If you have any suggestions on things that need to be done, please drop a note as soon as possible. We cannot guarantee that your idea or suggestion will get done in 2016 or anytime in the near future, but we can say that all will be reviewed and considered. If you are interested in being on the Budget or Long Range Planning Committee, please let the manager know. ARE YOU PREPARED IN CASE OF AN ACCIDENT? Have you checked and/or updated your insurance policy lately? Do you know if your coverage is sufficient to cover the building s $10,000 deductible in case of an accident? For example, should you have a faulty lamp that causes a fire with $15,000 in damages, the first $10,000 of what the Association is responsible for would be charged to you; do you have coverage for that? Another example is, if a water line to your commode or sink (s) breaks and does $10,000 worth of damage to items the Association is responsible for in the units below you; will you have adequate coverage? By-Laws are clear that an owner will be held responsible for losses and all associated costs. Copies of the By-Laws are available at under the Residents tab and copies of our certification of coverage are available in the office if it may be of any help to you. So check today to make sure you are covered.
2 Page 2 of 7 Before making any arrangements with tenants, please read the following guidelines required by the Regency. No residential Unit may be occupied by anyone, other than the Owner or the Owner s immediate family, except under a valid written lease between the Owner and the person occupying the unit. No person may occupy a residential Unit under such lease unless and until such lease has been approved by the Board of Directors. The Board of Directors will expedite its review of such lease in order not to inconvenience the Owner or Lessee. No lease which has a term of less than six (6) months will be approved by the Board of Directors. No sub-leases will be permitted. (Neither by Lessee or Lessor.) The Unit Owner must make copies of the Declaration, By-laws, and the Rules and Regulations available to the Attorney preparing the lease. The lease needs to state that a copy of the Rules and Regulations has been given to the Lessee and that the Lessee has read and agreed to abide by these Rules and Regulations. Also, the Lessee s attention should be directed to the rule entitled Moving In and Out Household, where a Tower Unit is involved, and to complete a Regency Resident s Data Card, available at the General Office of the Association. At no time will Association provide any services normally associated with a hotel. ORIENTATION All new move-ins are required to attend a short orientation meeting with the manager. 3 Page 3 of 7 Construction and Remodeling of Units The Board came up with a plan to ensure that condo remodeling is completed in a timely manner. Timeframe: Work completed in 4 months (with 2 month extension option, upon approval). Blueprint or drawing of plans submitted for approval by Jim Schafer and Jeff Dowd. Comply with Rules and Regulations pertaining to Outside Contractors. Work done in accordance with applicable Federal, State and Local Building codes and regulations. Jobs not completed within time frame subject to fines/assessments until substantial completion is achieved. Tower Residents: UNIT NUMBER Every day a portion of the mail comes addressed without a unit number. Please inform family, friends, clubs, churches, banks, investment companies and all businesses you deal with to include the unit number in your address. Turn off your car. The seconds you take to turn off your car are worth the savings to your health and wallet. Please limit the amount of time you idle your car, or completely eliminate idling.
4 Page 4 of 7 1. The chute on each floor is to be used for bagged disposables. 2. No cans, bottles, or other trash should be deposited before 8:00 a.m. or after 10:00 p.m. because of noise. 3. Bag all trash. Do not stuff oversized bags down the chute! They will get stuck and prevent other bags from sliding down. 4. Please close the trash chute to keep odors out of the halls! 5. All empty boxes should be flattened and placed in the service elevator room, not in the trash room. July Birthstone: Ruby July Flower: Larkspur According to the Rules and Regulations of the Regency Condos, No carts of any kind (Regency or personal) are to be brought on the lobby elevators. The service elevator must be used for all carts, luggage, bicycles and any other bulky items. We are noticing more and more incidences of people using the front elevators with their illegal carts. Since the cabs have been redone, people have been reminded to use the service elevator only for all carts and pets unless the service elevator call light is out indicating it is being used for a special purpose and then the front elevators may be used even though they are otherwise prohibited. Once again, the only carts that will be allowed on the front elevators are the personal fold up grocery carts (12 x 12 foot print maximum).

To assist you in getting your flu shots this fall, CVS has again agreed to come to the Regency on Tuesday, September 15th, from 10 am to 1 pm. They will be in the Hermitage Room for your convenience. CVS will match competitive prices and accept most insurances. Please keep this date in mind and plan to take advantage of this wonderful opportunity to stay healthy. This can save you a trip to the doctor. No reservation needed. The Discovery Shop An Upscale Resale Shop will be collecting items that Regency Residents and friends wish to donate for the American Cancer Society. Thursday, October 15th Hermitage Room 10:00 AM to 1:00 PM Acceptable Items include: Women s clothing & accessories, jewelry, gently used furniture, home décor, artwork, collectibles, household items like glassware, lamps and dishes. Call to arrange for pick up of any large furniture or items. All donations are tax deductible. THE CURE FOR CANCER COULD BE IN YOUR CLOSET!
7 REGENCY CONDOMINIUMS BOARD OF DIRECTORS MEETING MINUTES Monday, July 20, 2015 Location: Manager s Office Present were: Mr. Woodward, Mr. Benton, Mrs. Mott, Mrs. Myers, Mr. Bowman, Mr. Byer, Mrs. Conners and G.M., Mr. Schafer. Page 7 of 7 I. Meeting was called to order at 4:00 p.m. II. Approved 6/22/15 regular Board meeting minutes and Phone poll to lease 2290 and III. Manager Reports: A. Reviewed June 2015 P&L. B. Review units for sale and sale prices. i. 5 in the Tower are for sale of which 4 are empty. An additional 15 are rented. ii. 1 in the Square for sale and is rented at this time. An additional 13 are also rented. C. Environmental Committee: 4 responses, 2 from the Tower and 2 from the Square. The Board would like to see more people interested prior to making up a committee(s). D. Cricket is taking the antennas off the roof. This is a loss of $17,940 annually. Manager will look into a substitution. E. Recycling in the Square was pulled on 7/1/15. At this time, 3 owners would like to see it put back into place and one other feels it looks better without the cans. It was decided to not reinstate it at this time but to keep the options open. F. Complaint letter(s) to the Board will be forwarded to an Attorney. G. Approved lease for 302A. IV. Old Business A. Balcony work still working on leaks with Window City on behalf of the owners. B. Tower Roof: Kramer & Sons was approved to replace the Tower roof, estimated cost $370,382. Work to begin on September 1st. Due to many rain delays this spring, we will pull out the clause allowing fees if not completed by September 23rd. C. FHA loan approval is still in the hands of FHA. D. The 1 st of 2 roofs to be done in the Square has been completed. V. New Business VI. Officer s Reports- The draft of the Tower Grounds walk through minutes are being reviewed. Square Grounds walk through has been set for Tuesday, July 28 th at 4 pm. VII. Next Board Meeting Monday, August 17th, 4:00 pm. VIII. Adjournment O: Board Meeting Minutes/Meeting Minutes
