Headline Inflation Increases to 3.5 per cent in June (Bernama, 29-July-2011) Headline inflation, as measured by the annual percentage change in the Consumer Price Index, increased to 3.5% in June Bank Negara stated that the main contributors to inflation during the month were the food and nonalcoholic beverages and transport categories. Higher food prices were mainly due to increased fish and seafood prices. Inflation in the transport category increased at a slower rate during the month, reflecting the downward adjustment in the price of RON 97 from RM2.90/litre to RM2.80/litre due to the decline in the global crude oil prices in May. The direct impact of the June increased in electricity tariff on CPI was minimal as the increased was confined to household with usage of more than 300kWh. 2. Malaysia s FDI to reach US10 billion in 2011-Mustapa (Bernama, 27-July-2011) M sia on target to reach FDI of RM10bil this year (The Star, 27-July-2011) Foreign direct investment (FDI) inflows to Malaysia are expected to reach US10 billion, surpassing last year s record of US9.1 billion. According to Datuk Seri Mustapa, the International Trade and Industry Minister, the recovering global FDI trends, supported by the government s initiatives such as the Economic Transformation Programme (ETP), would be the key drivers for foreign investments. He also added, in the 1Q 2011 alone total FDI into this country amounted to US$3.7 billion, which was equivalent to 40% of FDI inflows to Malaysia whole of last year. With the 2H 2011 performance forecast to be better from the first half boosted by the implementation of ETP projects, the US$10 billion mark seemed achievable. Last year, total FDI inflow to Malaysia hit an all-time high of US$9.1 billion an increase of 536% from US$1.43 in 2009, due to better economic conditions after the financial crisis in the previous year. 3. City & Country: More homebuyers considering auction properties (The Edge Property, 17-July-2011) According to the auctioneer Razali Hussain, the number of genuine homebuyers looking for homes on the auction market has increased lately. These homes continue to see strong sales as homebuyers prefer landed homes over non-landed. Landed properties are very much in demand, and even sales of homes in location such as Bukit Beruntung are picking up, quoted licensed auctioneer D Yashvanth Rao from Y Roa Enterprise. He also added that property auctions are attracting more bidders compared to last year and most landed homes put up for auctions are quickly snapped up. According to Auction Data Sdn Bhd s CEO Gary Chia, April and March 2011 saw approximately 5,047 and 6,049 properties respectively put up for auction throughout the country. In the Klang Valley, there were 2,895 and 2,941 auction property cases in March and April respectively. There were 72 landed commercial auction properties in April and 91 in March, while 32 land auction cases took place in April, followed by another 32 in May. 3 GENERAL ECONOMIC & PROPERTY MARKET Chia add, the number of bidders has increased in recent months, particularly for auction cases such as Petaling Jaya and Kuala Lumpur, as buying from the auction market is usually cheaper than secondary market. Even auction properties located in Rawang, Sepang and Bangi have seen transactions picking up. The reserve price for an auction property is usually fixed and there is hardly any adjustment to it in the short term or for at least one year. On the condominium market, Chia mentions that there is strong demand for condominiums in KLCC and Mont Kiara, but limited supply in the auction market. The average reserve price for property located at KLCC is RM1,100 per sq ft while in Mont Kiara, it is around RM700 per sq ft. City & Country recently surveyed landed auctioned properties in Klang Valley with a starting price of RM250,000 for the months of March and April Notable auction properties were: o A 3,595 sq ft double-storey link house in Taman Melewar, Batu Caves, Selangor, with a reserve price of RM520,000 that was auctioedn off for RM700,000 in April. o A 1,615 sq ft intermediate double-storey terraced house in Taman Petaling, Kepong Baru, Kuala Lumpur, with a reserve price of RM390,000 was sold for RM530,000. o A 2,393.9 sq ft, three-storey cluster semi-detached house in Acacia Subang, Section U9, Shah Alam with a reserve price of RM710,000 was up for auction for the third time in April. o Another property that was not sold during its second auction