6 ASSEMBLY A new form of apartments Conceived as four separate buildings, the smallest containing just 20 apartments and the largest only 43, the individual buildings clad in concrete and metal will create a boutique address. Architectural roofs extend to form peaked rooftops synonymous with North Melbourne s history, and like a crafted object, generous windows and balconies are cut into each form. To create a boutique style development in this unique neighbourhood, Woods Bagot included laneways leading to each lobby. With sight lines drawn to the surrounding churches and schools, residents will be continually drawn to the leafy streets and parks nearby. Vertical links within each building, via lifts and stairwells, strengthen the connectivity within, as well as beyond the site. With one bedroom apartments up to 66 square metres internally, and two bedrooms up to 89 square metres, all apartments will have the ability to enjoy city vistas or bask in the northern sunlight from the communal roof terrace. Corner of Capel and Courtney Streets The starting point for Assembly came from the many saw tooth roofed factory buildings in the neighbourhood. Once the typology was set, the scheme was reinterpreted to form a group of three buildings, each one addressing its street frontage. A cluster of buildings, centred on an internal courtyard, followed. 6

8 Light filters into the apartments from the courtyard. To maximise this light, generous terraces combine with large picture windows. The light also plays on the metal, creating a striking kaleidoscope of colours throughout the day. The European-style courtyard creates a protective and private space all year round. The communal courtyard, complete with large jacaranda trees and built-in seating provides an idyllic setting to catch up with friends or neighbours. Central courtyard

10 ASSEMBLY The metal exterior provides a light industrial aesthetic with a strong contemporary edge. A sophisticated interpretation of the neighbourhood, Assembly is thoughtfully expressed using contemporary materials of concrete, steel and glass. Artist Impression Raw, honest materials. The windows and terraces have been carved out of the metal forms, giving each of the buildings a lightness and openings to the immediate and wider environment. 10

Softening the pavement, as well as the exposed concrete beneath the metal, there s a natural touch at every turn. This low level development is wrapped in greenery, with vines and creepers creating a welcoming mat to each of the lobbies. These vines soften the edges and act as a continual reminder that nature is on one s doorstep. Shafts of light stream through glass topped balustrades providing magical moments while traversing through buildings and within individual apartments. The natural sunlight emphasises both the quality and honesty of materials. While materials are expressed, so is the level of detail, with every crevice considered to the smallest degree. Be it concrete, metal or glass, each junction is treated as paramount in the design. 11

Complete with built-in seating and soft landscaping, the space has been carved within the buildings pitched roof line. The rooftop terrace provides an ideal place for residents to entertain and socialise. The space also creates a respite at the end of a busy working week for a relaxing drink. Like the apartments, the space appears to have been carved out of the metal clad forms of the buildings. Artist Impression
