On May 28, you re invited to join us for a grand reopening that includes breakfast and lunch (see sidebar). The water damaged most of the flooring and some of the interior walls throughout the nearly 12,000-squarefoot facility that houses the departmental offices, member service hub, meeting rooms, classrooms, business center, and retail store. The offices remained open in the past few months despite the resulting dust, noise, and general disruption of daily routine. Thanks to our members for bearing with us during this process. After the cleanup, a plan was put into place to remodel the headquarters and make it a more usable space for members. A revised floor plan provides easier access to the retail store and to member services, where you will find tables to sit down, relax, read the San Diego association newspaper, and take advantage of the wi-fi hot spot. Large self-service touch screens are available in the hub to access your REALTOR tools. The classrooms and business center have also been upgraded to make your visit to Kearny Mesa even more productive. If you haven t been to SDAR Kearny Mesa lately, this is a perfect reason to stop by. GRAND REOPENING MAY 28 To get your own impression of the Kearny Mesa remodeling, attend our Grand Reopening on Thursday, May 28. Enjoy a full day of prizes, raffles and giveaways. Events include a complimentary continental breakfast at 9:00 a.m., Lunch and dessert at 12 noon, followed by a ribbon-cutting Ceremony at 12:30 p.m. Members will also be able to take advantage of two free classes in our new facility. We ll be hosting a an interactive training on drone photography as well as a class on Using Statistics to Benefit Your Business which will take a deep dive into how to read, interpret, and utilize local housing statistics in your business. While no definitive conclusions could be drawn about what the industry is facing in the years ahead, the fact remains that buyers and sellers and no doubt real estate professionals will continue to make use of these burgeoning search portals. Saul Klein, an SDAR past president, noted that real estate websites like Zillow/Trulia and Move/ Realtor.com see 80 million unique visitors a month yet there are only 5 million real estate transactions a year. So that begs the question: What are people doing on these sites? Hopefully the brand of REALTOR means something to consumers, said Russ Cofano, senior vice president of industry relations for Move/Realtor. com. While Zillow/Trulia might be number one in the audience game, Realtor.com boasts statistics that its audience spends more time on its site. This is where they go when they re ready to buy a home, where they can find professionals to help them buy a home, Cofano said. He said that Realtor.com has launched new profiles for web, tablet, mobile phones, and allows REALTORS to claim their profiles so they can manage what people learn about them on the website and social media, with the goal of building repeat and referral business. REALTORS Brighten Up Expo Over 2,000 real estate professionals converged at the San Diego Convention Center on April 24 for the REALTOR Expo & Conference. They traversed the 200 vendor booths at the trade show, added to their knowledge base at the education breakouts, and mingled with their colleagues in the profession. See page 6 for more on the Expo. page 2

2 2015 PRESIDENT PRESIDENT S PERSPECTIVE page 1 CHRIS ANDERSON It s always a pleasure to share good news about the local real estate market in this space, and this month we have plenty to talk about! Sales of single-family homes in San Diego were the hot ticket in April, with volume up 8 percent over March, while prices increased, as well, according to new housing statistics from the Greater San Diego Association of REALTORS (SDAR). Attached homes sold at a brisk pace, as well, with 4 percent more closings for condominiums and townhomes in April compared to the previous month. Taking the first four months of 2015 into account, sales of all previously owned homes crept up 1.5 percent over the same period last year. I m also pleased to report that prices continue to rise at a sustainable pace. The median price for singlefamily homes reached $520,000 in April, about 1 percent higher than the previous month, and 6 percent over the April 2014 mark. Condos and townhomes recorded a median price of $344,250 last month, up more than 4 percent over April In fact, year to date, prices are up a healthy 7 percent over last year. Home sales and values Spring Ahead in April There were more than 6,500 homes for sale on the Multiple Listing Service (MLS) in San Diego County, which might sound like a lot, but in reality represents only about two and a half months worth of inventory. We d like to see about five to six months of inventory. Still, single-family homes lasted only 41 days on the market on average, while attached properties sold even quicker, closing with an average of 38 days. The heaviest sales volumes were seen mostly in North and East County. Rancho Bernardo (zip code 92127) saw the highest number of singlefamily homes sold in April at 56, followed closely by Escondido (92027) with 54, Spring Valley (91977) with 53, Oceanside (92057) with 52 and El Cajon (92021) with 51. That doesn t mean homes weren t selling in other parts of the county; it just means the most action seemed