2 LOCATION / DIRECTIONS: The property is located 3 miles to the north-east of Gosforth. Turn off the A595 Whitehaven to Barrow-in-Furness road into the village of Gosforth. Continue through the village and bear left following signs for Nether Wasdale/Wasdale. On crossing the river, the road climbs the hill and the access track known as Guards Lonning is to the left see the Mitchells for sale board with direction arrow. Continue up Guards Lonning (N.B. Guards Lonning provides access on foot and by tractor, 4x4, quad-bike, etc.) for approx. 1 ½ miles and Lot 1 is on your right. Lot 2 is approx. ½ a mile further along Guards Lonning on your left. Nav. input postcode CA20 1EN to get to Guards Lonning. DESCRIPTION OF THE PROPERTY: The property comprises 2 lots and is shown on the Sale Plan at the end of these particulars. Lot 2 enjoys fantastic views of The Screes at Wastwater. Access to both lots is taken from the track known as Guards Lonning (N.B. Guards Lonning provides access on foot and by tractor, 4x4, quad-bike, etc. dependant on ground conditions). Both Lots are intake land (i.e. grazing/rough grazing) and Lot 1 is part covered in gorse/bracken. Both Lots have natural water supplies. METHOD OF SALE: The property is offered for sale by Private Treaty. TITLE: The property has freehold title and vacant possession will be given on completion. The track known as Guards Lonning, over which the property is accessed is a public bridleway and is also subject to rights of way in favour of neighbouring property owners. The property is sold subject to all existing burdens (covenants, wayleaves, rights of way, easements, quasi-easements, rights of access, ancient monuments, etc.) whether public or private and whether constituted in the title deeds or not.
