2 Concept buy to use and let Self-occupancy During peak season, self-occupancy is limited to tree weeks. Outside the peak season, self-occupancy is unrestricted during the remaining 35/36 weeks per year. Subletting The Weisse Arena Group is responsible for renting out the flat outside the own use period and for providing smooth service to the renters from the time they book the flat to the time they depart. Rental The Weisse Arena Group will make every effort to maximise occupancy at the highest obtainable rates. The rental income flows to the owner following deduction of a commission and operating costs. Income is pooled so constant rental income is guaranteed year round. Maintenance Wear and damage from rental will be replaced by the Weisse Arena Group. The administrative costs are payable by the owners.

3 This is where you will stay Fittings: All the apartments in the peaks place have exclusive interior furnishings made of high quality. The design is minimalist and characterized by its clear shapes. Living area Modern living room area with arm chairs, a comfortable sofa and a pull-out-bed (both are extendable for an additional person) as well as a TV. 230V (EU socket available). Adapters are available from reception. The dining are is equipped with a high quality table and chairs. Sleeping area Cozy bedroom with comfortable boxspringbeds (in some 4.5-bedroom-appartments with two bunk beds in one bedroom) and a closet. A safe is available. Bathroom Bathroom is equipped with a large bathtub and a shower or only a shower, a washbasin, toilet, towel holder and hair dryer. High quality fittings from Hans Grohe and Villeroy & Boch. Kitchen The kitchen is fully fitted with a dishwasher, oven, induction cooker, refrigerator with a separate freezer cabinet. Kettle and coffee maker (French Press), pots, pans, crockery, cutlery and knives are available. Balcony Large balcony with a table and chairs. Other There are sufficient parking spaces available in the underground garage. The reception is occupied 24 hours and there is a free shuttle bus service to the base station available for all owners and heated ski storage for the ski-/snowboard equipment. 7 Self-occupancy The own use period for the serviced flats during the main season lasts for a maximum of three weeks. The remaining 35/36 weeks of the year are unrestricted in terms of own use by the owner. The peak season is usually between middle of December and middle of March. The exact starting and end dates are defined by the Weisse Arena Group as the facility management organisation and the owners are notified of these dates in writing. Week-long stays for own use are planned from Sunday to Sunday. Even for shorter stays, the period is counted in whole weeks if the property cannot be re-let on the days it is unoccupied. The own use periods must be reserved nine months in advance so availability and timely rental to third parties can be ensured. Of course, the Weisse Arena Group will make every effort to comply with requests from the owner even at short notice. The Weisse Arena Group is responsible for renting out the flat outside the own use period and for providing smooth service to the renters from the time they book the flat to the time they depart. Reservations for own use periods can be changed up to two months prior to arrival, availability permitting. If a reservation is changed at short notice, the period is booked as own use if the flat cannot be rented to others. The owner/ownerfamiliy is entitled to use a flat himself during the own use period and to make it available to the owner s family free of charge in accordance with the separate own use rules. The ownerfamiliy include: the owner, spouse/partnership, both parents with progeny with spouse/ partnership and children. The Weisse Arena Group will make every effort to maximise occupancy at the highest obtainable rates. The rental income flows to the owner following deduction of a commission and operating costs. Income is pooled so constant rental income is guaranteed year round. While the owner is using the flat himself, he does not participate in the distribution of rental income. For the own use period, the owner incurs costs for the following services: preparation and final cleaning of the flat, costs for bedding and towels, tourist tax. A space in the underground car park can be used free of charge during an own use stay. Subletting is for a lifetime and cannot be cancelled.

9 Directions to Peaks Place LAAX Airport Shuttle Service Our airport shuttle service will take you from Zurich or Friedrichshafen airport to Peaks Place in Laax in just 1 hour and 45 minutes. Further information and bookings: By car Coming from Zurich via Chur, you can reach the resort quickly and easily via the A13 motorway. Take the exit at junction 18 (Reichenau) and follow the signs for Flims along the main road number 19. From there, you will arrive in Laax Uletsch in around 15 minutes. Immediately after entering Laax, take the third exit at the first roundabout (Coop petrol station). Peaks Place is located 100 meters down the road on the left.
