2 17 Old Nichol Street Old Nichol Street 17 E2 7HR London Research by the architects suggested that the original building on the site and the neighbouring no 19, were built at the same time and were about the same size Taking this as a cue, the height of the new building was set to match no 19, and the façade treatment echoes that building also, but with a contemporary treatment The North facing street elevation is almost totally glazed - transparent, and quite distinctive On the upper floors this is certainly true Large, curtain walling like, floor to ceiling fixed glazing units, framed in timber, predominate The timber giving a more domestic feeling These are separated by louvered units providing ventilation The ground and basement levels are given to a live/work unit, with its own entrance On the upper floors are three apartments, the top one being a duplex with a south facing roof terrace All share a common entrance and staircase At the rear, smaller, conventional windows are used, set in a façade clad with resin faced plywood 2005 Contractor Building costs consultant Services engineer Maccreanor Lavington Bigft e-griffin Consulting Freeman Beesley Techniker DAD Developments Limited, London The nearest tube station is Old Street (Northern Line - City Branch) Use exit 3 2

3 Design Museum Shad Thames 28 SE1 2YD London The Design Museum is based in a converted 1950s brick clad warehouse The ground floor features the entrance and ticket hall together with a shop and a small café - both overlooking the Thames On the first floor is a restaurant - also looking out onto the river Here one also finds the first exhibition floor, with the second on the next level up Unusually, both exhibition floors bridge over Shad Thames, which continues underneath Externally, the building is finished in render, which gives it something of a feeling of the Bauhaus Project is public! 1989 Conran & Partners Daily: / Closed December 25 & 26 The nearest tube stations are: London Bridge (Northern & Jubilee Lines and Surface rail), Tower Hill (District & Circle lines) and Tower Gateway (Docklands Light Railway) Buses: 42, 47, 78, 188 & 381 to Tooley Street 100 to Tower Gateway 225 to Jamaica Road RV1 to Tower Bridge 3

4 The Lux Building Hoxton Square 2-4 N1 6NU London This project began as a shell and core development by the architects, but as the project progressed they were asked to make more contributions The main elevation facing Hoxton Square shows seven bays, split in a 4/3 arrangement This reflects where the core is located (centrally) within, and is reinforced by a difference in the number of storeys The ground floor comprises of a bar, and (originally) the Lux Cinema, in the three bay unit (from where the name is derived) Unfortunately the cinema was not commercially successful and has long been closed Above the bar, on the first floor, is a gallery space originally intended for electronic art and new media The remainder of the upper floors were intended as accommodation for London Electronic Arts and the London Filmmaker's Co-op hence the cinema tie-in At first sight the façades look like load-bearing brick, but they are in fact brick-faced precast columns and spandrel units The majority of the structure is in-situ concrete Project is public! 5 The Tin House Bacon Street 23 E2 6DY London William Russell graduated from the Royal College of Art and set up practice with David Adjaye for a while They went their separate ways in 2000, Russell working on his own before joining the design practice Pentagram in 2005 This is his own house built on a tight site just off the famous Brick Lane in Tower Hamlets The name comes from the galvanised steel panels which clad the majority of the house Internally, the programme is unconventional with bedrooms on the lower levels and living areas above, taking advantage of the light and increased privacy granted by the form of the building There are a number of double-height spaces and external terraces The structure is formed of concrete In an area where buildings are predominantly brick, this structure seems a little incongruous, but doesn't jar 2002 William Russell The nearest tube stations are Old Street (Northern Line City Branch) Use exit 3, Aldgate East + Whitechapel (Hammersmith & City and District Lines) and Bethnal Green (Central Line) 5

