1 Oshawa Tour of Growth & Development Welcome to the City of Oshawa. The Oshawa Tour of Growth & Development is a new way for developers and site selectors to track Oshawa's growth and investigate Oshawa's newest projects, whether just completed, under-construction, or in the pipeline.

2 DOWNTOWN OSHAWA Rental Apartments Bond Street E (Bond and Mary Developments - Phase 1) A $50 million luxury rental development, completed in 2017, 100 Bond is the newest large residential project to open its doors in the downtown. Features ground floor retail. It provides an affordable but modern home for over 200 residents. High-rise Tower - 80 Bond Street E (Bond and Mary Developments - Phase 2) 375 units proposed in Phase 2 of Bond and Mary Developments, including 224 condominium units and 151 rental units. Includes a 21 storey residential condo tower and 622 square metres of ground floor commercial space. Construction is expected to begin in Summer 2018.

3 Student Residences Athol Street East 185 units of student housing proposed in downtown Oshawa. Nine storeys tall and conveniently located near several UOIT campus buildings as well as the Tribute Communities Centre.

4 CENTRAL OSHAWA Medallion Development Bruce Street A brand new neighbourhood is being planned in Oshawa's core; a 2,241 unit mixed-use redevelopment of a former industrial site. The project will include 2,145 apartment units and 96 townhouse units, as well as office and retail ground floor space, in buildings ranging from 3 to 18 stories in height. Construction is anticipated to begin in early Central Oshawa GO Station In June 2016 the Provincial Government announced the approval of the Lakeshore East Go Train Extension, which includes new GO Train Stations in Oshawa, Courtice and Bowmanville. This extension will connect East Durham by rail to Whitby, Ajax, Pickering, Scarborough, Downtown Toronto, and the rest of the GTA. As part of this extension, a GO Station and Multi-modal Hub has been proposed by Metrolinx for the former Knob Hill Farms site. This development will integrate bus, rail and vehicle travel, and spur gentrification of the surrounding Central Oshawa neighbourhood.

5 63 Albany Street - Infill Apartments A four-storey residential building containing 65 units, directly adjacent to the future Central Oshawa GO Station site. 5,742 square metres of new residential space in Central Oshawa.

6 139 Celina Street - Infill Apartments A three-storey residential building containing 6 units, construction is anticipated to begin Spring Durham Outlook for the Needy - Headquarters Development of a long-vacant lot on Simcoe Street South into a brand new headquarters for Durham Outlook for the Needy. Building will be one story and 565 square metres in size.

7 SOUTHWEST OSHAWA Oshawa GO Train Station Renovation Completed in October 2017, the complete renovation of the Oshawa GO Train Station offers an improved commuter experience, a larger facility, and, beginning in 2023, Regional Express Rail that will better connect Oshawa to the GTA, with every 15 minute service being implemented across the Lakeshore East line. General Motors In September 2016, General Motors announced an investment of $424 million for upgrades at the Oshawa assembly plant. Production of the Chevrolet Impala, which had previously been scheduled to terminate in 2019, has been extended indefinitely. As well, the Cadillac XTS production, which had been scheduled to end in 2018, will also be extended indefinitely. Additionally, in 2018 GM will bring Chevrolet Silverado final assembly work to the Oshawa assembly plant, resulting in 500 new jobs in the second quarter of 2018.

8 Infill Apartment Bloor Street West Construction of a 14 unit, 4 storey apartment building near the intersection of Bloor Street West and Simcoe Street South. Construction anticipated to begin Summer 2018.

9 SOUTHEAST OSHAWA Port of Oshawa In 2016 the Port handled 372,301 tonnes of cargo. The Port of Oshawa opened a rail spur in 2015, allowing the port to become intermodal and move cargo of all sizes, creating opportunities for further industrial growth. Coming Soon - Oshawa Marina In March 2017 the City received 4 expressions of interest for developing a marina. A RFP to select a developer is currently underway. As of October 2017, the 4 expressions of interests have produced 2 candidates for marina development. 485 Bloor Street East 18 units of townhouses in two buildings near the intersection of Bloor Street East and Wilson Road South. Both buildings are two storeys. Project will break ground Summer 2017.

