There is general improvement in demand in Kona residential and condo markets. Most of our activity is concentrated in the lower price ranges, which is typical for this stage of our market cycle. Residential in the median price range continues to sag from the ongoing flow of REO and Short Sale bargains into the market. The good news is that the number of sales is at the highest level since the low of home sales 2 years ago. The condo price is under similar downward pressure from distressed sales. Like residential, condo units sold is up substantially from the lows of Our housing bubble deflated about 18 months to 2 years after the mainland market and recovery should be about the same. We won t feel it for several months after the West Coast sees signs of an improving real estate market. In the minds of Homebuyers, Sellers and Homeowners their position on what recovery is largely driven by their own perceived interests. Some of the implications are hikes in loan costs, interest rates, down payment requirements and generally speaking the barrier of entry to homeownership. Banks are making it much tougher to purchase a home. Many homeowners won t think the market has recovered until it gets back to their mental target value for their home and some buyers who sit on the fence won t think recovery is here until they ve been priced out of the market for fear of still paying too much. If a Buyer sees great value and it is affordable it is a great time to buy and it will be for years to come. Hawaii is a very transient market with people coming-and-going, buying and selling every day. About 23% of American homeowners are under water and 35% of foreclosures are believed to be strategic but the vast majority of homeowners facing negative equity don t walk away. They don t default on their mortgages. They just keep working, keep paying and keep on keeping on because they want to keep their home. The deeper underwater a home gets, the more willing its owner becomes to walk away. But most homeowners think that defaulting is wrong and unfair and they are simply attached to their home. A big chunk of real estate decision making is quite simple to understand. We buy homes because we want to and it is still the American dream. That is why we keep them too. For better or worse! We live in a beautiful warm place where anyone would want to live. This is why our market is different and better than many other US destinations. No matter how good or bad the economy is, there will always be people here in Hawaii buying or selling real estate.

6 Kona Paradise Kona Paradise is a beach community with a beach and private beach park. Watch whales, dolphins and sunsets from your lanai. Swim, snorkel, kayak, dive and fish in clear Blue Hawaii waters. Elvis Presley s movie Girls, Girls, Girls was partly filmed just south of Kona Paradise. Complete with a 6 acre trail park with shade trees and picnic bench. Just 10 to 15 minutes north to Hookena Beach Park white and black sand beach with showers, restrooms, BBQ and picnic benches. Go north and head down Hwy 160 to Painted Church or to City of Refuge, as well as other beaches and boat ramp. A little further and you ll find yourself at the famous Kealakekua Bay. Along the way stop at the South Kona Fruit stand or Fujihara s convenience store (5 to 10 minutes north of Kona Paradise). Kona Paradise, where every hour is happy hour!