to occur in the above zip codes. A lot of factors influence sales numbers and potential sellers in other parts of the county should not be deterred! Not surprisingly, a coastal North County home was the most expensive listing sold in the county in April: A 36-year-old, 6-bedroom, 6-bath, 5,000-square-foot home in Solana Beach, built in It went for $6 million. SDAR is big on statistics. For more data compiled monthly for SDAR s FastStats, visit Chris Anderson Curt Beardsley, vice president of industry relations for Zillow/Trulia, billed his company as a living database under the umbrella of the Zillow Group, which now includes Trulia (after the 2014 merger), StreetEasy (a New York-focused site), and HotPads (a rental search engine). He said that while the Zillow brand is maybe best known, it represents only a small fraction of the online business associated with a $170 billion marketplace. Beardsley added that the Zillow Group is not interested in acting as a brokerage or a multiple listing service, but is trying to build a consumer audience particularly through advertising. The company has also added special-interest reports on underwater properties and neighborhood sweet spots. Two executives on the panel represented differing responses to the explosion of online real estate search portals. The CEO of the Austin (TX) Board of REALTORS, Paul Hilgers, discussed how their association discontinued syndication through ListHub a platform that synchronizes listings to more than 140 publisher websites and decided to only syndicate through portals that agree to certain data integrity standards. 3 If you joined us at our recent San Diego County REALTOR Expo, you are aware of the many educational opportunities we offer our members. More than 200 people were present at each Breakout Session, and our General Session hosted over 700 people. Attendees were treated to lively presentations covering such subjects as new technology, listing syndication, and even a digital photography shootout! The Greater San Diego Association of REALTORS prides itself on keeping our members up to date and informed. Part of this mission is making sure you are aware of all the educational requirements you need to keep your license current. The mandatory ethics training requirements for new and continuing REALTOR members is upon us. Established by the National Association of REALTORS Board of Directors, the goals of the ethics training is to: Heighten member awareness of the key tenets of the Code of Ethics; Create an awareness of and appreciation for the role the Code can and should play in their professional lives; Enhance professionalism and competency; and Encourage REALTORS to view their Code of Ethics as a living, viable guide in their daily dealings with clients, customers, and the public. REALTORS are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within four-year cycles. The training must meet specific learning objectives and criteria established by the National Association of REALTORS. The current four-year cycle will end Dec. 31, Any REALTOR who does not fulfill this requirement by the page 2 The Houston Association of REALTORS, on the other hand, created its own hyper local search portal with such features as subdivision-level data (as opposed to zip code based). In a recent month, according to Shawn Dauphine, director of the Houston MLS, the HAR site had four times the number of page views than Zillow had in the same region, and consumers spent almost triple the amount of time on the local site. SDAR, for its part, recently launched Just Knock, a community-linking platform combined with an online tool to search listings by neighborhood and to dig down into information about schools, restaurants, parks, services, and events in those localities. The goal is also to allow consumers and potential homebuyers to connect with SDAR REALTORS so they can get to know the city through the eyes of those who experience it on a daily basis. FROM THE DESK OF THE CEO deadline is in violation of a membership requirement, and their membership will be suspended until they do so. Nearly 8,000 SDAR members have yet to complete this training! 4 Alzheimer s Disease: A Personal Appeal for Awareness By Leslie Kilpatrick Alzheimer s is a skyrocketing epidemic with more than 5 million people suffering from the disease, a number that is expected to double in the next 15 years. Alzheimer s is NOT a normal part of aging, but instead is a progressive, fatal brain disease that currently has no treatment or cure. Age is the single greatest risk for Alzheimer s meaning we are all at risk. There are more than 60,000 San Diegans suffering from Alzheimer s today and more than 150,000 family members struggling to care for them, many sacrificing their health and lifetime savings. It is the third leading cause of death in San Diego and cannot be prevented, cured or even slowed. Alzheimer s is the most expensive disease in the U.S. and is an enormous strain on families. It will eventually help to bankrupt Medicare and is a major reason long term care insurance is now extremely hard to find and hugely expensive. Someone in the U.S. develops Alzheimer s every 67 seconds. By 2050, this will occur every 33 seconds. The reality is daunting. Alzheimer s disease has taken a tremendous toll on my own family since my mother was diagnosed in Watching