10 IBEW Office Ritson Road South The new home of the International Brotherhood of Electrical Workers (IBEW), 1001 Ritson Road South will be re-purposed, with proposed changes include partial demolition, parking expansion, and interior and exterior renovations.

11 Commercial Building Marwood Drive Small commercial building to be built on Marwood Drive in the Farewell Industrial Park. Building can house 1-2 commercial units, and is approximately 724 square metres in size. Employment Complex Farewell Street Five-unit business complex to be built on Farewell Street in the Farewell Industrial Park. Project contains 5 units ranging in size from 360 to 1300 square metres, and is under 250 metres away from the Port of Oshawa. Construction is scheduled to begin Fall 2017.

12 EAST OSHAWA 13 Dean Avenue - Stacked Townhouses 84 stacked townhouse units on a 2.4 acre site near the Ritson Highway 401 interchange and the future Central Oshawa GO Station site. The project is composed of 3 storey townhouses, and adds a total of 7,565 square metres of new residential space to the neighbourhood. Harmony GO Station In June 2016 the Provincial Government announced the approval of the Lakeshore East GO Train Extension, connecting East Durham by rail to Whitby, Ajax, Pickering, Scarborough, Downtown Toronto, and the rest of the GTA. In the initial stages of the project, a GO Station was proposed for the lands south of Bloor Street East and west of Townline Road South. This GO Station would integrate bus, rail and vehicle travel, and spur development of the industrial areas south of the highway, and intensification of the residential neighbourhoods to the north, west and east. The Province approved plans only for GO Stations at Thornton Road (West Oshawa), the Knob Hill Site (Central Oshawa), in Courtice, and in Bowmanville, but the Harmony site is still an option and could be considered in future review of the extension plans.

13 Durham Hotel and Conference Centre Located right off the Highway 401, the Durham Hotel and Conference Centre recently undertook an extensive renovation, adding 344 square metres of space and investing $4.3 million. 250 Harmony Road South 67 street townhouses and 167 mixed-block townhouses on the 12.6 acre former site of the Dr. F.J Donevan Collegiate Institute. This 2-3 storey development represents a $10.9 million investment into the Donevan Community. It is well-serviced by recreation facilities and local schools, and is conveniently located a short drive from a Highway 401 interchange.

14 NORTHEAST OSHAWA 285 Taunton Road East - Five Points Mall Redevelopment Creation of several new commercial spaces on the former Five Points Mall site, with the addition of a 22,049 square metre self-storage facility and 3 standalone commercial buildings totaling 2,809 square metres in area. The storage facility will be an adaptive reuse of the former Target retail unit, and will also feature commercial units on the ground floor around the perimeter of the floor plate. Demolition of the existing enclosed mall is expected to begin Fall 2017 with new construction to follow.

15 301 Ritson Road North - Canada Post New employment space on Ritson Road North, near the Costco Plaza, intended to be the new Oshawa sorting centre for Canada Post. Project is a redevelopment of a former vacant brownfield site. 3,469 square metre space will begin construction September 2017.

16 1335 Benson Street - Retirement Residence 80 unit retirement residence in close proximity to Smartcentres North Oshawa. Construction is currently underway on the 8,924 square metre six-storey residence.

17 707 Harmony Road North - Commercial Office New commercial office space on Harmony Road North, north of Rossland Road East. Project is an adaptive reuse of a single-detached house. Real Estate office in space will open in 2017.

18 251 Ritson Road North - Retail Plaza 2 buildings of new retail space, including a Tim Hortons and an Automotive Shop. 6 units of commercial space total, totaling 858 square feet of space. Project completed as of Summer 2017.

