1 c1.2rnbo1ii11 f.,ssoci?t<::s LLC RENTAL QUALIFYING POLICIES *All applicants will be considered for appro val based on the following criteria * CHAMBERLIN + ASSOCIATES Real Estate Management It is our policy to lease to qualified persons regardless of race, color, religion, sex, nationa l origin, handicap, or famili al status and in compliance with all federal, state, and local laws. Two valid forms of I from all adults desiring to submit an application for residency are required. All applicants must be of legal age (18 years or older). Each application for residency will be evaluated using the following criteria : INCOME/ASSETS: Monthly income must be a minimum of 3.0 times the monthly rental amount. This amount is based off your gross monthly income. Must have a minimum of 24 mont hs verifiab le residency. (if not a higher deposit will be required) If there is no verifiable residency a depos it equa l to one month's rent will be required. Employment must be verifiab le for a minimum of 1 year, (if not a higher deposit will be required) If the items above cannot be estab lished, a co-signe r may be required. Applicant may be denied if evicted from a prior rental within the last 2 years or has an outstanding balance wit h a prior rental. Any evict ion no matte r what the time period will require a deposit equa l to one month 's rent. The maximum person allowed per bedroom is two, plus one individual. Example: a two-bedroom apartment could have a maximum of five people residing in the apartment. Application may be denied due to credit worth iness rating. Applicant may be asked for an additional deposit based on credit score. Application may be denied due to past felonies. EPOSITS/APPLICATION FEES: Applicatio n fee must be paid prior to an app lication being processed. All applications are processed by an outside independent screening service. A security deposit or holding depos it is required to be paid before an apartment will be taken off the market and assigned to applicant. Applicant understands that if application data is not provided within 24 ho urs of the submission of the application, the application will automat ically be canceled and the deposit will be forfeited. App lication data cons ists of all required documents by management needed to process application. If applicant cance ls this application within 24 hou rs of its submission, the depos it less the application fee is refundab le. If applicant cance ls this application after the said 24 hours, the deposit is forfeited. If the applicant is denied, the deposit less the application fee is refundable. The applicant must provide all the appropriate documentat ion to determine eligibility. EMPLOYMENT INFORMATION AN HISTORY : Information submitted by applicant regarding present employment must be verified. If an applicant has changed employment within the past 6 months, previous emp loyment must be verified to estab lish 12 months of employment. All rentals must have a minimum of 12 months verifiable employment. If letter is provided from emp loyer it must be notarized to be accepted and conta in the contents of one month verifiable income. RENTAL VERIFICAT ION: Applicant must have favorable informat ion regarding rental history for the last two years. ANY NEGATIVE RENT AL HISTORY IS GROUNS FOR APPLICAT ION ENIAL. Must have verifiable rental history and it must be verified by on-site management. App licant may be denied if evicted from a prior rental within the last 2 years or has an outstand ing balance with a prior rental. Negative rental history will require a deposit equal to one month 's rent. No rental history will require a deposit equal to one month's rent rent or a co-signe r. CRIMINAL BACKGROUN CHECK: No felony history is accepted. No more than two misdemeanors accepted (traffic violations will be a case by case review). UI violations will be a case by case review.
