Follow the road through Maiden Newton, reached after just over 3 miles, taking the left turn signposted to Wynford Eagle and West Compton as you leave the town. After about 300 yards take the right turn to Wynford Eagle and follow the road for just over a mile. Access into the woodland with fourwheel drive vehicles can be arranged by prior appointment only through the selling agents. For your own personal safety please be aware of potential hazards within the woodland when viewing. DESCRIPTION The woodland is beautifully situated in open countryside to the west of the hamlet of Wynford Eagle. The wood occupies a sheltered site sloping down to a watercourse running north-east. The current owners created a most attractive lake with an island in the mid-1990s. This has enhanced the amenity, conservation and sporting potential of the property. There may be opportunities to create additional ponds along the watercourse. The woodland was principally established by the Forestry Commission during the late 1950s and early 1960s with a strong conifer element, principally Norway spruce and Douglas fir. The ability of the site to grow good quality commercial crops is evidenced in the current stands. The majority of the conifers can be considered for clearfelling, subject to obtaining the necessary consents, in the short term. The new owner will have the opportunity to influence the future direction of the wood through the choice of species for the restocking. A strongly commercial woodland with fast growing conifers is one option or broadleaved planting with a variety of species such as oak and other broadleaves is an alternative. The principal broadleaved areas lie along the southern boundary with compartments planted in 1960 and the mid 1990s. The older crops have been thinned in recent years. There are areas of natural woodland along the watercourse and within some of the conifers. Species include beech, oak, ash, sycamore, cherry, hazel and alder. The wood supports a variety of birds including buzzards, sparrowhawks, kestrels and owls. Carpets of bluebells appear in the spring together with orchids. Wynford Wood enjoys good access over a recently upgraded and stoned track from the public road, marked AB on the sale plan, to the southern boundary. After a short distance there is a stacking area. From here a series of rides provide access through the woodland to the south east of the stream and past the eastern end of the lake into the balance of the wood. Some of these routes are usable with four wheel drive vehicles but care should be taken. This is a private wood with no public rights of way through it. The woodland has not been shot through for over 30 years but it may be possible to create a small fun/family shoot there. With deer, roe and fallow present there will be stalking opportunities and it is understood that wild boar have been seen on the property. In addition, the lake may offer fishing opportunities if stocked.

5 The parish of Wynford Eagle contains barrows and Roman remains have been unearthed here. It is understood that to the west of the stacking area, close to the entrance at point B, is Wynford Wood boundary bank which is a Scheduled Monument although there appears to be little data available for it. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute. FENCING/BOUNDARIES It is believed the woodland owner is responsible for the maintenance of the boundary fences. RIGHTS OF WAY The woodland is sold with the benefit of a right of way for all purposes over the route shown AB on the sale plan, subject to making good any damage caused. The right of way stipulates all heavy traffic, including timber wagons, must only use the public road running south-west from point A when accessing or exiting the wood.
