4 OAKVILLE MARKET OUTLOOK FEWER HOMES ARE BEING BUILT Completions for singles, semis and towns in the Toronto CMA are running at half the levels seen ten years ago, which is likely, the biggest factor driving up house prices in the metro area and the Town of Oakville. AFFORDABILITY & DEMOGRAPHICS ARE DRIVING CONDO DEMAND The affordability crunch has hit the inner suburbs, and the condominium market has grown rapidly in these 905 area municipalities, with downtown-style high-rise towers and modern architecture proving popular with buyers. As the baby boomers enter retirement age, many will consider selling their larger residences and trading them for maintenance free condominium homes with ample amenities and tremendous site lines, like the water views available on the upper floors at Lake & East. HIGH ABSORBPTION IN OAKVILLE There has been a renewed interest in the Oakville in recent years with the market segmented between lower priced product aimed at investors and first-time buyers in north Oakville, and high-priced product aimed at move-down buyers and affluent young couples in south Oakville. Both segments of the market have performed fairly well, with completed and unabsorbed supply of just two units at the end of 2014, and no unsold units as of March of this year. The high-rise demand in Oakville and the confidence of the construction lenders has never been higher, with nearly 1,200 units currently under construction. Apartments (condo + rental) accounted for 82% of Toronto CMA new housing completions in Q1-2015, up from 56% in 2011 and 27% in The average new singledetached home in Oakville sold for $1.49 million in March 2015, up 7% annually. There were just 369 unsold units in active condominium projects in pre-construction or under construction in Oakville at the end of Q MODERN DESIGN IS SELLING WELL Lake & East will feature a very high design. The very modern look and interior finish will appeal to the move-down empty-nester and affluent couples market. There is limited competition in that marketplace for such a product anywhere in Oakville or Mississauga. Fortress experienced strong sales in Burlington with our partner Adi Developments with very modern buildings, attracting many purchasers that wouldn t have considered the typical boxy condominium. Additionally, the Bronte area of Oakville is a very prestigious address, with the opportunity to serve the affluent move-down market that desires a walkable community and water views. MARKET PRICING The most comparable project to the subject site has seen units trade at $650 psf, very similar to what is targeted for Lake & East. Given Symmetry s success at achieving above-market pricing for its high style units, we believe the site is appropriately priced, and suites should absorb in a timely manner.