in March was a 10, sq ft, individually designed, 2½-storey detached houses in Glenmarie Court, Shah Alam, Selangor, that was priced at RM4,320, Property outlook turns cautious (The Edge Property, 15-July-2011) Industry players and research houses have started to turn cautious on the outlook of the property sector, especially in the higher-end segment, on the back of declining growth rate of residential loan approvals and the poor external factors. This comes amidst the rollout of some mega property such as the 1Malaysia People s Housing Programme (PR1MA) and the impending development of large tracts of land surrounding Greater KL s integrated urban transportation system. The external factors included the negative outlook in the US recovery story, spread of the eurozone debt crisis and inflationary pressure in countries such as China, which also contributed to the cautious outlook. Although projects such as the PR1MA and MY Rapid transit would continue to give a boost to the property sector, the overall Malaysia s economic growth was still dependent on its trading partners. Nonetheless, an industry player said there shouldn t be any worries as long as the location of the property was strategically situated but admitted that the sector s outlook looked gloomy in the medium term. 5. Property boom in Perak (The Star, 8-July-2011) The property market in Perak has enjoyed continuous growth for the past 4 consecutive years. According to the state executive councilor Datuk Dr. Mah Hang Soon, statistics last year showed there were 44,323 transfers of ownership, valued at RM5.75 billion. In 2009, properties worth RM4.44bil changed hands involving 37,043 ownership transfers. The figures showed an increase of 18.9% in terms of the number of transfer of ownership and 29.5% in terms of value. Most of the properties involved were residential, commercial and land purchased for development. On the other hand, despite the transfer of ownership for industrial land recorded only a moderate increase, the occupancy for business space hit about 86% in He also added, the state government would continue to enhance the property market to ensure all catalyst projects would be given due attention. 4 GENERAL ECONOMIC & PROPERTY MARKET Among the projects to be given focus, included the upgrading of Sultan Azlan Shah airport to help enhance the Malaysia My Second Home programme with more frequent flights. Besides, the government is also expecting several projects from the industrial sector in Majung, such as the Vale iron ore hub and the solar panel manufacturing plants. Development of infrastructure, including a new interchange at Alor Pongsu will help to open up to potential for new areas to be developed, hence pushing the property development in the state towards the global market. 6. BNM maintain OPR, raises SRR (The Edge Property, 8-July-2011) Bank Negara Malaysia (BNM) kept the overnight policy rate (OPR) unchanged at 3%, but hinted in its monetary policy statement on Thursday, July 7, that it could initiate further monetary tightening to keep inflation in check while sustaining economic growth. The central bank, raised the statutory reserve requirement (SRR) by 100 basis points (bps) from 3% to 4%. BNM said the measure, effective July 16, is pivotal to manage the significant build-up of liquidity which might result in financial imbalances and creates risks to financial stability. According to BNM, global economic recovery in the 2Q 2011 was affected by supply disruptions due to natural disasters and geopolitical developments, apart from the impact of fiscal consolidation, uncertain conditions in global financial markets and higher commodity prices. The OPR has been raised four times, 25bsp each, since March In May, the country s inflation, as measured by the consumer price index (CPI), rose 3.3% from a year earlier, a 25-month high. Economists expect the CPI to rise further in the near term, spurred by electricity tariff and gas price hikes, apart from global commodity and food prices. City & Country: LBI Capital to diversify into hospitality (The Edge Property, 17-July-2011) LBI Capital Bhd look set to diversify into the hospitality industry with its proposed hotel developments in Genting Highland and Batu Ferringhi in Penang. In addition, it also has few others developments which include: Area Aman Jaya, Seksyen 14, Petaling Jaya Desa Saujana Putra Description Aman Jaya is a luxury residential product that will only be sold by invitation