The luxury market in Miami Beach showed a tremendous amount of growth, with 8 sales at $500,000+ over the first quarter of 05 compared to 65 sales at $500,000+ in the 4th quarter of 04, a 8% increase during Q. 0 residences sold or were under contract for sale in March 05, with average listing prices at $3.05 million, higher than any month during the previous two quarters. Although average listing prices were higher in Q 05 over Q4 04, the average price per square foot for sold residences was higher in Q4 ($988) than Q ($88) by $07 per square foot.

Inventory remained fairly steady over the past two quarters, with anywhere from 5- new listings appearing on the market each month, while anywhere from 3-5 condos sold per month during this same period.
