1 YourOwnRoom Fact Sheet ABOUT US YourOwnROOM is a tech enabled online managed property rental business rapidly gaining the trust of millennials in Bangalore and Pune. We aim at being the millennials #1 choice for good quality, safe and strategically located homes closer to work in India. We have a deep understanding of the millennial generation and the problems they face in the search for good homes, which is why we provide the easiest ways of finding ready to move in homes, with complete rental management processes done through our easy-to-use technology platform and mobile app. We provide fully furnished homes for millennial singles/students and semi furnished homes for millennial families. We manage the complete tenant lifecycle with everything from their stay to ongoing maintenance, burdens and rent renewals, in partnership with homeowners. YourOwnROOM is on a mission to provide an unmatched living experience along with consumer delight for millennials seeking accommodation in collaboration with the Home Owners and Service Providers. YourOwnROOM commenced Operations in April 2016, Current footprint includes 1,500 beds across Bangalore and Pune. It has a fully functional robust technology platform, Portal and Mobile App in production. PROBLEM The residential rental landscape in urban India is inefficient, unorganized, and absurdly priced with many single and married millennial tenants facing discrimination. On the other hand, we see owners struggling to find & manage tenants. Tenants Face discrimination, owners do not trust them Do not get access to good quality properties Compromise on locations, privacy, quality, security and rental/ deposit terms. Owners 1

Lack bandwidth to find and manage tenants and property SOLUTION YourOwnROOM provides high quality furnished and semi-furnished homes to single and family millennials. We currently have 3 distinct offerings for millennials in Bangalore and Pune to choose from. They are: Co-living Homes Family Homes. We meet the demands of single and co-living by onboarding a steady pace of homeowners in both cities. We provide complete rental and property management solutions which is powered through our technology-based portal and mobile app. Our technology portal allows monitoring of all activities concerned with the property and bridges the gaps of communication between both tenants and owners. This entire lifecycle of onboarding properties, renting it out to the right tenants, collecting & depositing of timely rents is managed by our team at YourOwnROOM. Onboarding and Rental Management: 1. We lease the property from the owner or get into an arrangement with the owner, rent out the individual bedrooms with common shared living and dining areas to singles and manage their rental payments and maintenance issues. 2. We offer professional end to end management of rental services powered using a technology-based portal and app. a. On one hand, we help our tenants with a hassle-free experience of finding and living in a high quality furnished co-living space with all maintenance issues taken care of. b. On the other hand, we help our home owners find screened tenants, obtain uninterrupted premium returns and get access to professional property management. 3. Our properties are furnished and in attractive locations close to offices. 2
3 4. Target tenants include Single working professionals, executives on short term deputations, students, people facing personal transitions like separations and families. 5. Target homeowners include NRIs, HNIs, 2 nd or 3 rd home owners. We are also currently engaging with societies and builders to acquire bulk properties that add to the variety in our inventory. The largest company in Managed Rentals for Singles is Nestaway ($ 43 M funding) with 30K tenants across 6 cities Other include NoBroker, Quickr/Grabhouse, Homigo, Stayabode, Stanza, Square Plums, Coho, Zolo Traditional Property portals like 99acres, Commonfloor, PropTiger, Quickr, Housing.com & NoBroker focus on listing BUSINESS MODEL The Business Model of the Company is explained as under: The Business Model is designed with the underpinning assumption that the Business is Technology enabled, free of Inventory Risk and is Operationally and Asset Light. There are 3 steps Acquire We sign MoU with the owner for furnished property as per our specs and ask them for 45 days to rent out; We enable owners to furnish the property and carry out maintenance and repairs 4
5 Rent with the help of empaneled vendors; Post on boarding, we list the property on our portal and app and kick-off the sales process; We organise site visits, conduct KYC/ref check and acquire tenants; We sign a tri-party rental service agreement with the owner and tenant; Tenants directly pay the deposits to the owners; Manage We manage tenant and property lifecycle which includes rental collections, agreements, rental payments, exits and renewals; All Rental payments are through our P/F and we charge 14% commission; We manage the property and carry out service requests and complaints and charge accordingly; DIFFERENTIATORS We choose very good properties in safe neighborhood which is 15 minutes from offices. TECHNOLOGY PLATFORM YourOwnROOM is an internet based online managed rentals platform managing key processes of leasing, listing & renting for owners & tenants. This also includes end-end renting process from property discovery, site visit, verification, room booking & rental payments are available online on YourOwnROOM platform for Desktop and App YourOwnROOM delivery framework is fully automated with on boarding of Sales, Operations, Acquisition functions on YourOwnROOM platform.