only. The 11 units of 3- storey bungalows will be developed on a 3.1-acre leasehold parcel in Section 14, Petaling Jaya. The land which is situated at the boundary of Section 14 and Kampung Tuanku, and not far from the Paramount LRT station, Aman Jaya park and Sri Aman secondary school, was bought in May 2009 for about RM74 per sq ft. The GDV of the project is RM50 million. The bungalow will also have a courtyard on the top floor and meditation area, which can be used for meditation, yoga or prayers, irrespective of the owner s race or religion. Aman Jaya will be offering built-ups from 7,100 sq ft and land sizes from 7,000 sq ft, with prices ranging from RM3.9 million to RM6.0 million. LBI Capital has another residential project named Desa Saujana@Bandar Saujana Putra in Hulu Langat, which is not far from Puchong where it is building 170 units of 2-storey terrace houses. There are 2 types of houses to choose from, namely Saujana and Putra. The houses, measuring 70ft by 20ft with built-ups from 1,620 sq ft, are priced between RM338,000 and RM578,000. The leasehold project sits on a 10.2-acre of land and has a GDV of more than RM60 million. Phase 1 of Desa Saujana, which has 2 phases, was pre-launched on April 11. Of the 74 units, 33 have been sold to date. Puchong I-Hub The developer is also going to launch an industrial project in Puchong Mas. The 36-acre leasehold development will feature 4 semi-detached, 26 detached and 15 low-cost factories that are ideal for small and medium enterprises. The built-ups will range from 10,000-16,000 sq ft, while the land sizes will be from 20,000 to 40,000 sq ft and the selling prices starting from RM3.0 million. 10 RESIDENTIAL Johor the group s Puncak Lagenda development in Johor, which is about 12km from Johor Baru city centre. The proposed SoHo units on the 1.2-acre remaining land is still pending approval. It is sited just behind Kemayan City, an abandoned shopping complex, which is understood to be revived. The 13-acre Puncak Lagenda development has shops, apartments, terraced and semi-detached houses, all being fully taken-up. Others LBI Capital also recently acquired a 2.5-acre commercial leasehold plot of land in Shah Alam. Plans for land are still being finalized. Semarak Avenue targeted fro 3Q 2012 (The Edge Property, 13-July-2011) Development Semarak Avenue Alam Impian Descriptions According to Naza TTDI Sdn Bhd managing director, SM Faliq Sm Nasimudin, Naza TTDI is planning to launch its Semarak Avenue mixed development at Jalan Semarak in 3Q2012. The project has a gross development value of RM1 billion and will comprise 1,625 housing and commercial units built over a 14-acre tract of land. On TTDI Alam Impian project, the group is planning to launch the next phase on July 30, which will consist of 136 units of link houses. The prices of the link houses range from RM600,000 to 700,000 with built-ups from 2,200 sq ft while land areas start from 20 ft x 80 ft to 24 ft x 80 ft Naza TTDI and Telekom Malaysia Bhd had inked a deal on Wednesday for the latter to supply high speed broadband (HSBB) UniFi triple-play services of voice, video and internet connectivity to their 208-acre, RM1.3 billion TTDI Alam Impian township in Shah Alam. Of the total 12 phases, four have been launched. The homes offered there are link houses, bungalows and semi-detached houses. The hotel s chairman, Lt Gen (Rtd) Tan Sri Wan Abu Bakar Wan Omar, said the target is achievable given the hotel s record of about 65% to 70% occupancy rate each month based on current total of 220 rooms. Proposed highway to pass through Kota Damansara Forest Park (The Star, 29-July-2011) A new highway called the Damansara-Shah Alam Highway (DASH) will be built in the Klang Valley near Damansara Perdana and will link to the Damansara-Puchong Highway. The highway, which is part of the economic stimulus package, will pass through the Kota Damansara Forest Park (KDCFP). The alignment for the highway is still being finalized and it will have a concession period of 40 years. Kota Damansara Forest Park is part of the Sungai Buloh Forest Reserve gazette in1898, which has been reduced over the years due to rapid development. Last year, the Selangor Government gazette the forest park as a reserve following requests from local organizations such as the Friends of Kota Damansara. 