2 About Us Lint Group is a privately-owned company that owns and oversees the operation of several solely owned subsidiaries incorporated to develop and manage a wide range of property focused ventures. The product spectrum ranges from lettings and management, gas and plumbing cover for landlords and delivering small, medium and large barebones development projects from grassroots to fully functional dwellings ready to sell, lease or rent. Lint Development is part of Lint Group and has been established for 20 years, in its infancy the remit was buying, restoring and selling. By 2007 Lint Development had won their first award for outstanding development. Our reputation as a property development company has grown with a firm standing amongst our competitors and this is evident through our various projects. We look to create great opportunities for investors to partner in. Projects can stem from single dwellings to purpose fit buildings with self-contained apartments to high end builds with luxurious living space. What We Do Land Acquisition Our experienced team of specialists have their fingers on the pulse when sourcing locations for development. With our industry knowledge and experience, we consider various facts before acquiring land for development. Our focus is on identifying and maximising the value of every development opportunity. Our key skills and strengths are: Full Market Knowledge Excellent viability/valuation modelling and techniques Extensive research expertise Great energy and commitment We are able to identify land with potential, land owners, and negotiate commercial terms for options, conditional contracts or joint ventures. Interior Design Our interior design team use a unique blend of bespoke joinery, lighting and handpicked materials to create an exquisite finish to every one of our projects. Project Management Lint Development has committed to achieving and delivering excellent value and high-quality results on time and in budget. We are innovative in design, build and cost considerate. Future The future of Lint Development is to increase the scale of our operations in terms of value and number. Our active and dynamic team are continuously analysing and looking at land sourcing and acquisition. We are also looking to add further to our existing experienced team as we begin to scale up the development aspect of the business this year and for the foreseeable future. 2
