2 Appraisal Services Land Valuation The Consultancy and Valuation team ascertains the Market Value of Land for listing purpose, portfolio updates, change of use, joint venture agreements, acquisition as well as disposition. Colliers provides valuation services for land parcels with any designated use, like agricultural, commercial, residential, institutional and industrial. Property Valuation Property valuations essentially mean valuation of built-up properties in order to asses the market value of the development. Colliers C&V team assists its clients to value under construction developments, completed projects as well as income producing stable properties; for purposes of REITs listing, debt/equity funding, book-keeping purposes, annual/ quarterly investment reporting, etc. Valuation of Non- performing assets/loans (NPA/ NPLs) Valuations on an existing use basis or on examination of the redevelopment or repositioning potential are undertaken for banks, receivers and administrators in preparing valuations of the assets for reorganization and disposal. Often, the team is required to work with the creditors or the receivers to provide advice on the optimum marketing strategy to determine and realise the property s potential. Valuation for Financing Our services include inspecting the property, derivation of the replacement cost, analyzing comparable properties and preparation of a valuation using appropriate methodologies. Valuations of a large number of individual properties in a standard format over a short period of time are provided. Rent Review Valuation Colliers International undertakes valuations for both landlords and tenants to assist in lease rent negotiations and renewals. The reports provide a detailed analysis of market comparables in addition to an opinion of value. In cases where agreement cannot be reached, a proof of evidence for submission to an independent expert or arbitrator can be prepared.
3 Consultancy Services Ascertaining Feasibility of Real Estate Projects Developments Investors, developers and banks require feasibility studies to be prepared prior to undertaking new projects, for internal decision making and fund raising. Sophisticated analytical models and softwares are utilized by applying market data and consideration of economic indicators, to determine the financial feasibility of a project and the optimum scheme, as well as to test different scenarios using sensitivity analysis. Asset Maximization/Highest and Best Use Analysis The existing use of a property may not always be at its optimum level. Colliers International undertakes market analysis together with an analysis of the zoning, planning and density regulations to determine the development options for a site. Colliers combines this highest and best use analysis with sophisticated financial modeling to determine the optimum product mix along with risk mitigation and positioning strategies. Real Estate Market Research Colliers International has the capacity and database to assist its clients by providing them with market research services in the form of Market Assessment reports, Market Intelligence reports, Investment Attractiveness Analysis reports, etc.; which can be used for the management decision making process. These reports are generally prepared on a city level in order to understand the overall real estate scenario in the city along with recommendations for entry-level strategies to be followed for each asset class. Location Advisory Developers, banks, MNCs, hospitality and retail chains etc. often have certain specific locations/areas of a city or multiple cities in mind for a particular type of development or setting up their unit. Colliers C&V team services the client s needs by carrying out location based studies. These are very detailed microlevel reports profiling each of the locations and understanding the micro-market dynamics to help the client choose the best location for the purpose of development of a particular asset class or type of project proposed. Strategic Real Estate Advisory Colliers C&V has the expertise to carry out real estate advisory for organizations from diverse sectors to help them develop their real estate businesses in the recent past and take property related policy decisions. Logistics Advisory and Industrial Restructuring Colliers C&V team has in the past successfully carried out feasibility studies for development of logistics parks, warehousing zones and industrial estates, across the country. The team has rich experience in advising clients for the viability as well as optimization of industrial developments, based on the industry specific knowledge base existing within the team. Infrastructure Development Advisory Colliers International conducts in-depth market surveys, feasibility studies, design and management reviews, often in conjunction/consortium with other consultants such as infrastructure, auditing, architects, planners, traffic engineers and quantity surveyors.