46. Flyover to open two months ahead of schedule (The Star, 27-July-2011) The two-lane flyover from Puchong Jaya to Putrajaya built by Lingkaran Trans Kota Sdn Bhd (Litrak) will be opened in October, two months ahead of schedule. With the opening of the flyover, which is part of Damansara-Puchong Highway (LDP) Five Project, 74% of traffic would be diverted to the bridge, making traffic much smoother. According to the Litrak chief executive, Sazally Saidi, the company is spending RM200 million for upgrading works in Puchong until The other project near IKEA would be completed in the second quarter of LDP Five Project also involves Puchong Jaya and the area from Damansara Utama to SS2. Last November, Litrak completed the upgrading of Puchong Perdana interchange traffic light intersection through widening of slip roads approaching the traffic light junction from two to three lanes, and the widening of Persiaran Puchong Perdana. It had also widened the existing main road from three to four lanes between Kg Baru Puchong interchange to the Puchong Perdana interchange. 47. KPJ in tie-up to build Perlis Specialist Hospital (Business Times, 12-July-2011) KPJ Healthcare Bhd (KPJ), a unit of Johor Corp, has teamed up with Yayasan Islam Perlis (YIPs) to develop a RM47 million specialist hospital in Kangar, Perlis, the first private specialist hospital to be built in the smallest state in Malaysia. KPJ, through its wholly-owned subsidiary Kumpulan Perubatan (Johor) Sdn Bhd, signed a joint venture agreement with YIPs to set up a 60:40 joint-venture company, which will undertake the development of the hospital. According to KPJ s managing director Datin Paduka Siti Sa diah Sheikh Bakir, the new specialist hospital will be developed in 2 phases with the first phase costing RM32.8 million for the development and buying of equipment. Ground breaking and construction is planned for November 2011 and the new hospital is expected to be completed by December 2013 and opened to the public by January As part of the joint venture YIPs will provide the land in Pangkalan Asam, Mukim Seriab in Kangar, measuring some 1.72ha, while KPJ will leverage on its 30 years of healthcare experience to developed and run the new hospital. In a span of 2 years, the bare plot of land in Pengkalan Asam will be transformed into a six-storey building of 123,000 sq ft in built-up area. Siti Sa diah add, under its first phase development, the hospital will have 60 beds as well as the latest diagnostic imaging facilities such as magnetic resonance imaging scanner as well as a 64-slice computer tomography scanner and other latest medical equipments. 48. New Pride of Penang (The Star, 11-July-2011) According to former Prime Minister Tun Abdullah Ahmad Badawi, the 24km long second Penang bridge is 54% completed and it is on track to be completed by Nov, He added that the project would also incorporate a unique designed technology known as High Damping Rubber Bearing (HDRB). The RM4.5 billion project is the first to use the HDRB technology which is designed to withstand the effects of earthquakes. HRDB is an effective tool to protect not only the structure but also the materials and contents inside the structure. This feature is useful for critical structure as it can stand the test of time. He also expressed satisfaction with the progress of the construction which comprised 5 packages including the RM2.2bil structure by China-based China Harbour Engineering Co Ltd (CHEC) Sdn Bhd and the RM1.5bil superstructure by Malaysia s UEM Builders Bhd. The three main contractors for overland connections are Cergas Murni Sdn Bhd (for the RM67 million Batu Maung link), IJM Corp Bhd (RM350 million Batu Kawan link) and HRA Teguh Sdn Bhd (RM152 million link to North-South Highway). The bridge is set to be the longest in South-East Asia. 49. Private properties acquisition for Sg Buloh-Kajang MRT reduced by half (The Edge Property, 8-July-2011) The acquisition of private properties has been reduced by half with the finalization of the alignment of the Sg. Buloh-Kajang MRT line. The final alignment saw the elimination of private properties acquisitions by half especially in areas surrounding the proposed stations in Cheras and Kajang. Suruhanjaya Pengangkutan Awam Darat (SPAD) CEO, Mohd Nur Ismail Mohamed Kamal mentioned that 70% of the project would be built on road reserves and the remaining on private properties. The number of MRT stations has also been reduced from 35 to 31. The Minister launched the MY Rapid Transit (MRT) project on 8 th July 2011 with land clearance works commencing at three sites of the Sg. Buloh-Kajang line.
