Previous development related meetings and decisions 3. Newly submitted development plans 4. Previous development proposals and decisions/status This monthly report is produced by CA s Office of Planning and Community Affairs with information compiled from Howard County Government.
2 Upcoming Development Public Meetings Project Village Meeting Date The owner of property Near located east of Martin Road Hickory and south of Seneca Drive is Ridge seeking to change the zoning from R-12 to CEF-M. The owner of the property has previously shared plans with the Zoning Board in an informal informational meeting for a senior living community on the site with 90 independent-living and 80 assisted-living apartments. The owner of property located north of Owen Brown Road and east of Dewey Drive is requesting an administrative adjustment to increase the height from 15 to 16.8 to match the peak of the existing shed. ZRA 173 amendment to Section A in the Howard County Zoning regulations to define eligibility standards for entities to be considered an aggrieved person in a Hearing Authority appeal case, and also to specify that decisions of the Planning Board may be appealed to the Hearing Authority. (Next Step is Zoning Board.) Denied. Planning Board believes this is a policy decision and has recommended Howard County Council review the petitioner s request. The DAP made several motions regarding site layout and design. Due to the number of motions and comments, the DAP also made a motion that the applicant schedule another meeting with the DAP after their comments have been addressed.

SDP /21/2017 Site Development Plan for seven Near Hickory single-family detached homes north Ridge of Hilltop Road and west of Cedar Lane. F /21/2017 This is an amendment to the plat to remove common deed lines between parcels, dedicate acres of land along Freetown Road and Harriet Tubman Lane to Howard County for public road widening and to create two lots, one for the Harriet Tubman Center and another for Atholton High School and accessory structures. The proposed development is for 18 single-family attached homes. SDP /18/17, 6/12/2017 Site Development Plan for Phase I Near River Hill R-ED Under Review of The Enclave at River Hill development at the corner of Route 108 and Guilford Road in Clarksville, Maryland. Phase I will include 48 single-family detached homes. ECP /21/2017 Owner has proposed six singlefamily detached homes at the terminus of Procopio circle, located west of Oakland Mills Road and north of Guilford Road. Near Owen Brown R-12 Approved - August F /29/2017 The submitted Final Plan proposes a new layout of the site from one lot to three lots. Harper s Choice Middle School, a stormwater management facility and the proposed new police and fire station (previously Cedar Lane School) will each have its own lot. Harper's Choice

ECP /8/2017 Locust United Methodist Church located north of Martin Road and east of Freetown Road is seeking an expansion of their facility. Near Hickory Ridge R-SC WP /17/2017 Near Dorsey's The Oak Hill Subdivision is seeking a Search waiver from forest retention priorities for state champion trees. SDP /4/2017, 7/6/17 Site Development Plan for a storage Near Kings facility south of Guilford Road and Contrivance adjacent to the Patuxent Branch Trail. WP /13/2017 Owner of the Simpson Oaks property located north of Grace Drive is seeking a waiver from regulations to extend the deadline to submit the preliminary plan for the site. F /14/17, 3/4/2017 Proposal for the north-south connector from South Entrance Road to Symphony Woods Road behind Merriweather Post Pavilion. WP /29/2017 Owner of the new Cultural Center is seeking a wavier from land alteration requirements in floodplains and development within 50 feet of stream banks. R-20 Decision Deferred - May M-1 Technically Complete - August Near River Hill CEF-R Approved - August Approved - August
10 Project Latest Submission Project Description Village Zoning Decision/Status P /29/17, 3/17/2017 Owner is seeking to build six total units (three two-level units on top of three two-level units) on the southeastern portion of the site. Note: other development plans approved for the site request 90 total units. The developer can only build six units until school capacity becomes available via the Adequate Public Facilities Ordinance. Near Dorsey's Search R-APT WP /22/2017 Owner is seeking a waiver from existing regulations on minimum frontages for single-family attached lots, which require 15 feet minimum on public roads. Near Hickory Ridge F /22/17, 2/6/2017 This plan defines the development blocks and public roads for Area III of the Crescent neighborhood in. SDP /8/2017, 5/22/17 Proposal for Area III of the Crescent neighborhood in that will include 770 rental apartment units, 700,000 square feet of office, 91,741 square feet of retail, 47,785 square feet of restaurant space and 18,025 square feet for fast food uses. The site also includes a public parking garage and a large surface parking lot on the west end of the site that will be redeveloped at a later date. R-SC Decision Deferred P /2/17, 2/7/2017 Preliminary Plan submitted for the Simpson Oaks development north of Grace Drive that includes 46 single-family detached homes and 83 single-family attached homes. Near River Hill CEF-R Under Review
11 Project Latest Submission Project Description Village Zoning Decision/Status ECP /17/2017 Owner submitted an Environmental Near Long Concept Plan for site north of Reach Route 108 and west of Red Branch Road. The proposal includes a new site layout that requires the demolition of the existing building and the construction of four new buildings. This plan shows the placement of the microbioretention facilities location and the use of permeable paving. SDP /10/17, 11/7/2016, 2/28/17 Development Plan to renovate the existing office building and add carry-out retail on the first floor. This will require a modification of the parking field. The property is located at the corner north of Robert Fulton Drive and west of Gateway Drive. Near Owen Brown M-1 Under Review WP /16/2016 The owner is seeking a waiver for an extension to pay fees required for submitting development plans.