her slowly fade away, the sadness of her struggles, the fear when she lashes out, the pain when she is confused and the deep loss of her companionship are a huge weight on my siblings and me. Additionally the costs of her care are staggering. Eighty percent of families dealing with this disease in San Diego are caring for their loved one at home. 6 EXPO & CONFERENCE Expo Showcased a Bright Future for the Industry in San Diego More than 2,000 real estate professionals gathered on April 24 at the San Diego Convention Center for the 2015 REALTOR Expo and Conference hosted by SDAR. The annual event included a day of learning at breakout sessions, mingling and networking, an informative General Session at noon, and a trade show featuring 200 real estate exhibitor booths. Attendees strolled the aisles of the sunlit Sail Pavilion, meeting vendors from the financial and insurance industry, home staging, moving and storage, technology, home improvement, property management, and many more. Along the way, they played the exhibitor game card, spun prize wheels, and picked up scores of freebies. Major prize winners included Maggie Mudd ($200 education credit), and Tran Le, (Apple Watch courtesy of the Young Professionals Network). Some highlights from the Expo & Conference included: General Session A lively discussion on The Future of Online Search Portals with a panel of real estate marketing executives REALTOR Swearing-In Ceremony We celebrated their entrance into the field of real estate. Breakout Sessions Topics focused on SDAR member benefits, REALTOR safety skills, RESPA/TILA upcoming changes, new technology must-haves, and ethics violations. Networking Reception Attendees enjoyed a chance to distill the events of the day, enjoy some great food and drinks, and have a chance to win even more raffle giveaways. 11 LEARN THE LINGO Walls Give Structure to Our Lives By Regina P. Brown What s the first thing a buyer sees when they drive up to view a home? The exterior walls! A home s walls define the character of the home, and can lend to the curb appeal that adds value to a home. Today s topic is all about walls: Exterior, interior, and all sorts of others. A wall is a flat, vertical structural component that is part of the building. Walls have three components: structure (the framework), finish surface, and insulation (between the structure and finish). Plumbing pipes and electrical wires are often inside the walls, both exterior and interior EXTERIOR WALLS Exterior walls are weatherproof; they shield the sun, wind, and elements. They secure our home and protect us from outside threats. They define a house s boundaries and set the tone for the neighborhood. More importantly, they provide the structure of the house and support the weight of the roof and any upper stories. Exterior Wall Materials: A system of strong, well-built walls is like an envelope that wraps around the home. It can keep pollutants and allergens at bay while improving energy efficiency. Walls are often built from local raw materials abundant in the region. The local climate often determines the standard building materials. Let s look at some popular building materials for walls. Stucco: A thin layer of cement and sand sprayed on as the finish coat which then hardens, stucco is highly durable and resists weathering. Stucco is more fire-retardant than wood; that s why it s popular California and the West Coast. It lasts indefinitely and rarely requires maintenance. Stucco may have a hand-troweled finish for an upscale look. Wood Beams: Wooden beams, such as 2x4s, are the most popular type of wall structures. The beams are assembled into a series of posts, nailed together, and secured to the concrete (or other) foundation. Beams are manufactured from timber, which of course attracts termites and deteriorates over time. Many builders now use specially treated wood to repel termites and ensure a longer lasting structure. Brick & Mortar: Bricks, made from hardened clay, are popular on the East Coast and the Midwest. They are glued together with mortar (which dries into concrete material) and constructed in a staggered pattern to add strength. In areas prone to earthquakes, brick walls are viewed as unsafe because the mortar turns into jelly during earth movement, and an entire wall could collapse on its residents. Brick walls are enjoyed for their charm and character. Cinder Blocks: Cinder blocks are large bricks and each side is hollow in the middle. Rebar (metal bar) is threaded through the middles, and then reinforced by concrete. Cinder blocks may be the base of a wall, but will have a finish over the blocks. Also known as concrete blocks. Metal Cladding: The finishing material of metal is often aluminum because it is lightweight shell, and yet resists the elements well. It is more durable than wood because it resists peeling, scratching, and flaking. Metal, even if treated, may rust over time. The most common application for metal cladding are the long overlapping panels seen on manufactured homes. T1-11 Siding: Pronounced tee-oneeleven, T 1-11 is durable wood or plywood siding product popular during the 1970s. Composite Siding: A composite material made of plastics, mineral fibers, or hard foam that is resilient and repels corrosion. Similar to the metal overlapping panels, it is convenient to cover a house, but is more