2 T H E C O M M U N I T Y Montebello was originally designed to be the first gated, resort-type community in the metro area. A P R E M I E R E, G A T E D, H I G H - R I S E C O M M U N I T Y Even today there are no other communities that have as much space, wooded area and amenities as Montebello. Add to that a location that is minutes from downtown, National Airport, I-95, and charming Old Towne Alexandria. To us, it s a unique place to live, and we have enjoyed it here. Montebello has two pools. Our indoor pool is open everyday from 6 am. There are gyms and steam rooms, card rooms, and billiards and ping pong room. We even have our own bowling alleys. We have a convenience store with dry cleaning service, and a sit-down restaurant with full bar and outdoor terrace seating. We ve recently added a grand piano and invite pianists to come to play. Montebello is buffered from its surroundings by woodlands, and has a relaxing walking or running path our particular favorite. There are three lighted tennis courts that have just been resurfaced. Residents often will play at night. Leagues too both for tennis and bowling! One of the most overlooked aspects of a condominium community is its infrastructure. Montebello has just completed a $20 million+ renovation, and is young as ever. In spite of such a large investment in the future, our community is fiscally strong, and has never had an assessment. HOA fees are projected to be steady over the foreseeable future. Montebello is very well managed. Through the years, many well known Washingtonians, such as Colin Powell, have called Montebello home!

3 O U R H O M E, B L D G 3 / We bought this home in 2006, and it was in rough, original condition no updates at all. The floor plan is a G model, and over the course of the next two years we turned it into a G on steroids, by taking down eight walls, and transforming it into one of the few, if not the only, true great room spaces in this model. Nearly every inch of our home has been replaced and rebuilt, right down to the receptacles and plugs. In several rooms we took space from one room and added to the adjacent space, all to create better utility and flow. Our apartment is the only G that we know of that can fit a sectional sofa, and a loveseat comfortably. The foyer was pushed back nearly three feet by changing a space robbing, walk-in closet into a mirrored closet. We took a foot and a half from the dining room and moved it into the kitchen. We eliminated the odd stacked washer/dryer unit for under-counter ASKO stainless units. This added yards of new counter space to that end of the kitchen. All the walls of the kitchen were taken down except for a five foot wide, supporting area facing the living room. New cabinets, Jenn-Air and ASKO appliances, super deep stainless sink, undercounter wine/beverage fridge, spotlights above, and all new wiring finished it off in just under six months. H I G H L I G H T S Eight walls were removed to create a true great room space and improve flow and useability throughout. The space lives big. Completely rebuilt kitchen. Features Jenn Air counter-depth refrigerator, oven/cooktop, and microwave. Granite counter tops. Under-counter stainless wine and beverage refrigerator really stretches cold storage. Under-counter full size ASKO stainless washer, dryer, and dishwasher. Very quiet and efficient. Natural bamboo floors throughout, with the exception of guest bedroom. Remodeled baths, stone and porceline tiles, and a walk-in shower with full body jets. Custom-made draperies with Roman shades in dining area and MBR convey.

4 O u r H o m e B l d g 3 / Living Area, Dining Area & Kitchen The foyer feels quite spacious with the mirrored doors of the front closet. We added nearly 20 square feet to it by removing the walkin closet, and replacing it with a mirrored door, birchwood closet. Spotlights light the foyer as well as artwork, with interesting light. The view of the Great Room goes right through to the glass terrace. Parties for 12 or more can be accommodated. This space is designed with three colors and textures a tan grass-cloth in the living area, a light green, textured sandstone for the kitchen, and a flat red in the foyer and dining area. 6 O u r H o m e B l d g 3 / Master Bedroom & Dressing Area Below is a view of the Dressing Area and vanity as you enter the Master Bedroom. This area is spotlighted, and the wallpaper gives the space a warm and rustic look. The green glass vessel sink picks up colors from the wallpaper, and the black circular mirror echoes the color of the granite top of the vanity. Enormous mirrors to the right disguise the doors to the large walk-in closet.

7 The Dressing Area space flows into the Master Bedroom, and creates quite an expansive space. In this room we took out two small walls which narrowed the entry. Nickel spotlights in the ceiling create a more interesting light. Large 6 baseboard is throughout, as well as natural bamboo flooring. We think it gives the whole apartment a crisp, light feel. The bathroom is newly renovated with a beautiful small and large, stone tile floor (see top insert), Kohler toilet and custom shower curtain. Custom draperies with Roman shade and valence convey. (not visible, see above insert)

8 O u r H o m e B l d g 3 / Guest Bedroom & Bath The Guest Bath is finished with porceline tile and a tumbled stone larista. The vanity has a granite top, glass vessel sink and chrome faucet. The dark wood base matches the bold mirror. The walk-in shower has 1/2 low iron, distortion-free tempered glass, and a stainless steel shower panel, with full body jets and hand sprayer.

9 The guest bedroom is larger than you might expect. We have a queen bed and full home office in it, and there is plenty of room to walk around.
