2 DEFINITIONS Istanbul CBD (Central Business District): Area comprising Beşiktaş, Kağıthane and Şişli office buildings with the highest office building concentration. (Büyükdere Caddesi) Old Town CBD: Beyoğlu, Beşiktaş - Vişnezade, Şişli - Harbiye office districts. Other Office Districts (): Outside the CBD and with the highest office building concentration. Ankara CBD (Central Business District): Area comprising Eskişehir Yolu - Öveçler, Çankaya, Yenimahalle - Beştepe office buildings with the highest office building concentration. Izmir CBD (Central Business District): Area comprising Bayraklı, Bornova office buildings with the highest office building concentration. Office districts are divided into two clusters by rental values with the help of K-means algorithm. The calculated median value of the first cluster indicates the "Upper Price Segment" while the calculated median value of the second cluster indicates the "Lower Price Segment". A Class Office Buildings: These are the most prestigious office buildings with a rent / sale price value well above average in the region. Located in the city center, close to major transportation axes and junctions, these office buildings offer quality and professional facility management services. In addition, these buildings use advanced technologies; Security systems, metal detectors, X-ray devices, safety cameras, card access systems, security personnel etc. These buildings have fire/safety systems such as pressurized fire escapes, detectors and sprinklers, fire alarms. The buildings are built after the year

REIDIN Office Rent Index 2017 third quarter results announced. According to REIDIN Office Rental Index 2017 Q3 results, rental values increased by 0.67% for upper price office segment and by 0.30% for lower price office segment in all Istanbul compared to the previous quarter. In the lower price segment while the lowest rental values have been observed in the Kurtköy Office District with USD per sqm per month in the upper price segment and 4.27 USD in the lower price segment. In the Istanbul Central Business District (CBD), the upper price segment was measured at USD per sqm per monthwhile the lower price segment observed was USD per sqm. Among the office areas excluding the Istanbul Central Business District (CBD), the highest value observed for the European Side was in Maslak Office District with the value of USD per sqm per month in the upper price segment and dollars in the lower price segment while the lowest rental values were measured in Beylikdüzü - Esenyurt Office District with 7.04 USD per sqm per month in the upper price segment and 5.86 USD in the lower price segment. For the European Side, the highest GLA has been observed for the Istanbul CBD with 91.49% occupancy rate while for the Asian Side the highest GLA observed in Ümraniye with 97.16% occupancy rate. RENTAL ANALYSIS According to REIDIN, Office Rental Values for Ankara increased by 0.53% for the upper price segment and by 0.16% for the lower price segment in Ankara Central Business District (CBD) compared to the previous quarter. 9 IZMIR OFFICE MARKET A. RENTAL ANALYSIS According to REIDIN, Office Rental Values for Izmir Central Business District (CBD) increased by 0.69% for the upper price segment and by 1.78% for the lower price segment compared to the previous quarter. Occupancy Rate of the office buildings in Izmir CBD were observed at 93.28% and increased by 15.4 percent compared to the previous quarter. In the Konak Office District, which is Izmir s secondary office district, office rental values increased by 0.22% for the upper price segment and decreased by 0.08% for the lower price segment compared to the previous quarter.
