6 experience shedkm's past experience of offsite construction
7 moho, manchester MoHo (Modular Homes) showcases the idea of innovative offsite construction with fully finished apartments, built in warm, dry factory conditions, brought to site on the backs of lorries and stacked, one on top of the other. MoHo develops the use of pre-fabrication already used in mixed tenure housing and transfers it to the private sector. In previous applications, the orientation of the units have been arranged with limited frontage and deep plans, a result of the maximum transportable unit size. However, by rotating the units through 90 degrees, the window frontage can be maximised, and the base module extended. An external framework is then constructed into which a series of further prefabricated components are fixed to supplement the base modules, including terraces, dining pods and balustrades, giving a layered appearance to the elevation. The challenge was to create high quality architecture from this kit of parts. At first glance MoHo does not look pre-fabricated, but the rigour of its exposed structure and pattern of balconies in its facades begin to reveal its origins. moho facade typical moho apartment

9 chimney pot park, manchester In the terraces of Chimney Pot Park, shedkm take an age-old housing form and strip back the years of decline, the jumbled mass of outriggers, the notorious back alleys with their inherent security issues, and the decline in the sense of community that was key to this form of housing s original popularity. In its place the terrace is turned upside-down with the bedrooms and bathrooms on the ground floor and the living/kitchen/dining space on the first floor and mezzanine where light and space is maximised. Secure car parking is inserted in the space once occupied by the back alley, and a new raised garden is placed above. Prefabricated components are used for bathrooms, roof lights, balconies and landscape elements to address constraints of limited access between retained existing facades, programme, cost and quality. We have also used pre-fabricated bathroom pods in our Walsall and Fort Dunlop hotels, but at Chimney Pot Park this was taken a step further with a unique bespoke design. chimney pot park pre-fabricated bathroom pod

11 introduction town house Town House is a new concept for mass housing that is a direct challenge to the established typologies of the major UK housebuilders. It exploits clever modular planning to create spacious, flexible and modern customer-designed homes. We have taken the familiar pitched-roof form and turned it longitudinally to create a loft-style spacious home aimed at the urban house-buying market. Purchasers have a choice of two or three storey houses and the option of loft or garden-focused living spaces with open-plan or more traditional layouts. The shell of the house contains simply a stair, kitchen and bathroom pod. A series of layouts can then be selected which configure one to six bedroom homes to customers preferences. Space standards are generous, windows large and insulation and air tightness are to a very high standard. Town House is factorybuilt to order before being delivered to site fully finished. Four years of research and prototyping have gone into developing the Town House product, now in full production on a dedicated assembly line. Customer choice is the driving concept behind Town House. The challenge was to develop a design that offers purchasers a choice of sizes, living spaces and layouts - as well as different kitchen, bathroom and finishes options - enabling customers to tailor their new home to their individual tastes from over 130,000 combinations. This is achieved through a rigorous organisation of the plan with fixed zones for circulation and services and a defining logic governing possible locations of internal walls generating a series of standard room sizes. These fixed parameters allow a wide range of layout options within a standardised shell. Purchasers can select from a variety of layouts and finishes, or can choose to fit out the shell themselves.

33 mansion house Mansion House is shedkm's sister concept to Town House. The idea is based on smaller groups of apartments sharing an entrance, stair and lift. This creates a stronger sense of ownership and counters the anonimity of apartment life. A more humane way of high density living. KEY We have developed a modular approach, whereby a variety of unit sizes and types are interchangeable within a common plan arrangement and with a common core solution. Customers can choose whether to purchase the apartment as an open plan shell to fit out themselves, or divided up into a number of rooms with a range of different kitchen and bathroom options to suit their lifestyle. x1 BLOCK x1 ROW 01 LOWER GROUND CAR PARK 02 GABION WALL 03 LANDSCAPE BUFFER Mansion House has all the careful, considered design and manufacturing techniques we developed for Town House; generous space standards, large windows, high ceilings and builtin storage. 36 row house Row House has been developed to expand the House family of factory-built housing products with a smaller, simpler and lower cost house type that offers increased densities - and used in conjunction with existing products enables increased variety on House sites. Narrower and longer than Town House, Row House is offered as two, two and a half (with terrace) or three storey variants in 80, 105 or 115sqm sizes [by comparison Town House is offered as 90 or 140sqm]. A simple plan layout concentrates the circulation and serviced elements in the centre of the deep plan with a full width living space to the front and rear of the house. A lantern roof light brings light in over the stair on the three storey variant. Construction methodology is similar to Town House - as are fundamental principles such as large windows, well proportioned rooms and generous floor to ceiling heights. Row House is designed to work in terraces of typically 6 to 12 units with the different variants being interchangeable allowing a mix of sizes - and heights - within a row. Density is up to 86 dwellings per hectare compared to typically for Town House.

