6 MARKETING COMMERCIAL PROPERTIES The first step in our marketing process is to establish price. A competitive market analysis of similar properties recently sold in the area is developed by us and reviewed with you. Once agreement on the price is reached, we will propose a marketing plan in writing, covering the marketing tools that will be used as well as their timing. Provide complete details of the property to our full sales force so that each can give the best sales presentation. Advertise it in newspapers, magazines and the internet; Orlando Sentinel, The Property Sourcebook, Florida Commercial Real Estate Guide, Wall Street Journal, Loopnet, FL Commrex, The Sourcebook Online, Central Florida Commercial Real Estate Society Present it live to the Commercial Real Estate Society of the Board of Realtors a group of 220+ area investment specialists meeting monthly. Advertise it in their investment paper. Flyer backup. Report to you regularly as agreed in the marketing plan. 7 EDUCATIONAL FACILITY Development Leasing Design Build Florida Technical College Orlando, Florida Strasberg Construction and Development teamed up with Chappell Commercial Properties, Lincoln Properties and Emerson Investments to develop, construct, lease and manage this 41,000 square foot educational facility which included approximately 80 rooms as sits on a total of 6.5 acres. This college is located on Challenger Parkway in the Central Florida Research Park which abuts the University of Central Florida campus. This state of the art facility was built from the ground up in less than 6 months.
8 RETAIL CENTER Development Design Build Leasing Management WEST VOLUSIA RETAIL CENTER Orange City, Florida Strasberg Construction and Development and Chappell Commercial Properties developed, constructed, leased and managed this 53,000 square foot retail center which includes 1 outparcel on a total of 14.5 acres. This center is located 20 miles southwest of Daytona Beach in Orange City near the I-4 corridor. Major anchors include; Staples, Dollar Tree and World of Décor. This center abuts the West Volusia Towne Centre.
9 APARTMENT HOMES Development Design Build LAKEVIEW CLUB LUXURY APARTMENTS Apopka, Florida Strasberg Construction and Development principals were instrumental with this $12,000,000, 282 unit luxury apartment community from the beginning of the project. First, the contract to purchase the property was negotiated, then zoning and land use approvals obtained, architects and engineers engaged, construction and venture capital financing obtained, and the vertical and horizontal improvements constructed. Fast Track building methods were utilized in completing the project within 10 months On Time and On Budget.
10 OFFICE Development Design Build PARK PLACE PROFESSIONAL BUILDING Maitland, Florida Entering Winter Park from North Park Avenue, this stunning contemporary office structure was designed and constructed to align with the corner street. The 9,200 sq. ft. building is an architectural masterpiece constructed of concrete, steel, and mirrored reflective glass. The $1.5 million contract to design-build included purchase of the land, retention of the architects and engineers, acquisition of financing, construction of the improvements and leasing the finished office suites.
11 PROFESSIONAL OFFICES Development Design Build ALAFAYA PROFESSIONAL CENTER Orlando, Florida Strasberg Construction and Development developed and built this beautiful 7 building professional center on 3 acres of land just a mile from the University of Central Florida. The buildings range from 3000 sq. ft. to 5800 sq. ft. These are home to many medical offices and other well established businesses. Strasberg Construction and Development used design-build services for each interior buildout to cater to the business owner s specifications.
12 WAREHOUSE OFFICE Develop Zone Design Build SUNPORT TECHNOLOGY CENTER Orlando, Florida This 150,000 sq. ft., $8,000,000 award winning and development mixed use office and distribution center was built near the Orlando International Airport. The facility was the first Silicon Valley inspired building project in the Orlando area.
13 INDUSTRIAL LAND ACQUISITION Design Build Appraisal Finance Fast Track BESTWAY DISTRIBUTION CENTER Orlando, Florida This 40,900 sq. ft., $1,600,000 complex was designed and built to accommodate the client's special requirements for front and rear dock and grade level access to accommodate small trucks, tractor trailers, and step vans for shipping and receiving. Concrete tilt wall and pre-engineered steel building techniques were used in construction and it was built in less than four months. Our specialties provided consulting services for design, engineering, land acquisition, appraisal, interior design, finance, and move in services.
14 INDUSTRIAL FACILITY Design Build ORLANDO AUTO AUCTION CORPORATE-OPERATIONS FACILITY Orlando, Florida This $5,500,000 project included infrastructure and building improvements over a 200-acre site that were completed without interruption to the client's daily work schedule. In addition to the construction of numerous buildings for corporate and operational uses, the project included a state of the art security video monitoring system, design and installation of landscaping, signage, site lighting, and installation of storm water and sewage facilities after the removal of existing antiquated septic tanks and fields.
15 INDUSTRIAL FACILITY Design Build LAS VEGAS AUTO AUCTION CORPORATE-OPERATIONS FACILITY Las Vegas, Nevada The existing and new facilities include over 75,000 sq. ft. of space, plus 40 acres of site improvements, totaling $5.2 million. Renovation and new construction of buildings included pre-engineered metal buildings consisting of an auto reconditioning center, six auction lanes, detailing area, corporate offices, fiber optic security systems, storage, break rooms, restaurant, state of the art environmentally safe paint tunnel, and a 16-station body shop.
16 INDUSTRIAL Land Acquisition Development Design Build Arrange Finance Sale Lease-Back PLANTERRA MANUFACTURING FACILITY Orlando, Florida The overall development was $12 million, 460,000 sq. ft. located on 12 acres. A new 260,160 sq. ft., $7,500,000 facility was designed to centralize manufacturing, warehousing, and administrative activities of the Gale Group Inc.'s international plastic injection, molding, and distribution operations. The 30 ft. ceiling preengineered steel building was part of a 12 acre property that additional manufacturing and corporate offices renovated for. Four resin towers were constructed and a railroad spur was provided for delivery of raw plastic material used for the molding process. There are 24 dock doors and access ramps for receiving and shipping.
