Follow the public road for 1¼ miles and the access gate to Lydcott Wood is on the right (point A on the sale plan). Please park on the opposite side of the road. The galvanised access gates are locked but there is a pedestrian gate to the left. Directly in front is the bridge which is on the edge of Lydcott Wood and is included in the sale. Please be aware of hazards within the woodland when viewing. DESCRIPTION Lydcott Wood sits on the western bank of the River Seaton which flows into Whitesand Bay about 3½ miles to the south at Seaton Beach. The wood is about 1 mile to the north of the village of Hessenford on the A387 although better vehicular access is obtained from the A38 from the north. The River Seaton Valley is heavily wooded and highly regarded for its range of habitats including Semi-Ancient Woods, grassland and its river corridor. The Seaton Valley countryside park to the south of Hessenford was Cornwall s first Green Flag Countryside Park and local Nature Reserve. The Award recognises the best green spaces in the country in the same way Blue Flag Awards recognise high quality beaches. The Seaton Valley is home to wildlife such as otters, kingfishers, dormice and fritillary butterflies. The Woodland is a mixture of conifers and broadleaves. The coniferous element, dating from the early 1980s, is principally Douglas fir which is now into its productive phase having last been thinned in The Douglas fir extends to about 17 acres and there are smaller areas of Japanese larch, 3.8 acres, and half an acre of Sitka spruce. Broadleaved areas are rich and diverse with many ancient elements. They range from remnant oak coppice through to standard broadleaved alder and ash woodland on the valley floor. Wet flushes with ash and sycamore occur on the slopes and there are areas of standard oak and beech. A small area of about 2 acres of oak was established in Lydcott Wood is classified as Ancient Semi-Natural Woodland (ASNW) or Plantations on an Ancient Woodland Site (PAWS). Ancient Woodland is a term used in the United Kingdom to refer specifically to woodland dating back to 1600 or before in England and Wales. Ancient Semi-Natural woodlands are broadleaved woods which have developed naturally on undisturbed soil. Plantations on Ancient Woodland Sites are woods in which the former tree cover has been replaced, often with non-native trees. Lydcott Wood has a series of forest rides providing access to most parts of the wood. Whilst the site is steep in places the thinning demonstrates the workability of the site. Timber has been removed via the bridge to the stacking area. The bridge was subjected to flood damage during the winter 2013/14 and is now understood to not be suitable for vehicular use. Purchasers should make their own enquiries as to the cost of replacing/repairing the bridge for their own future uses. On the eastern side of the River Seaton is a useful stacking area, shown cross-hatched on the sale plan, adjoining the public road. Whilst the stacking area is not included in the sale, Lydcott Wood is sold with the right to use the vendor s stacking area for an eight week period during timber operations in Lydcott Wood and a four week period for works on the bridge, subject to making good any damage and not parking on or obstructing the access track. The vendor s consent is to be obtained for each operation which is not to be unreasonably withheld. The vendor may temporarily delay consent if the loading bay is required by the vendor during the period requested.

Telephone Mr Richards will be pleased to discuss management with prospective purchasers. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. The fishing rights are not included. MINERAL RIGHTS The rights are reserved to the vendor below a depth of 10 fathoms (60 feet) from the surface and without any rights of surface entry. FENCING There are no known fencing liabilities other than an obligation to erect, on notice from the vendor, and maintain a stockproof fence and gate around the bridgehead, marked wxyz on the sale plan, adjacent to the stacking area. COVENANTS The conveyance will contain the following covenants for the benefit of the vendor. These seek to ensure woodland owners do not use the wood for anything which would be a nuisance to neighbours. To use the property only as woodland; Not to allow:- - Any rubbish or other equipment, materials or other items not ordinarily used in the management of a woodland to be deposited on the property; - Any building, caravan (other than a single touring caravan and/or not more than two tents for up to 28 days per calendar year for the personal enjoyment of the buyer and their friends or family only), or derelict vehicle/scrap storage on the property; - The building, development or erection of any new structures. RIGHTS OF WAY The woodland is sold with the benefit of a 5 metres wide right of way at all times and for all purposes over the route shown with a brown line on the sale plan. The owner of Lydcott Wood will be required to keep the gate onto the public highway locked unless found unlocked. The bridge, the bed of the river below the bridge and 5 metres of land on the eastern side of the river are included in the sale of Lydcott Wood. BOUNDARIES The eastern boundary is the west bank of the river other than at the bridge where the bed of the river below the bridge and 5 metres of land on the eastern side of the river are included in the sale. RIGHTS AND EASEMENTS The woodland is sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements, together with the right to cross the property with any future service connections. WAYLEAVES The woodland is sold subject to all existing wayleaves and purchasers will be deemed to have satisfied themselves as to the routes thereof.