38 kit house Kit House is conceived as a more flexible member of the House family that extends the scope of customisation within a standardised kit of parts. Each Kit House combines a Space Pod for living and sleeping with a linked Engine Block containing stairs, bathrooms and services. This arrangement frees the houses from the constraint to limit the width of the homes to that which can be transported on the back of a lorry, as is the case with Town House. This allows the creation of wider, larger homes and also opens the possibility of detached and semi-detached houses - although Kit House is still envisaged as a primarily terraced typology. The Space Pod comes in two widths - narrow (3.5m) or wide (5m) format - which can be stacked in two or three storey configurations and plugged into a standard Engine Block to generate houses of 75, 100, 110 or 155sqm internal area. This component-based strategy also allows for an even greater variety of combinations with the possibility of creating larger 'double fronted' homes of up to 270sqm by adding wide or narrow Space Pods to both sides of an Engine Block. End gable Space Pods with identical internal layouts, but with glazing on the long side offer the possibility of a different way to turn a corner or terminate a terrace, allowing these factorybuilt homes to take on the more subtle type of site-specific characteristics often associated with traditionally built terraces.

40 irwell riverside, salford The Irwell Riverside scheme seeks to maintain the modern methods of construction story currently utilised at Irwell in the construction of Town House. Modular construction would continue the innovative approach to housing that has been adopted at Springfield Lane, echoing the construction proposals for the original Mansion House design. Across the three apartment blocks, 156 no. high quality, spacious and light apartments are provided. These exciting new places to live will be provided within three separate buildings. Rooftop terraces and gardens will dominate the fifth elevation, affording views to Salford and Greater Manchester. The new buildings will act as a mediator between the 2 storey town houses and a 44 storey tower to the south of the site.

42 ruskin square R02+R03 Ruskin Square is a mixed use development adjacent to East Croydon Station. Plots R02 and R03 will be the second and third phases of a 450 circa residential development. R02 and R03 will provide a total of 327 new Build to Rent dwellings. The concept of the proposals is driven by offsite fabrication and modularisation, incorporating early contractor engagement, precast facades, and component based spatial solutions. The project aims to provide highly robust and unique rental properties. The apartments have been designed with sharers in mind, with two bedroom apartments, including 2 bathrooms, dedicated storage and utility rooms along with shared living and kitchen accommodation. The development will provide communal facilities, rooftop gardens, serviced residence lounge, new public realm and access to onsite fitness studios. Additional resident storage is provided within the buildings as an optional extra; at low cost to the resident, and providing additional income to the owner. R02 is a nine storey linear building consisting of 132 apartments, split by a central core. The core features a highly visible central stair that will encourage interior use and communal spaces on each floor. R03 will consist of 195 apartments within an 18 storey tower and mezzanine levels serviced by a central core. The modular approach to the proposals has generated key decisions in regards to apartment layout, size and format. Each 2 bed and 1 bed apartment is based on repeating living modules and sleeping modules. This coupled with identical bathroom pods, utility cupboards and adaptable kitchens, has led to a truly adaptable and efficient design which maximises the core nature of off site construction.

The propositions outline how a mix of prefabricated and traditional delivery techniques offers the most diverse yet efficient solution to providing new housing on London's interstitial sites before focusing on a specific site, 'the lawns'.