6 photo: Allard de Goeij Rivington Place Rivington Place EC2A 3BA London Co-realized by INIVA and Autograph ABP, Rivington Place is a permanent headquarters for the two organizations, which serve to educate the public in the contemporary visual arts This is a building which requires your attention There are five floors within the building, but eight rows of windows, which diminish in height, as they rise up the elevation Also the width of the windows change along the length of the main façade to Rivington Place Rows of saw-tooth rooflights face south - instead of north - and most of them lack glass Black concrete panels in a chequerboard pattern feature externally Alternating with this are in-fills of flush or recessed glass, forming the windows, and opaque, black polyester, powder-coated panels The narrow plot, combined with the requirements of the internal programme has meant that the main entrance, identified by a hinged, swing out panel, has had to be located halfway along Rivington Place, rather than, ideally, on Rivington Street Project is public! 7 66 Charlotte Road Charlotte Road 66 EC2A 3PE London This project bears many similarities with the architect's Chance Street scheme, a short walk away The site is bigger, but the plot is still bounded on three sides by other buildings So, once again light and natural ventilation could only come from the street frontage In Chance Street three houses were created in a terrace: here three uses are arranged vertically The ground floor and basement are given to retail, which has its own entrance on the south side of the plan The first floor is one open space, designated as a self-contained live/work unit This has a separate entrance on the north side of the plan, which it shares with a duplex flat on the second and third floors Here Taylor uses a light well to bring light to the rear of the second floor The same brick used for the frontage as Chance Street is used, but here there are subtle asymmetries played out in what, at first sight, appears to be a regular elevation Brass doors and screens also make a re-appearance 2008 Services engineer Contractor Stephen Taylor s EcoConsulting John Bartholomew Building & Property Maintenance Paul Hardman Stephen Taylor The nearest tube station is Old Street (use exit 3) on the Northern Line - City Branch 7

8 Sainsburys Supermarket Camden Camden Road NW1 9LJ London The triangular site, bounded by the Regent's Canal, Kentish Town Road and Camden Road, was once a bakery The local council were determined to have a mixed-use development on the land, and had rejected several schemes by other other architects before Grimshaws were approached The scheme sits on top of an underground car park, created as part of the development The optimum sales area, at ground floor level, was designed as a column-free space with an arched roof To leave room for a service yard, all the support and ancilliary areas had to be located at first floor level, without compromising the sales area A series of columns sit at the periphery of the sales area On top of these are huge brackets, pointing into the sales floor, and the arches for the sales area roof are supported off these Vertical tie rods, on the outside of the brackets, counter the weight of the arches All the support accommodation is then carried off the top of the brackets A true High-Tech solution Project is public! 9 Camden Canalside Housing Grand Union Walk 1-11 NW1 9LP London This housing scheme is part of the Sainsbury's supermarket development It comprises of a terrace of eleven very unique houses lined along the bank of the Regent's Canal The houses lie on the south bank and face north onto the canal The south elevation faces onto Sainsbury's service yard and consist of a blank facade of profiled metal cladding with an escape door from every house The main access to the dwellings is from a low level private canalside path One enters on the lowest level into a hall containing a stair There is also a bedroom with bathroom and a box room on this level The first floor contains the living, kitchen and dining areas In the double height dining area, views out are afforded via an industrial door, which can be rolled up to link the indoors to the outside and a small private balcony The second floor holds a family bathroom and two more bedrooms, both of which enjoy a view down through the house to the first floor Roof lights compliment the lighting 1988 Building costs consultant Contractor Grimshaw Henry Riley & Son Limited Kenchington Little & Partners Wimpey Construction Limited J Sainsbury PLC The development is part of the Sainsbury's supermarket devopment and is a short walk from Camden Town tube station (Northern Line) 9

10 Albion Riverside Hester Road SW11 4AJ London A mixed use development sitting on the South bank of the Thames immediately adjacent to Foster & Partners' offices Eleven storeys high, the upper floors contain private apartments, varying in size from one to four bedrooms, arranged around four vertical circulation cores A typical floor holds approximately 27 units The top floors contain duplex apartments, nestled under the roof In plan the footprint of the scheme is an asymmetrical crescent, forming a piazza between its arms The riverside elevation is dominated by a continuous, sinuous line of extended floor plates, forming balconies, finished with glass balustrades Set back from this edge, is the faceted line of glazing In contrast the outer façade is one sweeping partial torus, or two dimensional curve, of aluminium tubes, the lines of which are disturbed by openings for windows and balconies This elevation seems to rest on dramatic double height "vee" shaped columns The whole project is executed with typical F&P panache 2003 Foster & Partners Hutchison Whampoa Property The nearest tube station is Sloane Square (Circle and District Lines) but this is quite a walk away Bus numbers 19, 49, 239, 319 and 345 all pass the site 10

11 Camden Workshops Kentish Town Road 20 NW1 9NX London This project is part of the Sainsbury's supermarket Camden development and stretches along Kentish Town Road It comprises of a four storey linear concrete frame structure, the upper two levels of which are completely clad with profiled metal These house the workshop units, and are entered from a bespoke entrance about half way along the building Apparently, it was the original intention of the architects to have all of the ground floor given over to small shop units Regretably, this hasn't happened and at ground level one is presented with a view through the columns of the building into the service yard of the supermarket Sadly, this does nothing for the streetscape 1988 Building costs consultant Contractor Grimshaw Henry Riley & Son Limited Kenchington Little & Partners Wimpey Construction Limited J Sainsbury PLC The project is a short walk from Camden Town tube station (Northern Line) 11

