1 SANDLER SOUTHWEST Legacy Drive and Country Club Drive Frisco, Texas Executive Summary is a 50,000 square foot to-be-built mixed-use project containing approximately 16,500 square feet of retail space and 33,500 square feet of office space at the northwest corner of Legacy Drive and Country Club Drive in Frisco, Texas. The project will be constructed of Austin stone and stucco to blend in with the adjacent Stonebriar Country Club Clubhouse and the Westin Resorts Hotel. The office building will have 108 underground parking spaces and 26 surface spaces. The project will be built on a heavily wooded three-acre site contiguous to the Stonebriar Country Club golf course s tenth hole. Located at one of the highest points in the area, the offices will have spectacular views across the golf course and surrounding residential areas. The retail shops will benefit from the more than 3000 homes existing or under construction along Legacy Drive to the north, ranging in price from $350,000 to more than $1,000,000. There is currently no retail space in the area to serve these homes, with the nearest shopping located more than three miles distant. The only planned retail is an Albertson s Center to be constructed at the southeast corner of Lebanon and Legacy, approximately 2.5 miles to the north. The site is located just north of State Highway 121 and Legacy Park, which is home to more than twelve million square feet of office space containing the headquarters of EDS, Frito Lay, JC Penney, Countrywide Mortgage, Sterling Software, Dr. Pepper, and Denbury Resources. The project also has excellent access to the Dallas North Tollway and Preston Road, both of which provide an easy, direct link with downtown Dallas and other business centers in the North Dallas area. The site is directly across Country Club Drive from a 300 room Westin Resort, which is scheduled to open in August. Down the road several hundred yards is the Stonebriar Country Club s clubhouse, which has recently been remodeled. This renovation will accommodate an expanded membership of 800 golf members to coincide with the opening of a new Fazio designed golf course in October. Additionally, the initiation fees for membership in the Stonebriar Country Club will increase to $40,000.
