3 VIEW FROM THE NEIGHBORHOOD OVERVIEW: MANHATTAN Dear Friends: Investment property sales in core Manhattan totaled $10.95 billion in 1H 2017, a 54.3 percent drop from the 1H 2016, while transaction volume fell 29.7 percent year-over-year to 284 trades. With sales totaling $2.99 billion, Midtown East accounted for the highest dollar volume in 1H 2017, followed by $1.8 billion in sales in the Financial District. The Upper East Side saw 61 transactions, more than any other neighborhood during this period, while the Garment District had the fewest trades, only three trades. An analysis of the properties sold by asset class shows office properties generated $6.25 billion of the sales in core Manhattan in 1H 2017, a 19.8 percent increase in dollar volume from 2H 2016 but a 53.3 percent decline from 1H 2016 when office sales totaled over $13 billion. The dollar volume of development/land sales also increased 19.9 percent to over $1 billion in 1H 2017 compared to 2H 2016, but saw a 42.2 percent drop from 1H 2016 when sales totaled $1.78 billion. In the first 10 months of 2017, international investors accounted for 37 percent of core Manhattan sales, down from 41 percent in all of China s investments in core Manhattan properties dropped to $2.5 billion in 2017 compared to $6 billion in all of 2016, and investments by UK firms fell to $188 million from $1.4 billion. REITs accounted for 20 percent of the investment property sales up from 2 percent in the first 10 months of 2017, but institutional investments dropped to 11 percent from 28 percent of the sales during the same period.