12 Foster & Partners Office Hester Road 22 SW11 4AN London There are few architect's offices to which the term "Cathedral of ure" could apply, but this is surely at the top of the list This is Foster and Partners head office From the end of Hester Road one enters through a modest door and up a long staircase, set in a double height space On the left of the stair is a cafe where staff take their breaks watching the comings and goings After pausing at the top one passes through a set of double doors into the studio itself 60m long and 24m wide, double height, with the north wall completely glazed and overlooking the Thames A mezzanine floor fills the back of the space, containing meeting rooms There are more offices below and private apartments above, which were sold off as a way of financing the development If you only ever visit one architectural office in London, make it this one The office usually takes part in London Open House on the third weekend each September Visit wwwlondonopenhouseorg for details 1990 Services engineer Foster & Partners Ove Arup Roger Preston & Partners Petmoor Developments 12

13 2 More London Riverside More London Place_Riverside 1 & 2 SE1 2AF London These two buildings form part of the More London development Regrettably they often feature strongly In opinion polls of London's worst buildings This is a little unkind They have long been part of an un-finished development and hopefully their rating will improve when the whole thing is finished The scheme is formed of 3 fingers with curved ends - all pointing to the river The larger two are linked together to form a headquarters building At first sight they may seem bland, consisting of floor to ceiling glass (relieved only by the spandrels at each floor slab) and incorporating the (now standard double height base treatment) However look a little closer and you will see the unusual floor to ceiling extruded aluminium panels, that clad the un-glazed parts These add texture which contrasts with the smoothness of the glass The detailing is slick and corporate, but incredibly thorough and well executed It would be no bad thing if all buildings were detailed to this standard 2003 Foster & Partners The nearest tube stations are London Bridge (Northern Line (City branch) and Jubilee Line) and Tower Hill (Circle & District Lines) Whilst normally closed to the public, Number 1 More London Riverside, the Headquarters of Earnst & Young usually take part in London Oen House weekend, in the third weekend of September, when buildings normally closed to the public are open, free of charge Visit wwwlondonopenhouseorg for details 13

14 Imperial College Business School Exhibition Road SW7 2AZ London Previous known as the Tanaka Business School, this building forms the main entrance to the Imperial College campus off Exhibition Road Externally, the scheme is dominated by a white steel cage, into which curtain walling is inserted This is intended to help mask a rather drab 1960's building, which didn't reflect the aspirations of the University for its entrance To the north lies the listed Royal School of Mines, the pilasters of which are echoed in the rhythm of the new structure The new curtain walling dives into a slot cut in the old fabric To the south lies the entrance hall, above which are four small floors of new accommodation which are hidden behind glass louvers Adjacent to the entrance, the floor drops one storey to contain a café From this well rises a cylinder which houses six stacked lecture theatres, clad with highly reflective curved tubes A dramatic cantilevered stair sits between this and the School of Mines The whole structure is roofed with ETFE cushions 2004 Foster & Partners Imperial College London The nearest tube station is South Kensington (Circle, District & Piccadilly Lines) Buses: 9, 10, 52 Alight at the Royal Albert Hall 360 Alight at Prince Consort Road 14, 49, 70, 74, 345 & 414 Alight at South Kensington Station 14

15 Tower Environs Tower Hill EC3N 4AB London This scheme is for a public space that runs north-south from Tower Hill, down to the River Thames, between Foster's Tower Place and The Tower of London Being adjacent to a spot that attracts thousands of tourists every day, it is a magnet for souvenir and fast food vendors It would have been easy to just let them all set up shop in any kind of standard structure and let economic forces create a tacky jumble Fortunately, the authorities realised that The Tower was too important a site to allow that to happen Instead they let Stanton Williams produce a scheme that integrates all the various functions needed in a dignified and visually unified manner Ticket booths, fast food outlets and souvenir shops are housed in an elegant family of buildings Paving and street furniture are of a high quality - most of the latter being custom designed A noble scheme that is truly world class and worthy of its location Project is public! 2004 Stanton Williams The nearest tube station is Tower Hill (District & Circle Lines) 15

