1 INSTRUCTIONS Inspect the property using the following inspection information and inspection photos. Record your observations in the RAPID software. Pay attention to the inspectable area and the number of deficiencies per photo; this will assist you in recording the correct number of deficiencies in the proper location. Inspectable items that do not have identified defects should be appropriately marked within the inspection software. That is, check either NOD or N/A as appropriate for inspectable items that are commonly found at the property and that are not specifically cited by the information that follows. For example, typically, it would be inappropriate to check N/A for unit water heaters. A photo is required for all L3 and H&S defects. Her address, phone number and fax number are the same as Mrs. Franks, but the has changed to dlong@tha.com. You also learn that the maintenance supervisor, Joseph Blunt, has been replaced by Tony Blevins. Mr. Blevins will be your only Revised

2 escort for today s inspections. All contact information remains the same except for the , which has changed to tblevins@tha.com. Mr. Nimms is still the PHA Executive Director. His address information has not changed and he is the primary contact for the property. Certificates: During your verification of the certificate information, Mr. Blevins provides you with the current sprinkler and fire alarm certificates. He states that there are no boilers or elevators on this property and he believes they have a Lead Base Paint Inspection Report but cannot locate it. When the resident files are inspected, you find that 5 of the 5 files that you have randomly selected have the Lead Based Paint Disclosure Form inside. When asked, Mr. Blevins states that there are no units affected by bed bugs. Area Measures: Mr. Blunt states that they do not have the area measures for the Parking lots/driveways/roads, but do provide the area measures for the Sidewalk/Steps which are 9300 SF. You will have to estimate the square footage of Parking lots/driveways/roads. You observe that there are 112 full-sized parking spaces (approximately 9 ft. x 20 ft. each) and the driveway is approximately 20 ft. wide and 600 ft. long. Visual Verification: During the visually verification, you confirm there are 7 two-story residential buildings and a single-level office building located on one site. Each of the 7 residential buildings has a common area hallway. The residential buildings are labeled A through G and contain 6 units each. The units in each of these building are one-bedroom and numbered 1-6. In addition to these 8 buildings, you observe a two-story structure on the property which was not part of the original property profile. After further inspection you realize it meets REAC s definition of a building. When you ask Mr. Blevins about this, he explains that the building was constructed in This building is named H and the building number is 09. The address line 1 is the same street as the other buildings on this property but you will enter (-H) to the street address to give this building a unique address. The ground floor is the maintenance shop and the upstairs consist of 2 one-bedroom units and are identified as Unit 1 which is occupied and Unit 2 which is vacant. Revised

3 After returning to the office, you verify that the current rent roll provided by the property matches the actual unit count. You also notice on the rent roll that the following units are vacant. They are: Bldg B Unit 2 Bldg B Unit 3 Bldg D Unit 6 Bldg E Unit 4 Bldg H Unit 2 When asked about this, Mr. Blevins explains that in addition to the five vacant units, four other units have been permanently converted. They are: Bldg A unit 1 is now used as storage Bldg C unit 6 is now additional office space Bldg E unit 3 is now a police sub-station Bldg F unit 2 is now used for an after school learning center Revised

8 Exterior ( Office building) This exterior entry door has an automatic door closure. When you open the door and release it, this is as far as it will close. This door leads from the hallway to the outside of the building. This condition does not result in a Health and Safety concern. Page 5 of 27

13 Building Systems (Building C ) While in the 2 nd floor storage room you observe this electrical panel. The gap between the cover and breakers is greater than ½. Your escort tells you this panel controls all common areas in the building. Page 10 of 27

This output file will be used for grading your exercise. 1. Select Inspection ID Click the Upload button. This will put a RAPID output file on your computer s desktop 3. Return to the Online Training 4. Open Exercise Use the arrow buttons to go to the last screen in the exercise then click the Upload Rapid Output button 6. In RAPID you must delete the inspection and re-download it in order to retake the exercise. See the following instructions. In RAPID, do the following: 1. Click the Delete button on the top menu, it will display a screen with all the Inspections you can delete 2. Check or select the Inspection ID(s) to be deleted 3.