19 TAUNTON Infill Townhouses - Missom Gate 80 townhouse units, 16 north of Missom Gate, 74 south of Missom Gate, all three storeys in height. Located directly across road from Smart Centres North Oshawa Retail Plaza. Construction is expected to begin in Spring SmartCentres Oshawa North Expansion Harmony Road North A 2,380 square metre commercial building, containing two retail units. This development will be an infill on the SmartCentres Oshawa North property. Mixed Use Building Taunton Road West A four storey mixed-use building, with 18 residential units, slated to begin construction in Spring This development will intensify the current property, a one storey commercial building.

20 Midrise Apartment Ritson Road North 75 unit, 4 storey apartment development overlooking the scenic Camp Samac Conservation Area. Construction was completed in Winter Forest Hills Public School Opening in September 2018, Forest Hills Public School will be 2 storeys in height and 5,818 square metres in area, and service the rapidly growing community of Taunton. It will be directly east of 5 acre Greenhill Park.

21 KEDRON Kedron Part II Planning Area The Kedron Planning Area, in coordination with the Kedron Part II Plan approved in 2014, is expected to grow to accommodate 22,000 new residents on 1,151 acres of land. Currently, there are active development applications on 85% of the land, with an expected build-out time of 2-3 years. As well, of the remaining 15%, there are development applications in the pre-consultation stages for 5% of the land, with an expected build out time of 3-4 years. Nine subdivision applications from a variety of developers have been received for the Kedron area. These subdivisions propose approximately 2,700 single detached, 82 semi-detached, 682 townhouse, 317 back to back townhouse and an additional 1347 dwellings within medium density blocks that could be developed as a combination of townhouses or low-rise apartments. Also proposed are a total of 10 new schools and a number of new parks.

22 WINDFIELDS RioCan Windfields Retail Hub The RioCan Windfields Retail Hub is a 160 acre site which will include 77,926 square metres of commercial space as well as 343 townhouse units and 352 apartment units. Construction is expected to begin in 2018.

23 Retirement Residence Thoroughbred Street 188 retirement units in a five-storey apartment-style development in the heart of the Windfields community. Project is anticipated to begin construction in Spring 2018.

24 Tribute Townhouses - 0 Thoroughbred Street 63 residential units in a complex of three- and four-storey stacked townhouses. Project is anticipated to begin construction in 2018.

25 Stacked Townhouses Hill Rise Court 132 residential condominium units in a complex of three-storey stacked townhouses. Project is anticipated to begin construction in Spring Stacked Townhouses Windfields Farm Drive W 170 units of stacked townhouses, between 3 and 4 storeys high, just west of the RioCan Commercial Hub. Construction has begun as of August 2017.

26 New Public School - Northern Dancer Drive Scheduled to open in September 2018, this new school will be 2 storeys and 5,796 square metres in area, and service the rapidly growing community of Windfields. It is directly north of the 5 acre Bridle Park.

27 NORTHWOOD Northwood Business Park Northwood Business Park is a large area of employment designated land. The area currently is in the process of being serviced and zoned to allow for future development. This area has the advantage of being located in proximity to the UOIT/Durham College main campus, the Highway 407 and the Oshawa Executive Airport. Development has already begun to come to fruition, including 1472 Thornton Road North Thornton Road North (Located in the Northwood Business Park) Recently completed 1472 Thornton Road North is the first of many planned developments in the Northwood Business Park. It contains 28 industrial condo units, 4,115 square metres of total space, and offers two storey units up to 6.1 metres. Sold out.

28 UNIVERSITY & COLLEGE AREA SIRC - Software and Informatics Research Centre UOIT s new $33.5 million SIRC is a hub for research in health and business analytics, IT security, networking, gaming, and software engineering. It has a strong focus on promoting interdisciplinary and experiential learning for students in computer science, IT and engineering. CFCE - Centre for Collaborative Education Durham College has broken ground on its $35 million Centre for Collaborative Education. The 75,000 square foot building will embody the College s commitment to working with its partners to create a new facility where students, employees and the broader community can work together in ways that transcend the traditional concepts of education.

29 CARIE - Centre for Advanced Research, Innovation, and Entrepreneurship UOIT has announced plans for a new $100 million Centre for Advanced Research, Innovation and Entrepreneurship (CARIE). CARIE will act as a catalyst for a new cluster of advanced manufacturing, research and development in strategic industries such as nuclear, electrical and alternative energy systems, automotive and transportation, new materials and robotics.

