Last month, 2,133 homes sold, according to the San Antonio Board of Realtors. That s the most in a single month this year and a 7.2 percent jump compared to the same month last year, when there were 1,989 home sales. At the end of April, there were 2,103 pending sales. So far this year, there have been 6,814 home sales, a 4.7 percent jump from the first four months of As the real-estate market moves into the busy summer season, more homeowners are putting their properties up for sale. But they re not staying on the market for long, said Missy Stagers, SABOR s chairman. In April, homes stayed on the market an average of 71 days, a 15 percent drop from the same time last year. It s becoming more and more a seller s market, said Mary Jo Johnston, a local real-estate agent. We continue to see multiple offers on the same house. If the house is priced right and it looks good, it s not on the market very long. Buyers can t be messing around because they ll lose out. Housing inventory held steady at 4.5 months, which indicates a favorable market for sellers. The median home price for a single-family home also rose in April to $176,000. That s a 4.6 percent jump from last year when the median home price in April 2013 was $168,300. April marked 30 consecutive months with rising yearover-year sales prices. Mortgage interest rates remain steady, which has allowed people to afford pricier homes. Nearly 60 percent of homes sold in April were priced less than $200,000. About 40 percent of sales came from inventory priced from $200,000 to $500,000, and the remainder of sales came from homes listed more than $500,000. The San Antonio area did better than the state as far as year-over-year growth in sales during the first quarter, according to the Texas Association of Realtors. During the first quarter, San Antonio saw home sales jump about 4.2 percent from the year-earlier period. The state s numbers remained somewhat flat, growing home sales nearly 2 percent. Still, the median home price for a home in the Lone Star State $172,900 was higher than San Antonio s median price of $167,200. The first-quarter median price for a home in the Alamo City also is the lowest of the major cities in the state. Collin County near Dallas racked up the highest median home price, which was $250,300 for the first quarter. Median home prices in the Fort Bend area near Houston and in Austin were $242,600 and $228,100, respectively. Aside from steady job growth, Stagers said that San Antonio s housing affordability is what continues to drive the market. We re still cruising along, Stagers said.
