Contact: Kent Prickett, Communications Director Williamson County Association of REALTORS kent@wcrealtors.org Williamson County Real Estate Market Seeing Annual Leveling Out Round Rock, Texas 10 August 2018 Home sales in Williamson County increase 4.1% in. Additionally, median home prices increased 3% (when compared year over year), according to the July 2108 Williamson County Housing Market Report released today by the Williamson County Association of REALTORS. According to the Williamson County Housing Market Report, the median home price for all residential properties was 278,177, an increase of 3.0% when compared to July The median price in Williamson County is 12% (or 35,500) less than the Austin MSA Median Price of 313,708. Vacations are ending and school starts again in a few days; the folks who were looking for a new home have decided to stay put, and not move their children at the start of the school year. Based on the numbers in the Housing Report, 21.9% of Williamson County sales reported in the MLS were new construction, a number that has been stagnant. This number, however, is higher than the Austin-Round Rock MSA (17.1%) and the state of Texas (12.8%). Furthermore, the Williamson County new construction market is showing a median price of 305,000, 9.6% more than the median price for existing homes sales (278,177) in July. Currently, there are 959 active new construction listings reported across Williamson County, compared to 2,617 existing home listings. During the month of July, Williamson County had a total of 2.8 months of inventory and an 1.9% decrease in listings compared to last July. Based on these numbers, Williamson County is still in a strong seller s market; the Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes are balanced. Even though the number of listings and the total days on market has increased, it has not greatly affected the market conditions. Interest rates maybe on the rise so now is the perfect time to buy a home, Reviel added. Yet, finding a home in the area you want may be difficult so contact a REALTOR today, so they can start searching for you.
