HOTEL PERFORMANCE IMPROVING Hotel performance figures for the last 3 years have been improving, showing significant growth in both occupancy and room rates. The general occupancy among Budapest hotels has returned above the 65% level for 4* and 5* hotels.

4 Hungarian Macroeconomic Overview ECONOMIC FORECAST OF HUNGARY Economic 2017 The long-term outlook of the country, based on the internal and external research and reports, is on a good path to grow or at least be stable. GDP Growth Rate: 4% Unemployment Rate: 3,8% Gross average monthly earnings, nominal: 12,9% Investment Volume Change: 16,7% Consumption of Households: 4,1% source: KSH.hu GDP growth rate: will increase by 3.6% in 2018, but slows down from 2019 (3.1%) Unemployment rate: stabilizes around 4-5% Inflation rate: %. However on the labour market the shortages will generate a wage growth. In 2014 the GDP per capita numbers once again went back to the pre-2008 era numbers, which indicates that the upward tendency of Hungary s economy has just started. The minimum wages will rise in 2018, so does the real wages, but it will slowly stabilize until With the interest rate rising up from 0.9% to 2%, the construction output will slow down from the actual 30.7% to 3.56% till Retail sales and consumer spending will be approximately the same as in 2017, with personal savings rising and the households debt to income ration going down from the actual 39.39% to 23.82% until 2020 The predictions and forecasts projects a slow, but stable growth for Hungary for the next years. The Hungarian property markets continue to attract enduring, significant interest from foreign and local investors, due to the strong occupational markets, improved lease terms, attractive pricing and leasing financing conditions. Hungary is unique among its CEE regional comparison countries with continuously improving credit ratings. The rapid shrinking of the yield ensures not only safe and attractive cash-flow generation for the potential investors but also improving market-appreciation of the assets.
