11 Guiding principles i To achieve our objectives the City Housing team are guided by the following: Work in partnership to improve the lives of tenants Ensure the housing portfolio is financially sustainable into the future and affordable for tenants Respond to demand for social housing equitably and efficiently Commitment to resilient and cohesive communities Provide a high quality service to tenants and to contribute to and benefit from living in Wellington
12 Tenant make up 4000 tenants approx 37 percent refugees and migrants 27 percent are over 55 years of age 20% of tenants have a physical and/or health hdisability 63% percent of occupants receive income support of some kind from central government. Over 40 different ethnic groups (*as at 26 July 2012)
13 Affordable yet sustainable ti Rent set at 70% of the market rent reviewed annually Maximum rent increase of $20 per week for a single tenant and $30 for households of more than two people No rent increases for tenants over 80 years of age Affordable rent limit it possible where rent exceeds 35% of net household income after tax and after Accommodation Supplement entitlement has been received Accommodation Supplement (AS) Government subsidy

In properties already complete, families report spending less time in hospital with children s respiratory problems, and lower living costs particularlyon electricity consumption. Social isolation is being reduced and the development of community pride increases resilience and community spirit. The Post Occupancy Evaluation of completed projects reinforce we are delivering on this message, we are changing gpeople s p lives for the better.
