AB / 230 UNITS The Scott Construction team has poured the elevator pit footing at 6th & Tenth, and the crane base is now in place. The excavation at this development is the third deepest hole in the history of Calgary construction. Construction continues to progress at King Square Footings being completed at 6th and Tenth KINGRIDGE SQUARE (SPEERS COMMERCIAL) COMMERCIAL / OAKVILLE, ON KINGRIDGE DEVELOPMENT CORP. BRANT PARK HIGH-RISE CONDO / TORONTO, ON / 243 UNITS Bluescape Construction is installing the exterior cladding on Brant Park, which has been topped-off. Interior finishes are now being completed for a projected occupancy in the spring of All of the ground-floor retail space has been sold to an investment group, and Ashlar Urban Realty is currently pre-leasing the space on their behalf. Full-scale construction is now underway at Kingridge Square, with completion scheduled for CBRE is selling the remaining retail and office space for $303,000 $689,000 for 965 sf to 1,655 sf units. Lamb Developments will be tweaking the final design of the project based on the feedback received from the City of Toronto s design review panel. KING CHARLOTTE CURRENTLY OCCUPIED HIGH-RISE CONDO / TORONTO, ON / 232 UNITS Hoarding at King Charlotte has been removed, the sidewalks in front of the development have been poured and exterior landscaping has been completed. Pre-delivery inspections are complete and occupancy has now begun. A small selection of suites is now available for purchase, and registration for this project is expected to occur in the Spring of East Fifty Five is over 55% sold GOTHAM CURRENTLY OCCUPIED HIGH-RISE CONDO / OTTAWA, ON / 250 UNITS Gotham is now fully occupied, and Lamb Development Group is selling and leasing the remaining unsold units. Registration of the project is expected in late October or November. Occupancy begins at King Charlotte Gotham is now fully occupied JASPER HOUSE HIGH-RISE CONDO / EDMONTON, AB / 260 UNITS NORTH HIGH-RISE CONDO / EDMONTON, AB / 350 UNITS The second tower in downtown Edmonton by Lamb Development Corp has submitted its pre-application rezoning notice, and feedback is expected before the end of this year. Sales for this project are expected to start in the summer of Sales continue at Jasper House in Edmonton. The exterior fencing is up and a concrete guide wall is being poured. Shoring and excavation permits have been issued. First occupancies are expected in THE ORCHARD HIGH-RISE CONDO / CALGARY, AB / 485 UNITS A media darling in Calgary, the two-tower Orchard project remains in the sales phase. Now 50% sold, the marketing will continue through the fall and into the spring, with construction slated for the second half of The Orchard is now 50% sold Concrete guide wall being poured LIVANTE THE HARLOWE HIGH-RISE CONDO / TORONTO, ON / 210 UNITS The Harlowe sales office closed at the end of September and will be demolished in October. The other homes on-site will also be taken down to make way for construction. As of mid-september, building permits for mechanical, plumbing, drain and site servicing have all been applied for. TOWNS ON HALL LOW-RISE TOWNHOUSES / RICHMOND HILL, ON / 22 UNITS Over 150 online registrations have been received for just 22 units. LiVante continues to work with Evans Planning on the zoning application, with a residents meeting scheduled for October and a statutory public meeting to follow in November. ROSEWATER MANAGEMENT GROUP LTD COLLIER CENTRE & LAKEVIEW CONDOMINIUMS MIXED USE / BARRIE, ON / 82 UNITS The Ontario Superior Court of Justice extended the CCAA protection for MADY in order to finalize the sale of the project which is still in progress. With the residential component 100% sold out and the development 65% built, there is one full year of work still needed to finish construction. Fortress has signed a contract with EllisDon to complete construction on this commercial, office and residential development. The Altus Group has been hired as a cost consultant on the project as well. WHITBY COMMERCIAL COMMERCIAL / WHITBY, ON The developer and the landowners group continue to finalize engineering designs to service the future employment business park located around the Thickson Road and Highway 407 interchange. The landowners group has also submitted formal submissions to the municipality through MHBC Planning as the Brooklin Secondary Plan proceeds in the spring of Formal sbumissions have been made to the municipality Ellis Don has been brought on to complete the project EDEN (KING CITY) PACE LOW-RISE SINGLE FAMILY / KING CITY, ON / 28 UNITS All of the semi-detached houses are sold, as well as all of the single-detached houses on lots with 60 of frontage. There are two 40 detached houses left to sell. Site clearing has commenced and home construction will start before the end of the year. THE GREENWOOD SIERRA BUILDING GROUP MID-RISE CONDO/ TORONTO, ON / 104 UNITS In August, City of Toronto staff released their preliminary report on the zoning amendment application for this 9-storey, 104-unit condominium apartment project located at 1177 Danforth Avenue. A community consultation meeting is scheduled for late fall this year. 13 PROJECT UPDATES OCTOBER 2015 PAGE 13 SIERRA BUILDING GROUP CONTINUED WOODBRIDGE PARK (KIPLING COURT) LOW-RISE TOWNHOUSES / VAUGHAN, ON / 256 UNITS In May 2015, planning applications for Zoning and Official Plan Amendments were re-submitted to the City of Vaughan based on urban design and technical feedback from the municipality. The developer is now preparing to submit detailed site plan drawings, with the anticipation that these planning applications will receive approval by the end of this year. THE TREE HOUSE SYMMETRY LOW-RISE STACKED TOWNHOUSES / TORONTO, ON / 39 UNITS Tree House is now over 60% sold. The zoning, official plan and site plan applications are currently under review by the municipal planning staff of the City of Toronto. Detailed site plan drawings plans to be submitted Treehouse is now over 60% sold VICTORIA PARK PLACE SOLOTEX CORPORATION LOW-RISE STACKED TOWNHOUSES / TORONTO, ON / 140 UNITS With the planning submission complete, approvals are expected in early Sales and marketing of the project are expected to commence next year, with construction to begin in Solotex is finalizing a contract with a major sales brokerage to handle all residential transactions. TRIPLE CREEK LOW-RISE SINGLE FAMILY / CALGARY, AB VIP Detailed servicing and land-use designs are currently being commissioned with the help of a Calgary-based Dillon Consulting firm.
