This syndication offers investors significant potential... This beautifully presented property is currently operating as a successful holiday lodge, and will continue to do so after settlement. A large land holding with two existing dwellings. An exclusive five-bedroom lodge and an additional cottage, currently occupied by the lodge s management. Close to award winning vineyards, activities and attractions and yet just far enough from Queenstown to ensure guests enjoy the peace and tranquility of the beautiful New Zealand countryside. The syndication is forecast to return yield that s comparable to bank rates. a Situated opposite Lake Hayes Estate, we believe it s only a matter of time before the property is completely surrounded by established residential housing. What then will this property be worth? Don t miss out! Talk to us today! ERSKINE + OWEN SYNDICATION LADIES MILE
Uncapped potential for investors As Queenstown continues to mature and land becomes more scarce, doesn t it make sense to be part of this valuable opportunity? ERSKINE + OWEN SYNDICATION LADIES MILE
Why Queenstown? New Zealand s world-renowned tourist mecca, Queenstown, is growing rapidly. The breath-taking scenery and full spectrum of year-round tourist activities draw visitors from New Zealand, and around the world. The explosive growth in tourism over the past decade and a rapidly increasing local population has fuelled a significant housing shortage. With tourist numbers still growing, the demand for housing in Queenstown is set to continue unabated. ERSKINE + OWEN SYNDICATION LADIES MILE
Queenstown - one of the fastest growing regions in the country Residential population expected to almost double in next 40 years! Projected population growth indicates long-term demand for residential, commercial, and industrial properties to support the unprecedented growth in the tourism sector. Visitors in peak season out-number residents! Hotel and motel occupancy rates remain at historic highs, more visitor beds are needed, with accommodation reaching full capacity in peak seasons which now includes both the winter and summer months. Residential property in high demand The median house price for residential property has jumped substantially in only 5 years, and all indicators driving property (tourism, economic growth, low interest rates, population growth, infrastructure development, investor confidence), suggest the growth looks set to continue for quite some time. Housing is in limited supply in the region. The local council predicts a need for an additional 17,426 house by ERSKINE + OWEN SYNDICATION LADIES MILE
Why work with us? We are buyers agents and over the last 15 years we have been successfully advising clients on property investment across New Zealand. We bring to the table knowledge, experience and a proven track record of buying quality property for our clients across New Zealand for the 10 last years. Last year alone we successful syndicated properties in Queenstown and Hamilton. We know Queenstown and believe in its long-term growth story. Our extensive research into the NZ property market at a local level has enabled us to successfully buy a diverse range of property across this region over the last 10 years. Tourism and economic growth, along with low interest rates, population growth and consumer confidence continue to fuel the market and we see good evidence to suggest long term growth and investors should seriously consider getting a piece of the action. ERSKINE + OWEN SYNDICATION LADIES MILE
We come with a proven track record of successfully buying property for clients across New Zealand over the last 10 years... We know how property can help you reach your long-term financial goals. For example this clients goals were Build an equity base of $6M by 2035, starting Do this by buying 5 $450K by By 2016 forecast approx. $1.6M of equity (projected using 5% capital growth rate). Purchase Price Valued 2016 $ Increase Otahuhu, Auckland Purchased 2010 $295,000 $700,000 $405,000 Glen Eden, Auckland Purchased 2010 $390,000 $850,000 $460,000 Te Atatu, Auckland Purchased 2010 $415,000 $1,050,000 $635,000 Te Atatu, Auckland Purchased 2012 $490,000 $1,100,000 $610,000 Queenstown Purchased 2014 $635,000 $930,000 $295,000 Total Loan: $2,225, Value: $4,630,000 Total Gain: $2,405,000 (48% LVR) (6 yrs=$400 p/a) (Ave yield 6.3%) GOAL: $1.6M equity by 2016 ACTUAL: $2.4M equity by 2016 Well on track to exceeding equity goals by 2035 ERSKINE + OWEN SYNDICATION LADIES MILE
Syndicated Property Investment - what you need to know. What? Syndicated property investment simply means pooling together with other investors to access property you couldn t buy alone or may not want to. Why? Today s market has multiple challenges. Prices have escalated primarily in the main cities, and now also in regional centres such as Queenstown, Tauranga and Hamilton. The Reserve Bank s 35% (previously 40%) deposit requirement has impacted investors - and the Bank may introduce a borrowing cap to slow the market further. On top of that, retail banks have taken steps to tighten lending criteria. So - it s far harder to get finance for an investment property, compared to when Erskine + Owen started ten years ago. And given property values, once you do get finance it s harder to ensure you re covered for any cash shortfalls. Advantages? Opportunity to gain access to the property market, when you may currently be unable to invest. Exposure to the property market with sensible leverage. Access to potentially higher-value and higher growth freehold property. Potential risk mitigations: with maximum funding of 40%, the bank will not require personal guarantees and has recourse only to the property. Leverage Erskine + Owen s considerable buying experience. However, most would agree, over the long-term property still delivers healthy returns. Erskine + Owen believe investors need more options to reach their wealth goals. If you can t buy a property on your own, why not reap the benefits with a share of great property? ERSKINE + OWEN SYNDICATION LADIES MILE
Who can take part? This opportunity is only for wholesale investors as defined by the Financial Market Conducts (FMC) Act You also need to have the investment funds available immediately. What are the risks? No investment is risk free. Get good advice before making a decision to help you weigh up the risks and the benefits. If you are a wholesale investor under the FMC Act you ll be well qualified to assess the risk / reward balance. ERSKINE + OWEN SYNDICATION LADIES MILE
