5 Why we are here! Sable Developments Inc. submitted a land use application to the City of Calgary on August 31, 2017.! Seeking to increase the height and floor area ratio! The land use district will remain as Community-Corridor 2! To provide an explanation to the City of Calgary planning process! To vote on the position Southwood will take on what is being applied for: the height and the floor area ratio
6 Motion for Vote At the December 14, 2017 Board Meeting, a motion was carried unanimously regarding the vote for this application: Motion by Becky Poschmann that the context of the General Meeting on January 22, 2018 will be focused solely on the height and floor area ratio of the Land Use Application LOC for Southwood Corner, located at, Elbow Dr SW. Members of the Southwood Community Association in good standing, present at the General Meeting on January 22, 2018, will vote on the height and floor area ratio only. The results of this vote will be the position of the Southwood Community Association and will be used for any future discussions with the City of Calgary and any presentations made to City Council regarding LOC Seconded by Bob Jonathan.
7 Land Use Application: LOC ! Sable Developments Inc. are looking to increase the height and floor area ration that is allowed on the site.! The district will remain as Commercial-Community2 (C-C2)! Increase in Height! The current allowable height for buildings on the site is set at 15m (49 ft)! Looking to increase the allowable height to 24m (78 ft)! Increase in Floor Area Ratio! The current allowable FAR for the site is 0.32.! Looking to increase the allowable FAR to 2.0
8 Increase in Height! Existing allowable height: 15m high building! Approximately 3.5 commercial storeys or 5 residential storeys! Proposed allowable height: 24m high building! Approximately 6 commercial storeys or 8 residential storeys! Heights can vary based on roof finishes. Typical commercial and multi-family buildings have flat roofs in order to maximize the height
9 Floor Area Ratio (FAR)! The site is 3.49 hectares (34900 sq.m) in size! Existing FAR 0.32! Allows for 11,168 sq.m (120, sq.f) in building size! Proposed FAR 2.0! Allows for 69,800 sq.m (751, sq.f) in building size

11 The Planning Process! Before any construction can occur on this site, Sable Developments Inc. must complete the following procedures with the City of Calgary 1. Land Use Application (where we are now) 2. Development Permit 3. Building Permit
12 Land Use Application! This process looks at making any changes to a land use district or changing the land use district altogether on a piece of property! In this case they are only looking to increase the height and floor area ratio while keeping the same district.! Every land use application goes through a Public Hearing before City Council! Timeframe The City states the land redesignation process typically takes anywhere from four to seven months, but may take longer if there are policy or technical issues that need to be resolved.! This application is currently at 4+ months! The public can provide comment on the application! Prior to being heard at the Public Hearing, the applicant will present to the Calgary Planning Commission, who will then provide recommendations to City Council
13 Land Use Application! All applications are posted on the City of Calgary website under planning and development! On the home page click on the Maps toggle at the top of the page! On the maps page, click on planning and development! From here you can do one of two things:! Enter the project number (this will be provided once the project is applied for)! Zoom into the property and look for the Redesignation Logo! Click on the Redesignation logo and click on the Find out more button! This will bring you to the application page and provide background information about the application! You are able to provide feedback that will be read by the File Manager.
14 Development Permit! This is where we look at the proposed development as a whole (i.e. the addition above the No Frills to Fabricland portion as well as the parking structure at Southwood Corner).! Needed for new buildings, additions to existing buildings, changes of use or land or building, a change of use in intensity of land or building, and excavation.! The City Planners will ensure that the proposed design adheres to the requirements of the bylaw (i.e. ensure there is adequate parking, do not go over the height or FAR requirements, landscaping is achieved).! Sets out to determine whether the application has any discrepancies or requires relaxations given they cannot fulfill the requirements the land use seeks! All discretionary uses will be circulated to the Community Association and neighbours are able to provide feedback as it relates to the proposed development.
15 Building Permit! Following an approved Development Permit, the application moves forward to the Building Permit! Building Permit ensures that the building adheres to the Alberta Building Code
16 The Vote! Today you will have to opportunity to vote on the position Southwood will take for this land use application! You will be voting on:! Supporting or Opposing the increase in height! Supporting or Opposing the increase in floor are ratio
17 The Outcome of the vote! There are a number of different scenarios following this vote! Support the height, support the floor area ratio! Oppose the height, oppose the floor area ratio! Support the height, oppose the floor area ratio! Oppose the height, support the floor area ratio! Depending on the outcome of the vote, the discussions held with Sable Developments Inc., the City of Calgary, and Councillors will focus on this decision! If you support or oppose the development that has been proposed, please feel free to continue sharing your comments; however, the presentation that will be made at the Public Hearing will only focus on what is being applied for and that is the increase in height and floor area ratio
18 Providing Feedback to the Application! If you do not agree with the outcome of the vote, you are able to continue sharing your thoughts and comments with the City! Once the application is open for comment on the applications webpage, you will be able to provide your comments! We have linked the webpage on the Community website as well!