durable than metal. Wood Shingles: Wooden shingles are rarely used due to the fire hazard and eventual deterioration from sun and moisture exposure. May also be wood shakes or planks. Logs: Tree timbers, either factoryhewn or hand-stripped to preserve the wood pattern, are assembled in a lengthwise peg pattern. Many log homes are purchased in kits ready to build. Log homes are admired for their unique mountain architecture. Stone / Brick / Rock Veneer: Adding a stone finish to an exterior walls is more time-consuming than spraying stucco, but it adds immense character and is naturally weather-proof. Often stone cladding will be added to enhance the architectural qualities, and will only rise up 2 or 3 feet from the ground. A stone, brick, or rock veneer is a façade wall (for cosmetic effects only) constructed from thin slices of stone, rock, or brick. Stone materials include slate, marble, travertine, granite, or limestone. Weatherboard / Wood Cladding: Weatherboard consists of wood strips places over each other in rows. It was used for many years as the staple of exterior siding, but requires continual maintenance to paint and seal the wood in an attempt to prevent deterioration. This material is also a haven for termites who destroy the wood. Vinyl Cladding: Exterior slats constructed from vinyl or plastic mimics wood, but is longer lasting and requires less maintenance. Straw Bale: Environmentally conscious home builders are starting to incorporate straw bale walls, which insulate a house extremely well. Straw is an alternative to traditional construction materials. Adobe: Adobe is mixed using clay, sand, and water. The adobe can then be applied directly to a wall, or hardened into mud bricks. Because they are constructed from the earth, adobe walls help keep a house cool during hot summer months. Cob: Made from natural materials, cob is a mixture of sand, clay, dirt, straw, and water. It is comparable to adobe and revered for its fireproof properties. This eco-friendly wall is thick and rustic, and may be seen on a home in a rural area. It lasts for many years without maintenance, and insulates extremely well. Other wall materials include Tile (clay or slate) and Fiber Cement (panels or planks). INTERIOR WALLS Interior walls separate rooms, offer privacy, and reduce noise. They define sections, add character, and allow artistic effects to shine through. Murals, mosaics, and other designs are popular artistic features that add warmth and ambiance to a home. Some interior walls also have a practical feature they support the ceiling structure. They are usually insulated. Interior Wall Types The quality of a wall depends upon the construction materials, acoustic rating, and fire resistance level. Partition Walls: Partition walls are constructed to separate rooms and are not load-bearing. They may be added or removed when renovating a house. For example, most interior bedroom walls are partition walls. Portable Walls: Room dividers and movable partitions are used to segment areas within a house, or open several smaller spaces to create one large room. They may be sliding on a track, have wheels, or fold away so they can be moved easily when needed. Partitions can be constructed of material stretched across a wooden frame, a stained glass door, decorative wrought iron, or panels of natural materials such as wicker. Pony Walls: This are half-walls about 3 feet high, used to visually divide rooms while still keeping an open style and feel. A pony wall is a decorative feature and not a load-bearing wall. page 13 MAY 2015 The San Diego REALTOR 11

Most of the time, this generic card was stuffed in some pocket, never to be looked at again. Today, we ve moved past the business card and put our calling cards online. But just because real estate professionals have gone digital doesn t mean they re making the right impression. First, let s think about how you connect with the people you meet. Do you tell them to visit your website? Search for your name online? Connect with you on Facebook? If you ve tried any of these methods, you know the odds of follow-through are slim. And even if they do end up on your site or profile, will they be inspired by what they see, or excited to learn more? Your website is your best opportunity to quickly make a lasting impression online, provided that you follow a few simple steps. 1. Build a Better Real Estate Website Cost and technical expertise are no longer reasonable excuses for a poor web presence. It s never been easier or more affordable to plan, design, and create a real estate website. Service providers like Placester, Squarespace, and Wix have made it possible to launch a beautiful website in less than an hour, even with limited web experience. Simply select a template and design theme, then integrate your IDX listings, images, copy, and social media accounts. Once your basic framework is set up, you can easily customize your site according to your target demographic, geographic focus, property type specialty, and more. 2. Own It How many times have you visited an awful website and come away with negative thoughts about the person or business? Like the clothes you wear and the clean car you tour clients in, your website is an extension of your overall brand presentation. It s a window for showcasing your marketing skills and making a connection