16 The Luna Building Bermondsey Wall West 37 SE16 4RN London The Luna Building is an eight-storey residential structure sitting on the South bank of the Thames, just down river from Tower Bridge Once part of the busy docks, many of the original warehouses in this area were destroyed in WW2 Soulless replacements were built in the 1950s and 60s, but they, in turn, fell into disuse As part of a regeneration programme for Berkeley Homes, GHA has inserted 47 one and two bedroom apartments including some duplexes - into this new development Whilst contemporary, the scheme echoes the density and character of the original dock structures The building has been set back four metres from the river to accommodate a continuation of the riverside walk when future developments permit The ground floor is set aside for commercial use Externally, high quality acid-etched precast concrete is used as cladding, alternating with vertical stacks of glazing On the north elevation, balconies looking towards the Thames enhance the living experience Project is public! 2005 Glenn Howells s Cameron, Taylor Bedford Berkeley Homes Only the commercial units on the ground floor are public The upper floors are private The nearest tube station is Bermondsey (Jubilee Line) 16

17 New Street Square New Street Square 6 EC4A 3BF London Originally intended to consist of one monolithic block, this scheme developed into five different buildings, of different heights and appearances, arranged around a new public square The pedestrian routes into the square are narrow (60m) by todays standards and arranged so that it is imposible to see straight through the development in one glance Shops line the ground floor spaces to give the area some purpose Above ground level, all the accommodation is rentable office space It is rumoured that all the floor plates, in each of the four major buildings, line through with each other horizontally, so that if a tennant wants more space in the future, it is practically possible to build a new link to an adjacent building The buildings themselves are far from ground breaking, but do incorporate some sustainable features; timber brises-soleil and concrete structural frames for thermal mass The scheme presents a new paradigm for office development in the City of London Project is public! 2008 Services engineer Building costs consultant Contractor Bennetts Associates s Cundall Johnson & Partners Davis Langdon & Everest Pell Frischmann Group Sir Robert McAlpine Land Securities photo: Bennetts Associates s The public spaces are open 24 hours a day, but the office spaces are not open to the public The shops and cafes are open at normal times The nearest tube station is Chancery Lane (Central Line) 17

18 Allies & Morrison Studio Southwark Road 85 SE1 0HX London Allies & Morrison's studio is located on Southwark Road, just behind Tate Modern On the ground floor is a cafe where staff can eat lunch and is also open to the public This also acts as a shopwindow for the architectural models that the practice produces Above this are three studio floors A project starts its life being designed on the third floor, dropping down one level for working drawing production and then down to first floor whilst on site The top (fourth) floor features a conference room which also gives access to a roof terrace The basement houses a model shop, product literature and samples libraries and print facilities The building is constructed from in-situ concrete which is left exposed internally The street façade is almost totally glazed, allowing views in at night In summer, yellow coloured shutters behind the glass help to control glare and heat gain The studio usually takes part in London Open House See wwwlondonopenhouseorg for details Project is public! 19 13-17 Chance Street Chance Street E2 7JB London Initially this appears to be a scheme of three small houses, but a closer look shows that it also includes a large office suite and a small gallery These spaces are conventional and occupy a shell in the adjacent Redchurch Street Both can be accessed from the ground floor of the first of the three houses in Chance Street The houses themselves are on a very tight site, bounded by other buildings on three sides Getting light into the rear of the site was a problem, solved by the introduction of 2x2m light wells at the rear of each house The ground floor serves as work or studio space, with bedrooms above and the living spaces on the top This arrangement is severely compromised in the first house due to the need to access the adjacent commercial premises Externally a dark brick is used to fit the context, but the elevations are given some sparkle by the use of folded and perforated brass gates/screens, which are used to hide small external secure storage areas for bins and bikes 2006 Contractor Services engineer Building costs consultant Stephen Taylor s Charter Construction PLC Intengis Measur Paul Hardman Rebecca Collings The nearest tube station is Old Street (Northern Line City Branch) Use exit

20 David Chipperfield s Cobham Mews 1A NW1 9SB London This small triangular site is completely surrounded by housing, and the only access is a small driveway Originally a scrap yard, it was discovered by David Chipperfield, who then obtained planning permission for its development The project was then sold to developer Derwent Valley with the aim of building a speculative office development This was DCA's first completed "real" building, after rising to fame doing shops and conversions The design intention was to create two units having an industrial or loft atmosphere - the kind of space the practice was looking for as a home for themselves It was so "right" that once it was completed the practice moved in!