30 Mixed-Use Complex Simcoe Street North Five-building, mixed-use complex consisting of 112 townhouse units and 58 apartments. Tallest building is 4 stories, and contains the complex's 587 square metres of commercial space. Project expected to be completed in Fall Mixed-Use Apartments Simcoe Street North 8 storey apartment building, with all 308 units being bachelors to attract students from nearby University of Ontario Institute of Technology and Durham College. Also contains 605 square metres of ground floor commercial space. Project is currently under construction, estimated completion in Fall 2018.

31 NORTHWEST OSHAWA Oshawa Executive Airport Oshawa Executive Airport is taking flight, with heavy private sector investment - hangar space is up 260% in the past 10 years, and another 30% increase is projected in the next 5 years. This would increase total hangar space from 270,000 square feet currently to over 350,000 square feet. With the closure of Buttonville Airport in Fall 2017, Oshawa Airport predicts corporate travel will increase 150 percent in the next 5 years, increasing from 3,500 movements a year to 8,800. Corporate travel has been steadily increasing since 2012, up 50% in the last 5 years Keith Ross Drive New 4,130 square metre hangar and office space at the airport, located on Keith Ross Drive just west of the Airport Terminal Building. 849 Rossland Road West Redevelopment of 5 acre Immanuel Christian School Society site into 84 three-storey block townhouses. Construction is anticipated to begin in Summer 2018.

32 NORTH SIMCOE Apartment Tower - 30 Adelaide Avenue East 152 apartment units in a 15 storey residential tower near Lakeridge Health and Parkwood Estate. Construction completed Spring Simcoe Street North 65 apartment units fronting onto Simcoe Street North, in a six storey intensification development. Currently 4 single detached houses occupy the site. 6,140 square metres of new residential space on Simcoe Street North.

33 WEST OSHAWA Oshawa Centre - Expansion On September 29th, 2016, Ivanhoe Cambridge opened the $230 million Oshawa Centre expansion to the public. The project represents a significant investment in the overall economy, as 700 new retail employees were hired because of the expansion. The expansion created 60 new stores, a 1000 seat food court and 2 new restaurants.

34 Retail Expansion Gibb Street West Proposed addition of two new commercial buildings in the retail plaza south of the Oshawa Centre on Gibb Street - currently containing Canadian Tire and Real Canadian Superstore. New buildings will add over 1000 square metres of retail space, and include one restaurant and one multi-tenant commercial building. Construction is underway. Rental Apartments King Street West 25 units of luxury rental in a 4 storey building on King Street, in close proximity to the Oshawa Centre and Trent University Durham. Project completed Spring 2017.

35 Retirement Home Bond Street West 4 storey, 129 unit retirement home just steps from the recently expanded Oshawa Centre. Building will also include a 725 square metre medical office and a walkout basement. Construction is anticipated to begin in early Trent University Durham Expansion Trent University Durham has announced its intention to expand. This expansion would include 2 new buildings - a $38 million academics building and an $18 million student residence. The first building is scheduled to be completed by September 2018.

36 Durham Learning and Business District (dlab) dlab is a partnership of developers, universities and local governments. The proposed project entails the construction of 12 new buildings, each with a minimum 60,000 square feet of fully adaptable retail and commercial space. The Thornton Corners GO Train station will connect dlab to both Downtown Oshawa and the entirety of the GTA. Thornton Corners GO Station In June 2016 the Provincial Government announced the approval of the Lakeshore East Go Train Extension, which includes new GO Train Stations in Oshawa, Courtice and Bowmanville. This extension will connect East Durham by rail to Whitby, Ajax, Pickering, Scarborough, Downtown Toronto, and the rest of the GTA. As part of this extension, a GO Station has been proposed by Metrolinx for the lands north of Champlain Avenue on Thorton Road South. This Go Station will integrate bus, rail and vehicle travel, and spur development of the adjacent dlab.