with your target audience. By creating an engaging website that promotes your skill set and unique characteristics as a real estate professional, you can establish credibility with potential buyers and sellers before you ever speak to them. 3. Don t Just Show Your Listings; Tie Them Up With a Bow Of course, many real estate websites are about showcasing one of your greatest assets: listings. Yet many agents don t use listings to their full potential. Instead of simply making listings available to browse on your website, try building content around them. Pre-launch a property with its own landing page. Showcase sold listings in your monthly newsletter. Use your blog to highlight the best listings your community has to offer. Give your visitors more than just a search page, and you ll make a lasting impression. 4. Give Away Your Secrets We all rely on the web to help us make our buying decisions. In fact, today 70 to 90 percent of the buyer s journey is complete prior to contacting a vendor. Nevertheless, you can still influence consumers early on by offering them a way to answer their own questions online and your real estate website is the perfect venue. As a local agent, you re an expert in the processes and challenges of buying and selling a home and the ins and outs of the communities you serve. Your website is the ideal platform for sharing the special sauce that makes you worth working with. 5. Focus on Local Search More than ever, your ranking in Google search results depends on location-specific keywords and signals. To optimize your website for local search, start by setting up profiles with your physical address (also called citations) on all the major local search websites and directories: Google+ Local, Bing, Yahoo Local, Yelp, and the major real estate portals. Connect these profiles to the customer reviews your past clients have left you, then link everything to your personal real estate website so prospects and clients can find you. 6. Invest in Mobile If you have a smartphone, you know firsthand that the mobile web is increasingly the norm. What you might not know is that local searches performed on mobile devices generate 47 percent more same-day store visits than their desktop counterparts. According to one comscore report, 79 percent of mobile phone owners use their devices to conduct local searches, while 78 percent of all local searches turn into offline purchases. This is great news for locally focused real estate professionals. To take advantage these numbers, you need to build a website that mobile users can not only find but also use. You can start by making sure your website is responsive and works on all devices, from smartphones and phablets to tablets and laptop computers. Not long ago, creating a real estate website was a complicated, expensive, and frustrating experience. Today, the best vendors are making things simpler by breaking down the technical barriers, enabling any real estate professional to quickly build a great website. The flip side, of course, is that there s no longer any excuse for not having an effective website. So don t wait: Start building and marketing your online brand now. 13 page 11 Interior Wall Materials Interior walls set the tone of a home and enhance the atmosphere. Their construction may include the following materials: Wood Green Board Concrete Sheeting Drywall / Sheet rock Plaster Venetian Plaster Tile Veneer Interior Wall Visual Effects Walls don t have to be boring! Just look at some of the many visual applications that add texture, light, and ambiance to a room: Paint Beadboard Mural Wallpaper Art Panels (such as 3-D) Patterns (created with patterned paint roller) Wainscoting Feature Walls Niches (to display art) Wood Paneling Fabric (applied with starch) Stenciled or painted designs Rustic wooden slats Other items that are part of the interior wall construction include baseboard, molding, and bottom plates. Made from wood, resin, or medium density fiberboard (MDF), they add visual elegance and create an attractive finished look. OTHER WALLS Load-Bearing Walls: They support the roof, ceiling, and structural weigh of the house. All exterior walls are load-bearing, and some interior walls are also. Load bearing walls are aligned with the support beams. These walls cannot be removed without risk of the ceiling collapsing. (aka bearing wall) Non-Load-Bearing Walls: These interior walls do not support the house s weight, as their main purpose is to divide room (partition walls). They usually run perpendicular to floor and ceiling joists, and can be moved (after any plumbing or electrical within the walls are relocated). Systems-Built Walls: Manufactured in factories, systems-built walls are custom constructed or fashioned after a template. Laws for pre-fabricated walls are more stringent, therefore they may be more robust than typical stick-built walls. Shared / Common Walls: Interior walls that separate adjoining homes, wherein each resident s home has one side of the wall. This is common in condos and apartments. Where an HOA is involved, read the rules carefully to determine who is responsible for plumbing leaks in common walls. (aka party walls ) Conclusion Now that you know all about walls, don t keep this knowledge in a box! Educate your buyers and satisfy your sellers. Let your skills and experience shine through.
