4 Summary of Improvements Six rooftop package units, total 108 tons of cooling, all replaced from All new Carrier and Trane units, total cooling approx 115 tons. After all rooftop equipment was replaced, the building had a new roof installed in summer of Approx 18,000 sf in area. Main roof made of high reflectance TPO. Lower roof made of fully adhered Carlisle EPDM elastomeric material. Four pre-existing HVAC control systems (Carrier VVT, Johnson Metasys, Viconics, Carrier ivu) replaced with new Trane building automation controls (Trane Tracker/Varitrac). 50% of first floor renovated with completely new air distribution system, including electrically reheated VAV air distribution boxes. These assure constant temperature discharge in both cold and hot weather. Approx 8 individual zones separate perimeter and interior space, and assure very even balance among all areas. 50% of second floor also renovated, with the remainder scheduled in early Remote internet access to all areas under Trane control, enables monitoring off site, and adjustments made by HVAC contractor without the need to visit the building. 30% saving in electrical consumption, comparing 2010 to present, based on new energy efficient designs (new rooftop units and new air distribution systems). Higher savings in gas utility consumption. One area appears to be reduced by more than half. Impact on operating expenses gives the building a low cost structure, with competitive leasing rates.
