2 Needed Information For All Commercial (Office, Retail, Manufacturing, Multi Family) Permits 1. One copy completed, signed, and dated application. 2. One copy State Plan Release. 3. Two copies legal description / survey of property. 4. Two copies area location map which can be purchased at the Hamilton County Tax Map office (indicate property affected). 5. Two copies of site plan showing set back or proposed structure from property lines, all existing structures on site, easements, adjacent roads, well, septic system, site landscaping, etc. 6. Two complete sets of construction documents. Drawing and Specifications. 7. Two copies drainage plans stamped / dated approved by County Surveyor. 8. Two copies parking plan / circulation plan, showing public road improvements, dedicated rightof ways, number of parking spaces, size of parking spaces, direction traffic flow, etc. (Formal traffic study may be required). 9. Two copies approved septic permit (if in County). 10. Water and Sewer Permits (if in Town Limits). 11. Two copies Hamilton County Highway Road cut permit (if in County State INDOT Permit if on State Highway). 12. Curb Cut Permit (if in Town). 13. Additional information may be required depending on size of project. 14. Designed and Built to International Building Codes and/or all Local Building Codes. 15. Site Plan The Improvement Location Permit Ordinance and the Zoning Ordinance both require that a Site Plan be filed with an Application for an Improvement Location Permit. The diagram illustrated on the next page (Zoning 1 3) may be used as a guide for completing the dimensions and information requested herein, and accordingly, this form may be used in lieu of a Site Plan. If the lot and/or use proposed is of such an unusual shape or nature that the diagram illustrated does not lend itself thereto, or if a Site Plan already has been prepared, a separate Site Plan shall be attached to this Application and marked Exhibit B, and in such case said form sheet (ZONING 1 3) shall not require completion, provided that the attached Site Plan meets the criteria promulgated herein.
