2 Asset Valuation Services In the history of real estate, today valuation plays a pivotal role as the true assessment of a property value can mean the difference between reaching a critical goal- securing a loan, closing a sale, choosing the best asset or failing to achieve it altogether. As an initiative that could benefit large number of NRI / PIO community, who could be a investor or an owner of a property in India, ITCOT proposes to render its service in the area of property valuation may it be residential/ commercial/ agricultural etc. You could need a valuation for Asset buying/ Selling Buying a property in India is a cumbersome process in today's scenario for NRI and PIO community. Blindly going by the price quoted by the real estate consultants/ brokers, property related websites; one may not be able to find out the actual value of the property. For instance there are numerous residential plots being developed in suburban s of main city/ town. The advertisements by the real estate consultant/ brokers might highlight only the positive aspects of the property. What if, The property under advertisement is in the close vicinity of a burial ground or dump yard? If the land is not suitable for the residential construction? The above factors may not have factored in the advertisement by the real estate consultant. In such a scenario, a professional valuer would be able to assess the real picture of the property and throw light on the positive and negative aspects. Assessing Ancestral Properties For NRI's who wishes to settle abroad, there may be a need to dispose of the assets/ ancestors properties in India for the best price. Most of the ancestral properties would be shared by the family members/ legal heirs. Under certain circumstances the members holding the share would like to ascertain the actual value of the property for development purposes or for an upright sale. Hence a professional valuer's opinion is required to ascertain the realizable value of the property. In case the ancestral property being a farm/ agricultural land/ estate, it may require a survey of land to be done before the property being sold. Under such circumstances, ITCOT team would deploy its land survey team with latest survey equipments to find out the actual land available as against the extent available in the sale deed/ government records. In case of any differences, the deviations would be found using by superimposing the topo survey over the FMB sketches (government records).
3 ITCOT's professionals combine broad-based appraisal experience with its civil expertise, including in-depth regulatory knowledge. This ensures that the process is performed in accordance with industry and regulatory standards, including the requirements for valuer's independence and unbiased analysis. Investing in a Business with Underlying Asset An investor who tends to invest in a business with underlying asset, would propose to study the real worth of the business/ asset. In this case the investor need not be the owner of the asset. Having interest over the asset, the investor may require a fair and jutified valuation before investing in the business with underlying asset. Inexperienced investors often tend to confuse the concepts of "fair market value" and "market price." ITCOT would assist the investor to estimate a property's fair market value to the most accurate as possible that would aid the investor to negotiate a deal at a market price below that estimate. Legally Disputed property Property disputes are a common occurrence in India. Since greed is a great leveler, wars over wealth take place across the strata, from lowincome households to ultra rich families. Even an iron-clad Will may be challenged by unhappy beneficiaries. The obvious solution for most squabbling relatives is to take the matter to the courts. Valuation of the property under legal dispute has to be done with extra care as the degree of the dispute may vary from case to case. ITCOT has done around 500 valuation assignments for Hon'ble Supreme Court of India, Major High Courts in India, and Debts Recovery Tribunals where property under valuation would be under legal dispute. In case the access to the property is a constraint, ITCOT would undergo a Ballpark valuation, where site inspection is not required. ITCOT OFFERS VALUATION SERVICES TO NRI/ PIO COMMUNITY IN BELOW CATEGORIES Ballpark Valuation The property value based on prevailing market rates and actual market enquires. In this case, accesses to the site or verification of legal documents are not required. A clean address of the property and extent is required. This valuation will assist the owner/ investor to have a good idea of prevailing market price for the type and extent of the property.
4 Site Assessment and Valuation ITCOT team would assess the property and arrive at the total value of the property after the inspection of site. Site assessment including the positive factors that may add value and any factors that may impede value or market perceptions would be factored in the valuation. The valuation arrived will be specific to the site and represents realizable market value of the site. Detailed due diligence Valuation and Advisory Services for Alternate Use ITCOT team provides in depth advisory services on the alternate and best use of the asset after analysing the market conditions specific to the location and type of asset. Property value would be ascertained after conducting a detailed study including the title of the property and other factors pertaining to the property i.e. ownership, extent, verification of the details from the government records (Patta, Encumbrance Certificate, detailed market enquires, previous sale transactions in the nearby area etc.) Site measurements would be taken and verified with the measurements available in the government records. In case of any difference in the extent, the site would be measured with the help of the latest survey equipments and deviations, if any, would be ascertained with the help of the FMB sketches, village maps and other relevant revenue records obtained from the government authorities.
