Condo unit owner insurance policies typically cover what the condo association s master policy doesn t cover. A condo association master policy can be of two types: An all-in condo master policy: Also known as a single-unit master policy, this type of policy covers the fixtures in your condo such as the interior walls, wiring, and plumbing, but does not cover personal property that you own. A bare walls-in condo master policy: This policy does not cover anything contained within your walls. It may or may not cover your condo s plumbing and electrical systems. The following are typically included in the Master policy: Interior Walls Ceilings Doors Windows Wiring Plumbing HVAC The following are typically excluded in the property and casualty Master policy of insurance maintained by the Condominium Association and are the responsibility of the individual unit owners to insure on their unit owner s policy: Floor coverings (carpet, pad, tile, linoleum) Wall coverings (paint, wallpaper) Ceiling coverings (paint, popcorn, texture coating, wallpaper) Electrical fixtures (lighting, ceiling fans, chandeliers, switch/plug plates) Appliances (stove, dishwasher, refrigerator, washer, dryer) Water heaters Water filters Built-in cabinets and countertops (kitchen and bath) Window treatments (curtains, drapes, blinds, hardware) Along with the above items that you are required to insure inside your unit per Florida Statute, your condo insurance policy will cover you for loss or damage to your personal possessions, and provide coverage for personal liability and medical payments. They can be investors looking to earn a profit on a property they can buy for at least 30% below today s current market value. Some may want to buy it as rental property, vacation property or to add to a steady income stream. They might be DIYers, or flippers. Willing to do the work, they look for undervalued property, or property in bad shape, that they can turn around for a minimal investment of time and money. They are good negotiators. What They Value Profit. Resale potential is a top attraction. Risk. Finding a bargain property in an up-and-coming neighborhood can be risky, but bargain hunters may be willing to take the chance. Return. Taking care of the big things in a run-down house, like the plumbing, can be more valuable than making cosmetic changes to a house that s in top condition. Resources. Like dependable contractors and other trades experts. Location, location, location. 3 Two Vital Steps to Generating Online Leads Give clients transparent information and memorable real estate experiences that they ll want to share with family and friends. The leads will follow. We ve made real estate look easy there s a whole cable TV channel devoted to the subject. In fact, we ve made it look a little too easy. Expertise and skill have been eschewed for trust, which is why family and friends win out. My mother s uncle s girlfriend would never steer me wrong! JANUARY 2015 REALTOR MAGAZINE Let s start telling the world the truth: Real estate is hard, and true real estate experts are a valuable resource. Let s rethink marketing, master the art of mobilizing our raving fans, and start earning and attracting leads and business rather than feeling entitled to them. So, if the world doesn t understand how hard real estate is, you can help change that. Take a page out of HGTV s playbook and post information on your website such as outlining the process of a real estate transaction. Let s educate the public on the complex steps it takes to buy a home. The best real estate transaction is a smooth one, but clients should understand that it s smooth only because the agent is keeping all the frogs in the wheelbarrow, making sure the process is a seamless one. Tell them how to work through the mortgage process. Advise misinformed home buyers to stop racking up credit card debt, to pay their taxes, and to postpone the purchase of that expensive new car, furniture, appliance, or pet before closing even advise them against quitting their job before the walkthrough. Educate buyers on how to compromise on their wish list. And, most important, let s prepare sellers for the emotion involved in the transaction. Make sure your agents are preparing sellers to receive negative feedback about the home they ve loved for years, and let them know it s usually a negotiation tactic. Be the human persona of your online presence, and vice versa. Start with your lingo.
